I literally cannot express in words how grateful I am that we chose Jim as our realtor. We were moving to Charlottesville from out of town, so we interviewed a few realtors by video. We were immediately struck by Jim's confidence (and important to us, his comfort with technology). It felt like he was interviewing us, too, which was interesting to us as he clearly wanted to find a good fit, too. When we came to town for a few days, Jim cleared his schedule to drive us around to so many houses. He offered helpful, contextual information about neighborhoods, upcoming development projects, the quality of builders, etc. His local knowledge was invaluable. We also looked through his blog and found lots of great info there, too.
We ended up making some sort of offer on more than 5 houses, but with the aggressive seller's market, our bids kept falling through. Jim stuck through it all and never complained or pressured us to get it together. He went to see extra houses for us, took videos for us, pulled about a thousand comps for us...he was incredible.
We ended up getting under contract, and Jim helped us coordinate our home inspection and was present to film it. He provided great guidance on negotiations. All was well, and we were so excited about our new house...until we weren't. Pretty late in the game, we learned some disturbing information about our potential new home, and it became clear that we needed to get out of our contract. Jim worked tirelessly to make this happen, despite how complicated it was and that it would result in him losing the sale commission. He understood and respected our concerns about the house, and he put our needs first. This situation was one of the most challenging things I've ever dealt with, and Jim was flawless.
After things settled down, we made an offer on one final house, and Jim once again stepped up to the plate to help us negotiate aggressively. Things got a little complicated with an out of state seller and a seller's agent who was leaving for a new company, but Jim was very professional and made sure things went well. We actually moved in before closing, and he was there first thing to greet us. We made it to the closing table (finally), and it never would have happened without Jim. We sent him a card and gift afterward because we were just so impressed, and in response, he made a donation to a local food bank in our honor. I truly cannot recommend Jim Duncan highly enough. Seriously, what a guy. read more
