Lee was quick to respond to my inquiry and came out the next day. I appreciated his prompt response. His appraisal service pricing is EXTREMELY reasonable. I had already had two other appraisals done on my home over the past years during the lawsuit so I had dealt with other appraisers. Lee was by far above and beyond in terms of his knowledge about the real estate appraisal industry. He knows his stuff. He took the time to explain the deficiencies in another appraisal that cotained inaccurate information that could have affected my case very negatively. He even went above and beyond to add a supplemental addendum. He was prepared to give expert testimony in court if I needed him to do so. If an appraiser can't even get the zoning right, nothing else in the report can be relied on…read more Mine listed the zoning as "R-4: MULTIPLE," a classification San Diego eliminated decades ago. Both appraisals I received (as-is and hypothetical pre-damage) contained major factual errors, missing features, inconsistent comps, and a hypothetical report that still included real-world damage. Every significant mistake pushed the value downward rather than reflecting the correct zoning (RM-2-5 + Transit Priority Area + Complete Communities Tier 3 FAR). The reports valued my property at $1.53M-$1.58M, even though the correct redevelopment zoning supports a realistic land value in the $6.4M-$7.4M range. In a city where a home is often the largest investment a person will ever make, accuracy matters. Review reports carefully.
