Ram Jack inspected some cracks we had in our masonry, and the employee was very honest and did not try to sell us something that he did not think we needed. He said to caulk them and keep an eye on them. Another company wanted $7,000 to repair. I truly appreciate such honesty, and should we ever need piers, Ram Jack will be on the top of our list to call. read more

THIS IS A CLASSIC BAIT AND SWITCH. The Ram-Jack salesman quoted me $1,200 to lift up my cement patio and assured me of their amazing technical ability. I asked can they lift my cement patio up without risk to my over-hanging patio-door sill-plate? Absolutely, they are able to tweak the lifting of any cement patio ever-so-slightly. Then I get a contract in the email for $1,500. Not happy but I signed it. When the "technicians" came they lifted portions and then were afraid to lift other portions for fear it would not go well. Then they came back with a price to complete the work that was almost double what I was quoted! In the initial phase they actually busted some of the brick perimeter and lifted only that part far higher than the area around it, permanently. Now I have this broken brick sticking up and an area that they "were afraid to lift up" for fear they could not do it right. All of this is the exact opposite of what I was promised. So to get the work completed properly, I held back on my payment. After a long period of telephone tag I was able to line up a date that worked and a guy came out stating he was their "Manager". He started with a tough-guy demeanor as I showed him the shoddy work his installers performed and then told me "how do I know whats under your concrete patio"? Given he does this for a living one would think he could look at a patio and have a pretty good idea of what the hidden structure is underneath it. I told him that when he repaired the damage that his technicians did to my patio, lifted the other area they were supposed to and then filled in all the empty holes his guys drilled in my cement patio, then I would pay my bill. His comment was, "I have heard all I want from you on this issue, and I will get back to you". He then took a couple of photos and stormed off. This is a bait and switch deal from the beginning. Oh, and when I showed the guy the damage and told him that I expected his team to fix it or pay someone else to fix it, he told me to "read my contract", implying they were allowed to damage my property with no consequences. There is much more like his "technicians" snuck out and left without asking me to look at their finished work, which they didn't finish, and more. I had previously called and spoke with another lady on July 11th who was very nice and accommodating and I stated I would need to call back to confirm date. One star is too much. I called Ram Jack 3 weeks ago to schedule an appointment to check a leak in my basement. They scheduled me for Monday August 12, 2019 at 02:00pm. Today Monday August 12, 2019 no one showed up to the house or called me about the appointment. I finally called them at 2:16pm to see what is going on?. They told me hold on let me call Luke who supposed to come to your appointment today. I was on hold for ten minutes then the guy said sorry there was a mix up. Luke did send us email for us to reschedule but we did not get to it yet. They can schedule me out for another 3 weeks out in September. I told him I called three weeks ago and been waiting for this that long. No one called or bothered to contact me. I do not want to do business with you. I will take my business somewhere else. What a sorry no professional company. Extremely unprofessional and lucky I did not do business with such useless company. I will spread the word about my experience with them. read more

We contacted RamJack about some cracks in our brickwork. Almost $10,000 later and we can't even tell a difference from before they were there. Except that there are now two ugly silver pins on the back of our house. And of course, they had to go much deeper than originally quoted, which make me wonder if that is usually the case. $1,400 to remove steps, which my husband said he would do. They pushed him out of the way and proceeded on, claiming they didn't have time to wait. Although, that didn't take away from the extended lunch break they took fishing from our dock with our poles and equipment. Attempted to contact the rep but got nowhere with him. Will definitely not use them again and as a real estate agent, I will not refer any of my homebuyer clients. And the rep had nerve to talk junk about JES, when in fact, they turned out the same way. This is my 2nd experience. Was a repeat customer. If using, make sure the person doing the estimate really does a good job. Mine was in and out in five minutes, I thought he nailed whatever was wrong. Thousands of dollars later I have gear under my house but the root problem I called them about is still exactly the same, no different at all. Ram Jack provided prompt and professional service to us. We had 2 areas of concern due to sand/soil erosion around our house. They sent Landon Llewelyn out to prepare the bid. He was efficient and did a good job of explaining the basis for projected repair. He sent the proposed repairs to engineering for approval and had the bid to us the same day. We scheduled the repair. They showed up on time and completed the repair on time. The crew led by Jamal Ray were courteous and explained what they were doing. They answered all of our questions. My husband and I were thankful they honored my lifetime warranty that I bought with the house. When they first came to my house to fix the foundation in 2008, some how they did not install 4 supports under the house. My house shifted quite a bit since then. It took a while but they came back and were honest about the work they did in 2008 and put the 4 extra supports in. My husband had to stay on them with lots of calls but again, they did honor their life time warranty and we were very thankful for that. Edit: We had the drainage redone because of moisture/water in our crawl space- This moisture was possibly made worse from the foundation piers that ram jack put in (according to our drainage contractor(along with tree roots.) ) When were they going to tell us that this may happen? We had to have our entire drainage system replaced plus the holes near their foundation piers had to be filled and sealed by our drainage contractor. Our walls/floors were shifting even more after ram jacks work..because of this moisture in the crawl space. If you own a home in Downtown Durham you have to really watch for the foundation shifting. Shouldn't a foundation repair company go over all these details with you and inform you of what you need to do to have the most stable foundation..?Ram Jack just did not spell it out for us ... and that's what we needed... Perhaps they went over it in detail with the man who flipped this house. We needed this information transferred to the new home owner. read more

BAIT AND SWITCH I called Ram Jack of Durham, NC to check on some work they had done in 2007, installation of Helical Piers to support the foundation. I asked the rep, who was sent, about a drainage system to move the water from my house. The Rep, Mr. Kline, who suggested the installation of a "French Drain" type system, was an account representative, not an engineer. He told me his vision of the installation, a crew and equipment to do the trenching, PVC pipe designed to keep the mud from clogging it. He showed me how far into the yard the piping on either side of the house should extend to redirect the water, approximately 40 feet on each side. He quoted me $1,250.00 for this installation and said since the company was coming to check on warranty work done from 2007, I was getting a bargain because Ram Jack will not do jobs that cost less $2,500.00. I agreed and signed a contract, thinking the workmen would have the details. On Sept 3, what I got were two young men with shovels and two rolls of solid PVC pipe, cost of pipe is about $50.00 at Home Depot. Utility lines had not been marked by the city and have yet to be marked. The men dug anyway. They dug about 30 feet of trench that was about 10 inches deep. They were here from 9am to 3:30pm. I paid them the full amount and they left. When I checked on the installation, on one side, water would have discharged directly onto my wooden storage hut. On the other side, a rock was put in place at the end of this 20 foot section, which would puddle less than 10 feet from my foundation. I called the general manager, Mr. Sykes, and the salesman. I was told in so many words, I should have read the contract more closely and that there was nothing they could do about it. They did send a supervisor and the two men to look at it. They extend one trench and piping 20 feet, in about 1 hour, and on the other side they laid 20 feet of piping on top of the ground. I paid "French Drain" prices for inferior material and work. On Oct 1, 2019, I get a call from their accounting department asking for payment. I told them that I had paid in full at the completion of the job on September 30, 2019. Two days later, I got a paid invoice, dated July 30, 2019. What would have happened if these diggers had hit the gas and electrical lines? Is the salesman qualified to check on helical piers "engineering work" done in 2007? I compared the Ram Jack contracts, 2007 and 2019. The one from 2007 was well written and a detailed drawing included. I had no reason to think I would be getting shoddy work this time. I have to trust the company to be honest with me. Horrible company. Horrible service. In the process of buying a new home, we found a crack in our basement floor. Ram jack was hired to fix it prior to our closing. Ram jack told us all work had to be approved by the city and they would provide us with all measurements prior and following stabilization of the house. They lied- the city was not involved. They didn't give us any details of how the house was stabilized nor did they fix the crack. The patio had to be done 3 times and still looks terrible. Not pleased. They estimated two days to complete the work. On day one I left to go to work and a friend was watching the house. They announced to my friend that the job would be complete and they wanted their money. My friend called in a panic and I told him to tell them that I am not paying until I visually see the work complete and I would be back the following day. That was not good enough for Ram Jack they called quoting the contract and said that i was required to pay when the work was done regardless whether I see the completed work or not. They were rude and came close to abusive. I was being bullied to pay for work quoted for two days - done in one - and work I never got to see complete. I refused and needless to say they wont be back. Turns out they (their workers) were bad mouthing me and my house to other workers on site. So. Do not use this company! Nightmare! They sent someone out who was a salesman, NOT a structural engineer, they did work that did not need to be done and did nothing to the area of the house that needed work, all for the low cost of $8000.00! If you are not a structural engineer, which I am not, you wouldn't know any better. Now we know! Stay away from this company! Save yourself some money and hire someone else! DO NOT USE Ram Jack! We had RamJack encapsulate our crawlspace. We thought this was a reputable company. WE WERE WRONG. They scheduled us a month and a half out. We took time off of work to be present when they came. They called late evening the day before they were to come to say the material had not come in yet and they would not be out the next day. When they did come no one ever came on time. We were told when they got there that we needed another outlet ( our contract said we only needed one) so we had to hire the electrician again to have another outlet put in. We where told we needed a sump pump alarm which was never mentioned at contract time.They put the sump pump in upside down. The guy in charge never showed up until a week later. We had in the contract to have a new door put in. They sent a carpenter out who cut our old door smaller and lined the outer edge. When we complained the sales guy said he would take care of the rest of the bill. Then we get a threatening letter from the owner to pay up or else. Never did he call to ask what was happening. He had been fed a bunch of lies and did not have any of the facts correct. It took four tries to get the manuals for the sump pump and the dehumidifier. The drain for the dehumidifier had to be fixed. It took three times to get the proper alarms put in. Two times to fix the sump pump. and When the humidity was too high some one was to come out and check it. Which we were told they did and all was fine. Turns out We had to call the dehumidifier company to get it set correctly because RamJack had it set to not run at all. We have never seen a company so poorly run. Lacking in communication. Back stabbing each other and lying. The owner is greedy and cares nothing about the quality of work. Which by the way there is no quality in their work. read more

I have an older home w/a basement that leaked profusely every time we had rain. Working w/the folks at Ram Jack was delightful from start to finish. I had estimates from 6 or 7 different companies and the Ram Jack sales rep was very thorough and even came back during the work to check the progress and make sure I was being well taken care of! The crew was very polite and hard working and were quick to answer any questions I had during the process (even when I forgot their answer and asked the same question more than once!). They made as little mess as possible and cleaned up after themselves before leaving at the end of the job. After having a leaky basement for over 10 years, I can now sleep peacefully whenever it rains. I would highly recommend them to anyone who needs foundation repair work done. read more
