Lakes Property has managed the condos for our Lake Geneva condo association for over ten years. I…read morehave observed Lakes Property, under Ryan Southwick's leadership, steadily improve with time and experience. Ryan cares about the people he serves. He has been there for my unit through a few serious water-flooding issues. If something needs to be done and if it is clearly the responsibility of the association, Lakes Property has an assembled team of competent maintenance workers take care of it. If staff is not up to the proper level of attention to great detail involved in managing many condos associations and apartment buildings, I see Ryan Southwick eventually become aware of it and they are replaced if not keeping up with their responsibilities. I also see that Ryan tries to keep association costs in mind in helping the Board plan yearly work projects and budgets. My suggestions for improvement are that Lakes Property workmen identify themselves as being sent by Lakes Property when they are doing unscheduled maintenance work in the buildings. Also, office staff continue to not send important notices by email, even after being contacted and given the corrected the email address. Staff needs to communicate and call the client back and not assume the next person will, etc. Overall, I am pleased with Lakes Property representing our condo association and the improvement I have seen over the years.

I hope you are seeing this, Stacey Akerley. Apparently to her, you can get threatened and harassed by your neighbors and it's just fine, no action will be taken. This company is a joke- if you ever think about renting or owning a property through them-RUN!!!

In a perfect world a PMC should be about doing the right things for the right reasons. I recommend hiring property managers that are ethical and truthful. Yes "men and women" are not good for an HOA! HOA's need a PMC to be the voice of reason, balance the budget, speak to board members from experience and inform them when spending is out of control and dues might double. Provide feedback regarding legal and what if scenarios so that Boards can make logical and informed decisions. The reason I dinged them 2 stars- A ticket was put in, MPC took 12 months to repair the issue, but with the understanding that the previous property management company did nothing at all.The other ding MPC get's -Allowing a dictatorship with out of control spending that caused huge due increases over 2 yrs. instead of being honest with the board they sat there and allowed it.
