I was already a tenant at this property for more than a year before RAW Property Management took over. My experience changed significantly after the management transition, particularly regarding additional charges, communication, and maintenance.
My monthly rent is $685.50. RAW's ledger shows a $14.50 administrative fee added in July and a $50 three-day-notice service fee. In August, their ledger shows an ACH payment of $685.50 on August 4, along with a separate transaction that was later reversed for NSF. A $50 NSF charge was then added on August 6.
September is one of my biggest concerns. RAW's ledger shows that I paid $735.50 on September 1, which was $50 more than my $685.50 monthly rent. My bank records show RAW withdrew the $735.50 on September 2. RAW's ledger then shows a $50 late fee added on September 6.
I disputed these charges in writing and requested the contractual basis for them. After realizing one email address was a no-reply address, I sent the dispute again to an address I had previously used to communicate with RAW. I did not receive a substantive written response addressing the individual disputed charges. On September 17, however, management contacted me regarding renter's insurance.
Maintenance has also been an issue. I submitted two requests regarding a cockroach infestation and received no response or treatment. Approximately 30 days later, I submitted another request stating that I would contact the health department if the infestation was not addressed. Approximately six hours later, I received a call arranging extermination. Treatment helped for a week or two, but I am still finding baby cockroaches.
The two earlier unanswered maintenance requests are also no longer visible in my maintenance history. I did not delete them, and I am not claiming to know why they disappeared.
I have retained my lease, RAW's ledger, bank records, emails, maintenance information, and photographs supporting the events described above.
