Riner Rentals - Black mold from my bedroom ceiling.

Riner Rentals

I've already reviewed this place on Google but I have to review here as a lot of people seem to…read moredislike this place. I rented here from June 2007-June 2010 as I was a nervous young adult moving out on his own for the first time, hours from home. Dealt directly with Paul who was very friendly, kind, and understanding. His father Bill was also a great guy to deal with. Paul showed me a unit but when he called the office to get the paperwork ready, it had been rented. No sweat - the downstairs apartment would be ready in two months so Paul set me up with a temporary (and furnished) townhouse for six weeks prior to my apartment being available. On move-in day for the townhouse, I got stuck in a traffic jam while driving down from Pittsburgh and was going to miss meeting the utility people, but Bill went above and beyond by being there and handling them for me while I was in traffic. While the townhouse needed some work (apparently the previous tenants skipped out on a lease and left a lot of damages) it was quite adequate for the six weeks I needed it. Hell, I was only charged for one bedroom for one month, so it was a great deal. Moving into my new place in August 2007 was a snap. Got my keys, and even Paul could detect how nervous I was being out on my own and helped point me to various activities and organizations in town to meet new people. I lived in two different apartments with Riner, one near EMU for two years and one in Bridgewater for my final year (before moving to Buena Vista). Anytime something went wrong, it was fixed within 24 hours. Washer quit on me - replaced the next morning. Water heater failed - replaced that evening. Dishwasher broke - replaced within an hour! I can't say any more good things about their property maintenance. As far as the deposit goes, most places don't typically like to give back deposits and I realized this in my years of renting. Their deductions were fair and while I didn't get all of my deposit back, I got most of it. You have to do your part. All in all, Paul and Bill were great to deal with and I highly recommend Riner Rentals for renting apartments.

I would caution landlords entrusting Mike Johnson (PMI) with your property. If you use him, you…read morewill need VERY close oversight. I regrettably used PMI to manage my home while we were away for 2 years. Our contract specified a 9% management fee. After the first few months I realized that they were actually paying themselves 10% and I had to bring this to their attention. I thought it was an honest mistake and didn't think much of it. The bookkeeping 'mistakes' continued... When a tenant moved out, and they were no longer collecting rent, they continued to pay themselves the management fee from my pocket. Again, I caught this and they corrected it. When I finally terminated my relationship with PMI they required $8G to settle their account. After checking my records this did not add up so I disputed the balance. They finally admitted that it was only $2G I owed them to settle the account. They sloppily wrote a 2 year lease with a tenant. In hindsight, this document was full of errors, some specifying a 12 month duration and some a 24 month. These errors were not discovered until the tenant left unexpectedly and we had no recourse because of the inconsistencies in the contract. The most egregious mismanagement was that despite my repeated requests, and requests from the tenant, they failed to fix the air conditioner during the summer months. The tenant was fully justified to pick up and leave, considering PMIs negligence. The air conditioner went down in March. The tenant left in July. When I entered the property myself in September the air conditioner was still inoperable and PMI was trying to re-rent the property! I terminated my relationship with them, and now they are suing me for a $2G balance on the account. I lost tens of thousands of dollars due to their mismanagement and caught ~$7G in attempted overcharges. If this is your cup of tea, by all means use Mike Johnson and PMI.
