It only occurred when the weather was hot. Basically, only summer afternoons. We had PG&E come out repeatedly and they could not find the source. We spoke with plumbers and other heater repair companies. All of them told us that it was not our heater; that we were wrong about the inconsistency of the smell. That gas leaks are only consistent and would not happen only when it was hot. We were told that we must be wrong. We felt like we were going crazy. Until we called Bay Area Water Heaters and Dave came out (with a whole crew). He took the time to inspect our heater and said yes, this slight gas smell on hot days is something he had heard of. It was likely due to an old valve within the control panel. He walked us through our options but ultimately suggested replacing the entire heater. His team was able to do the job right then and there and at a reasonable rate. It was completed within the hour. And sure enough, no more gas smell in our garage. Dave and his team were amazing and incredibly professional. We will be using this company again.

I understand that cancellations impact a schedule, so I remained completely calm and polite throughout the conversation and paid their full cancellation fee immediately without hesitation or dispute. Despite complying with their policy right away, the owner became hostile. He lost his temper, raised his voice, and berated me for how much the cancellation hurt his business. A cancellation fee is meant to cover lost time--it is not a license to yell at and lecture paying customers who are speaking respectfully. Handling ordinary business interactions with this level of aggression and emotional volatility is completely unacceptable. I would strongly advise against dealing with an owner who treats customers this way.

I had a very easy experience getting an on-site quote. I received 3 quotes for this job. 2 quotes, including this one, came in around $7100. I went with a third one at around $6700 (which included an additional mixing valve) and am very happy with my decision. Overall price was not a big part of my decision, but brand of water heater was. After doing some research online, the most recommended brands are AO Smith and Rheem (GE). Both higher quotes were for Navien, which has only been making heat pump water heaters for 1 year, but I was told that it is the most reliable brand. I did not understand how this claim could be made, given how short the duration of evaluation for this product. Even the worst appliances usually work for at least a year. So I requested a quote for AO Smith or Rheem, which I did not get. I'm not sure why my brand request was not honored, but it made me question whether I should go with a company that either has communication issues or maybe some type of deal with Navien that I was not informed about. Many water heater installers are preferred installers of certain brands, which means they can get better pricing, etc. I did not want to be a guinea pig for Navien.

This review is in response to the service call performed by Todd today, Sept. 16, 2026 over my…read moreconcerns about my rising water bill over the past several months. Three months ago I caught a leak in a drip line when I went searching for reasons for a high bill. I had a landscaper check the system as well. And I had checked under the house and all was fine. The bill settled down again. Then the water bill seemed to spike again in July when I was out of state for 24 of the 32 day cycle. I called the water company, they found a leak at city side and while they were at it replaced the meter with a new digital meter. The tech said that the leak wouldn't have been big enough to largely impact my bill. I went out of state again. This month when I got my statement it was double the previous (thought to be high) bill. We're talking about a $467 bill up from $164-$192 summer range. I called the water company again. The response is that the new digital meters are 100% accurate and that I had actually benefitted from an old, poorly functioning, most likely clogged, meter. It would have been nice if there had been a gradual uptick in the bill, but this was a 100% plus increase. When the tech came out he told me all of this and said that the state is under orders to change meters to digital within the next two years. People with old meters should beware! I still called Barnett Plumbing to do a general review of pipes, meter and faucets for the house, just to be sure that I was checking everything. Todd did the review and was kind enough to check in with the office. I was not charged for this call. Barnett Plumbing is maybe not the cheapest company out there, but my experience has been that they are ethical, have highly trained techs and do good work. I have used them in the past to fix a bad valve in a bathroom tub, install a new sink in the garage, replace the garbage disposal in the kitchen and install and/or change out exterior faucets on the house. Fast forward a year later, I had them out for regular maintenance and the experience was completely different--in a good way. Scheduling was smooth, communication was clear, and the technician showed up on time, was professional, and did thorough, quality work. The system was checked carefully and everything was explained in a way that made sense. I really respect a business that listens to feedback and improves. While the initial install had its challenges, the follow-up service showed real accountability and commitment to customers. Based on this most recent experience, I'm comfortable continuing to use them for maintenance and would recommend them, especially knowing they stand behind their work.
