His team built a covered 16x20 deck, two patios, added new fencing, did lots of ground prep and drainage work, installed pet friendly walkways and artificial turf, and helped beautify our plants/trees. Luke handled all of the planning and signoff with the architect and city on the deck design. He helped make sure the design would actually look really good when built, and when issues emerged with the city's requirements for the permit, he worked diligently to get it all resolved. Luke also went boulder, paver, and plant shopping with us. He made sure what we picked would actually work, and once we picked something out, he made it happen. Luke handled so many of the planning and logistical details for us, was super communicative throughout the process, and gave us lots of ideas to address challenges we were facing in our original space. He was a great listener and continually adjusted the plan to make sure the design fit our aesthetic and functional goals. His team also took such great care of our space. Such thoughtful design and attention to custom details. When we were on the fence about decisions, he'd help show us what either looked like, so we'd feel good about the decision. I wanted to do a modern look like one of the decks on his website, but the city's permitting process was somewhat elongated, in part, due to the access being all remote during COVID. Communication throughout was excellent. Samantha checked in every other week while the permitting process dragged on. Some of the city's unique requirements were untenable (and odd given the same design is permitted in surrounding areas), so Luke suggested a more conventional railing. I was able to redo the HOA approval pretty quickly thanks to materials supplied. The work itself spanned two weeks. As it's early season, with short daylight, the crew came out around 11am, staged their workspace, and finished up around 3pm, cleaning everything up after each day. Luke was mentoring some of the younger folks, ensuring they learnt and did solid work. In the end, the city's inspection was anticlimactic. Very pleased with the results.

I did so and he then followed up with an on-site visit. He took some additional measurements and we discussed some ornamental details that might be unique to my yard. Later that evening, he sent me a sketch of the proposed iron-gate with intricate details, just as we had discussed, and an estimate. He even proposed installation within about 5 weeks. To name some specifics on what went wrong: -damaged my table and took over 4 weeks to repair -big delay on the project (3-4 weeks late on a 5 week project) -Sean said he'd be at my place to accept a delivery and did not show up, so I had to rush there during the work day -Left my sofa outside which partially got wet from the rain -Blamed me for the kitchen not fitting the microwave and refrigerator correctly even though the links I sent him for the appliances described the depth needed for the appliances. Microwave and fridge still do not look great -took months to get a receipt -Poor communication (Had to communicate with a few different people rather than just Sean and it was oftentimes a delayed response) The project was completed and within budget, but cannot give higher than a 2 star review for the reasons above. We had Braden as a project manager from 3 Brothers and Haley as the sales contact. We had a…read morereasonable quote for a deck with Timber Azek plank material, metal and cable railing, water proof under deck, and cedar slat under deck ceiling with canless lights. We increased the dimensions of the deck before the project started, and they were very good about accommodating the changes and the price. The waterproof deck was completed by cutting the joists and a slope and installing plywood with torchdown roof sheet on the plywood that slopes to holes running into a gutter, then placing cut angled joists back on top of the plywood and leveling it for the planks. It seems like a pretty robust waterproofing system, and they did a pretty good job with it. The overall deck was completed pretty well and good job site clean up and siding replacement. There were just some small detail issues with the job, including some loose planks and a big gap in the middle of the deck (greater than 0.75 inches when cold). There is supposed to be a gap for thermal expansion and contraction, but we were left with a pretty huge gap for part of it and the plank was on the very edge of one of the joists. We also had one of our planter boxes damaged by a truck that completed the job, which we were told would be replaced. There were also some other final questions of things around the job, for example we had a french drain maintenance inlet pipe opening and it is missing after installing some of the concrete foundation for a couple posts. I'm hoping that the french drain system that some of of the posts are over were not damaged, so I will need to watch out for that. They kind of ghosted us after the job and never addressed the final issues despite multiple attempts to contact them, leaving a voicemail and message communication on their builder site. But, they also didn't collect the final invoice payment, so I'm assuming it is the unspoken discount for all the issues. Overall, I'm still pretty happy with the deck, but will have to independently troubleshoot and fix some issues when I get around to it. From other reviews, it seems like other people had a better more complete experience.
