Overall, I have been extremely happy with the service they have provided. Truthfully, I had never rented my home before and was unsure what would be required or involved. Luckily, Legacy Property Management came thru in every way and has made the entire process seamless for me. My initial contact with Legacy Property Management started with Steve coming out to my property to personally discuss my needs regarding my home that I wanted to rent out. He was super helpful and answered all my questions as well as walked me thru the entire rental process. LPM was the only management company that offered to meet in person as the rest that I had called wanted to give me "estimates" over the phone without having ever seen my home. Steve was very personable and was someone I felt comfortable chatting with. Afterward, I've been very fortunate to work directly with Wayne who has been fantastic. He is a professional and very knowledgeable and you can tell he has many years experience in this industry. He promptly answers my email concerns / questions. He has been on top of my tenants requests and reaches out to me when only absolutely necessary. Otherwise the entire process has been hands off which is exactly what I wanted. Now that the 1st year is almost done, he's been proactive on the renewal process and provided his professional recommendation on next steps. Also I have to add that Wayne made the tax season easy for me and provided all the necessary documents promptly. I highly recommend Legacy Property Management to manage your home rental. I definitely stand by my 5 star rating.

Leonard and his team achieved just that. There were a few times that extensive repairs were required on the property and every step of the way I felt that things were being taken care of swiftly and thoroughly. When it came time to sell and the property was handed back over, it was left in pristine condition. This speaks volumes on Leonard's positive relationship with the tenants and his care for the property. I wholeheartedly recommend Leonard and Up Property Management to handle your property.

One of the most frustrating rental experiences I've had, largely due to how this was handled by…read moremanagement, specifically Christopher and David. The unit was listed at $4,200. We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

What followed was a wonderful 4 year living experience. Beginning with the introduction to the property, the application process, the residency, and ultimately the transition out...I felt supported, and treated like a person, and not a tenant in a ledger. Alysha was my rock star; effortlessly blending professional attention with genuine service and care. Really, the entire team was superb at that. Consistently, Martin Investment Properties addressed and corrected any of my maintenance concerns with speed and scheduling convenience. Mostly, any delays of service were the product of an inconsistent HOA process, and not the fault of the management company. It speaks to their business that they also partner with skilled, highly professional vendors. I truly would've loved to continue renting through this company, but sometimes Life makes you change. Which is where I really felt valued as a client: The transition out. When the owner of the property needed to make a change in tenant, MIProps worked with them to give me a fair and timely exit strategy that worked for all parties. That ALSO speaks volumes about a company; the way they treat you, when they have little to gain from it. To you, reading this, I hope you always have a warm, cozy place to call "home," and that (if you need it) you are blessed to have as positive an experience as I had, with Martin Investment Properties.
