I was not settled on a single family home versus a townhome, nor was I really married to any particular geographic region, architecture, style or type of neighborhood. I wanted to "see it all" which required Amy do to a bit of weeding and sorting on my dreams in order to figure out what I truly wanted and needed. Taking what little I offered her (which was not only ill defined but subject to change based up on mood, diet and a possible lack of sunlight), Amy worked diligently to get at my true drivers and, therefore what properties would be most appropriate for me. Some of this spade work required her to indulge my desire to look at some pretty far-flung properties, but Amy used this time to effectively educate me on what items would become important to my search, selection and, ultimately, my overall satisfaction. Amy took my feedback and began to deftly draw the funnel down towards properties that would be good potential fits for me. She took the time to really listen and engage with me in the process of finding what turned out to be a great home! Amy also worked tirelessly through the closing process, making sure I was well served and expertly represented right up to settlement. I love my new home and owe it all to Amy's great persistence, professionalism and dedication!

We were concerned about finding what we wanted within our price range but Jim helped us map out a realistic timeline and encouraged us to stay within our preferred budget for a period of time to see what we could find. Thank goodness we listened to him - he helped us find a house that is PERFECT and negotiated it to our exact goal price. We were using a VA loan and Jim was great about letting us know which houses we shouldn't even consider because they wouldn't meet the VA standard, and what exactly would need to be done at the house we were purchasing to get VA approval. He was spot on every time. Every person he recommended (the lender, the attorney, all the way to the inspection company) was beyond fabulous. Being first-time home buyers we were nervous about everything and they helped us through every step of the process. The lender told us that they wouldn't let us let anything fall through the cracks - and he was right! All in all, Jim made what could have been a stressful process blissfully stress-free. He was incredibly helpful and trustworthy. I highly recommend him to anyone interested in purchasing a home.

If you are looking for a realtor to find your perfect home in the Charlottesville area, look no…read morefurther than Deborah Rutter with Nest Realty, www.nestrealty.com. Deborah is the ultimate professional, with stellar communication skills, detailed knowledge of the region, with the ability to help even a novice home buyer learn about the process and shepherd one through to the final purchase. I was returning to Charlottesville for my retirement, after being away for nearly 25 years. Deborah provided a comprehensive overview of the entire area during several visits (at my request). Since I was downsizing and did not have a clear view of what I desired, Deborah showed me the full range of options, including everything from downtown apartments, new developments with townhouses and condos, free standing houses in older neighborhoods, as well as rural properties. She provided a wealth of information with countless details, serving as an exceptional tour guide in the process, which is exactly what I needed initially. Deborah was able to answer every question I posed and she was always a step ahead in anticipating the information that would be helpful to me in making decisions. She asked questions and got to know me well, and I came to have total confidence in her ability to help me find the best living arrangement for my age and situation, recently widowed. Deborah shared information about the Charlottesville realty market specifically, describing what was unique about the area, the ideal time frames for buying and selling, the pros and cons of given living situations, home owners associations, etc. In addition, she educated me, again at my request, about the home buying process in general and the developers, builders, and contractors in the area. With this information I felt better able to make competent decisions, armed with specifics, not simply general feelings. The saying, "knowledge is power" held true in that I felt more self-assured of my decisions with the specific information that Deborah provided. After each visit, I was armed with new knowledge that led me to have further follow-up questions that Deborah was invariably prepared to answer. After this comprehensive process, Deborah helped me determine exactly what I wanted from a home, and with that information, she found the perfect spot with all the features we had discussed at a price that was reasonable. As regards the contract and purchase process, Deborah again demonstrated that she is an expert. The steps involved were explained in detail in person, via phone calls, and emails that provided everything I needed to know. The home inspector she chose carried out a meticulous inspection in our presence and he used the process to explain all aspects of the home: structural, electrical, plumbing, etc., with Deborah asking pertinent questions to make sure I comprehended the entire process. Recommendations were made and Deborah assisted in making sure all necessary repairs were completed. She handled the entire negotiation process and we came to an agreeable price without delay. All necessary documents were sent promptly, and an on-time closing went without any issues. I will use Deborah Rutter again to sell my home in 4-6 years when I intend to move into a senior living community, and I look forward to working with her again at that time since she made the entire process flow smoothly.

I worked with Ashly for numerous months to purchase a home remotely prior to relocation to Charlottesville. I had some familiarity with the area but relied on her to assist in finding a property. Ashley visited the property and assured me it was exactly what I was looking for. What she didn't tell me was it was remote and at least a 40 minute commute to downtown Charlottesville and none of the photos Ashley provided showed the massive septic tank system and the propane tank with peeling paint, despite the home only being 3 yrs old! I trusted Ashley to do the walk through at closing and she said it was fine. In reality the property was filthy and the previous owners left garbage and items in the home. I ended up selling the property six months later because it was such a bad fit. Buyer beware-Ashley is not your friend!

I was ready to down size and simplify. But did I have it in me to go over that mountain of putting my home on the market, finding a home I love and moving? Ug. Then I made the best decision I have made in a long time. I called Jamie Kay. I just wanted to gather some info, ask some questions, and stick my toe in the water. Before I knew it THAT SAME DAY Jamie was at my house creating a punch list of things to do before putting my house on the market. She also set the date in order to keep me motivated to complete that list. So I did. Jamie is also a popular photographer in town, so when she showed up to take pictures for the listing I knew I was in good hands. However, when she sent me the photos I couldn't believe how beautiful they were! My home looked worthy of a magazine! I wanted to buy my home! The big day came, and I prepared myself for a long summer of keeping the house tidy and ready to show. A week later I had an interest, then an offer, then a contract. WHAT? I had to find a house I wanted to buy....and fast! I gave Jamie a pretty clear idea of what I was looking for, and I could tell she was listening. We looked at many houses, but like goldilocks....they just weren't "right". What happened next is hysterical! Jamie found the home of my dreams, and it wasn't even ON THE MARKET! Then she sent me to the BEST loan officer, the BEST inspector, the BEST closing attorney, the BEST plumber, you get the picture! And all of the documents were managed thru Docusign, which allowed me to review and sign everything from work. She did all of this but I never felt pressured or pushed, as she has an easy going personality that kept me relaxed and calm through the entire experience. This experience took "customer service' to a whole new level. How often do you get to say that? I moved into my new home in July 2013. My home should still be on the market right now, but its all behind me! Thank you Jamie Kay! You have no idea what a difference you made!
