I first reported a tenant smoking on a balcony on August 28, 2025, and two months later, the tenant is still smoking on the property. Their responses have been slow, inconsistent, and dismissive. They've used words like "investigation" and "immediate action," but in reality, weeks pass without follow-up, and the violations continue. They refuse to communicate directly with me even though I am the neighbor directly impacted by the tenant's actions, leaving me feeling unsafe and unheard. Braden's tagline is "Bridging owners and residents to create a home." Part of making a home is being a respectful neighbor. If Braden doesn't care about how lease violations affect the people living nearby, that's a problem. In their initial email dated August 28, they confirmed that "smoking is prohibited in any area of the dwelling or the premises" and stated that the issue would be addressed promptly. Two months later, the tenant continues to smoke on the property, yet their recent communication suggests that no further action is being taken because there is no visible interior smoke damage. This shift directly contradicts both the lease language and their earlier statements about taking the violation seriously. I've provided clear, dated documentation of repeated smoking incidents, and it's disappointing that those reports have been met with silence or vague assurances rather than resolution. I'm no longer asking for intervention, but I wanted to ensure the written record reflects what actually occurred. I hope that in the future, your management team applies its stated standards consistently and with genuine care for the communities affected by your tenants' behavior.

I lived at Graduate Court for three years during undergrad. The first unit I lived in (unit 17) had…read morea rat problem. We initially discovered rats living in our trash can (it had a lid and we took it out at minimum once a week. My roommates and I are all very cleanly. We did not have food out or dishes in the sink. We reached out to maintenance and the leasing office immediately and they said someone would be out in A FEW DAYS. There was no sense of urgency. The rats were in our common space/kitchen, which was unusable during this time, and was absolutely a health violation that we did not want to deal with or pay for ourselves. A member of the maintenance team said our cabinets were not closed off at the back and used spray foam to "seal" the holes. However, several weeks went by and we noticed there were MORE rodents, but this time they were in our water heater closet. In addition to a rat, there was also a squirrel. We followed up and requested a professional and they refused to send someone. This went on for months, until my roommate's lawyer dad stepped in and helped her write a threatening email indicating that they violating VRLTA guidelines and that they could get reported or shut down if they did not abide by this code. They finally sent an extermination request form for us to sign, but when the day came, the exterminator did not show up and they ghosted us for several more weeks. Eventually, after a painfully large number of emails and phone calls, someone did come. We hoped this was the end of the rat saga. The following school year we were forced to move out of that unit and into another unit, as they were completing summer renovations. The new apartment (unit 19) was much nicer and cleaner, as it had been recently renovated. However, while I was home for the summer my roommate texted us that there was yet another rat on the stove and it was running around our kitchen counters... GROSS. We had JUST moved in and there was little to no food in our entire kitchen (even in the cabinets). Once again, we called and sent proof to both maintenance and the leasing office and they refused to send someone for SEVERAL WEEKS. It was a literal nightmare, especially for a group of 19 year old girls. They also refused to accept calls from our parents, as their names were not attached to the lease. If we did not threaten to go on the news or report the management company, they would not have helped us.

We were concerned about finding what we wanted within our price range but Jim helped us map out a realistic timeline and encouraged us to stay within our preferred budget for a period of time to see what we could find. Thank goodness we listened to him - he helped us find a house that is PERFECT and negotiated it to our exact goal price. We were using a VA loan and Jim was great about letting us know which houses we shouldn't even consider because they wouldn't meet the VA standard, and what exactly would need to be done at the house we were purchasing to get VA approval. He was spot on every time. Every person he recommended (the lender, the attorney, all the way to the inspection company) was beyond fabulous. Being first-time home buyers we were nervous about everything and they helped us through every step of the process. The lender told us that they wouldn't let us let anything fall through the cracks - and he was right! All in all, Jim made what could have been a stressful process blissfully stress-free. He was incredibly helpful and trustworthy. I highly recommend him to anyone interested in purchasing a home.
