    Let me see how can I possibly sum up my experience with WSR property management? A few words come…read moreto mind .....dirt ball, greedy, unfair, hidden fees, overcharged and under serviced. I think initially my experience was good as far as being able to get into the property easily.. but almost immediately things took for the worst. The property was advertised at a certain price, but then I was absolutely forced to pay their renters fee which was high. This was on top of the rent and not included on their ad. But desperate as I was, I had to deal with it, which was fine but just so you know $50 a month on top of my rent so that they can cover nothing a regular renters insurance would. Then came to move out. They charged me an early contract termination fee, even though that fee is supposed to pay for advertisement and resources to find a renter to replace you. They made me find my own replacement and still charged me But once again, my own desperation get out of the property, led me to essentially just accept it Then, just in case they weren't bad enough, they then charged me $200 to fix a missing plastic handle from the sliding glass door. Now I understand times are hard but they somehow someway turned a five dollar piece into $200 and the excuse was that's what the maintenance guys charged to go out there which maybe it's true maybe it isn't but the part that really got me was I requested them to fix it almost a month prior to moving out When I told this to the head of WSR, he essentially shook me off and said take me to Small Claims Court. I always win wow. Now, thank you for showing me how you guys really feel. I took tremendous care of the property and was treated like a piece of trash. These guys have absolutely no heart and will lie straight to your face. All they care about is nickel and diming the little guy. You guys are pathetic you could keep your $200.

Very unprofessional, not reliable at all. Scott Langer you are supposed to be management and you don't return people's phone calls or emails!!! shame on you you should be replaced for not doing your job! We are so unhappy and so fed up with "WSR" that we are planning on selling and moving! We have lived here and have been proud owners for a decade, but when "WSR" property management took over everything has gone downhill like I said you people don't even return a phone call or emails just ridiculous and so fed up. No one should have to deal with this. Your company should be closed.

    My name is LaTasha and I reside in Perris, CA at a complex run by Real Property Management…read moreIntegrity of Riverside, CA. During this time of year, an inspection for Section 8 housing by The Housing Authority of Riverside takes place. It is suggested by housing to make any concerns for repairs known so that you are not failed by the inspector when they arrive. I was sent a notice from the complex on 8/22/2023 saying the inspection would be on 9/7/2023. The complex had done their inspection in about February of 2023 and I mentioned that there had been a mouse and believed it came in from behind the refrigerator. The manager told me that it did not make it uninhabitable. I bought poison and ultrasonic pest plug-ins. I did not know about a hole behind the stove until the stove repairman replaced the stove in July or August 2023. He mentioned of a hole that was big enough for a mouse in view of the manager's husband, who was assisting him, who said he would let his wife know. I know this may seem confusing but I have been told by The Housing Authority that we have the right to ask for repairs and special inspections. This complex knew the inspection was due and I took every pest control measure going forward. After the hole had been found it should have been covered like the manager's husband said. My family and I are now being evicted for following the rules set forth by The Housing Authority and have to combat retaliation from the complex. On 9/11/2023 the site manager asked if we had a key to the mailbox. I told her no; in all the time we lived here we had to get it from the post office. The next day she came back asking me to sign a rent increase. She said she sent one to me and The Housing Authority worker and that nothing else would change. I checked my email but there was nothing, so I signed it because I did not want to be in trouble. When the date came, the housing inspector Malcolm Elliott was a no-show and when I called to inquire I was told he had a family emergency and someone would call me back but no one did. I sent an email to a case worker letting him know, as I did not want it to appear that I did not comply. The inspector Xavier Gomez for housing came on 9/18/2023 and the unit failed because the hole in the back of the stove was not covered. I was given a re-inspection for 10/02/2023. On 9/26/2023 the manager came and said the pest control man was coming the next day to fill and patch the area but about two hours later we got notice to vacate from Kristina Rupright. This was before the re-inspection and sight unseen by any management. On 9/27/2023 we learned from the pest man it was just a smudge behind the refrigerator after everything was moved. That same day, the opening in the back of the stove was filled, covered, and a trap set. On 9/27/2023 my worker had already sent a relocation packet and termination of contract. On 9/28/2023 management came and took pictures only at the back of the refrigerator. That same day, Kristina Rupright sent an email confirming that the repair was done. On 10/02/2023 the re-inspection was done and we were told we passed, again by the case worker and by the inspection company. I don't like fighting and don't need enemies but I will speak up for myself. I have only spoken with Kristina Rupright twice and it was some time ago and also during an inspection. At that time I was told by the inspector not to sign anything until repairs were done. It was during this time I was told by Kristina Rupright that if I did not expedite signing documents my family and I would be made homeless again, she was so cold. I believe this is why I am being retaliated against.

Her guidance in various situations is very helpful, especially right now with Covid-19. I chose to use her service for an unusual situation where my mom lives in the front house of the property which is not managed by Beth. I am not new to managing properties but I don't live close by and it was too cumbersome to manage the back house myself. I feel bad for not writing this review sooner. Honestly, I forget I am using her service most of the time, which is exactly what makes it excellent.

He has an easy can do approach when issues occur and it's always a pleasure to work with him to get those solved. He always makes himself available if any questions or concerns come up and if he's not available, he gets back to me usually within the same working day if not next day. Definitely someone you want on your team when you're entrusting the management of your valuable property.     I am an owner and I deal with a lot of property managers. If I can use 3 words to describe…read moreprogressive property management, I would use "drag", "ghost" and "cheating". Unitiey and Cecilia are the two leasing managers I worked with and they suck. I'm risking my payout by writing this. I still have not got a penny from ppm after a week the cashier's check was deposited to ppm's account. Unitiey did great photos and great listing description and hosted 2 open houses and was able to locate a tenant for me within 3 weeks. I acknowledge her effort and give her credits for great marketing skills, but I scold her for missing most important point of being an owner's representative. She 1st didn't send out an inspection report before releasing keys. And I was told she would send out on 2 days before moving in. 2nd she released keys without my approval and without a renter's insurance policy in place, which were all agreed upon in lease. 3rd she omitted checking the interior of appliances and omitted dirty and unclean conditions of the fridge and then later on after moving in told owner it's "damages" in her inspection report sent 5 days after moving in .this is ethical issue more than breach of fudiciary duty. If she knew the issue, whyndid she release the keys unauthorizedly? if she omitted the issue, why did she use tenant's provided photo in her report. She is literally cheating on her inspection report. During the process, she asked me to reduce price because people is withdrawing their application, and 20 minutes after i said fine, let's reduce price, she told me ok, we have an application. She literally withhold that application information to push me for price reduction. When i confronted her boss about this, her boss explained that those 2 candidates didn't meet my qualifications requirements because I prefer dual income and no pet. I 'm like, they have 680 plus scores and have 3x income and they have enough qualifications and visited open houses. they are way better than the recommendation she made which had 2 collections and 634 fico. She even missed 1 collections from this candidate and she calls thos 680 plus one not "qualified " ? Cecilia's story is simple. she is a ghosting expert. Last week, because of unitiey's ommition of the fridge condition, tenants wanted to have a replacement fridge. So i drafted the fridge addendum and asked tennats to sign. One signed last week and the other one hasn't. I constantly asked her to remind tenants to sign promptly so we can move forward with an agreement and tenants can have the new fridge. From friday to today, no response from cecilia and my movers showed up at the door and wanted to have access. called her texted her and again, no response. had to call her office front desk to get connected to her and again she said she doesn't know about the signatures. I had to drop by and we heard water is running inside of the home, side gate was open, and water meter was running and had to text her and advised her this is an emergency situation. we got in after notifying her. and she then texted me I didn't give her 24 hour notice. Come on, imhave been asking for approval since last friday and she ghosted me like forever . i am done with progressive. btw, when you have minor issues and you need help. the entire office was just silent and owner would ghost you as well. Deven was the only one that can actually get things done and tried to help. he had to jump in to draft the lease and unitiey and cecilia would play ghosting whenever i really needed help. I mean, tenants are great qualified tenants and what they asked are reasonable and understandable. they were filtered off by progressive and I basically did all the screening myself because progressive failed to do their job. Btw, progressive sent me termination notices after their own omissions on inspection. I said fine, I'm gonna terminate you and are you open to do it by end of this month? deven said fine on the phone. When i actually switched the pm, cecilia said you didn't give me proper notice. I'm like, what the ?!! you terminated me and now you are complaining i didn't notice you..
