The super, Rocky, lives onsite and is incredibly kind, positive and always helpful. No matter the issue, he'll come fix it right away. Similarly, management is incredibly responsive and understanding. The apartment is on a beautiful tree-lined street, close to the PATH, tons of restaurants, bars and parks. The building is the perfect combination of old world charm with all the modern amenities you need. We will truly miss Mercer Arms. HIGHLY RECOMMEND.

I never had a single issue while I lived there. There is a super, who resides inside the building, and he was always beyond helpful and did an amazing job. Those that oversee the additional upkeep also do an amazing job. It was truly a bittersweet moment ending this chapter of my life. I cannot recommend this building enough. It was a wonderful place to live and if you have the opportunity to live here too, you will know firsthand how fantastic a place it is to call home. During Covid, the building held the line on rents, zero during Covid and 5% when rents were going up 20% and more in Jersey City. This exemplifies how the building always prioritizes the needs of the tenants. Again, it is a truly amazing building in an extremely convenient and coveted part of Jersey City.

My friend and I were looking to move closer to our jobs in NY and have been to a lot of buildings…read more The building was beautiful and some apartments even had the option of updating the appliances which I thought was awesome. The amenities were great as well, plenty to do. Matthew was our leasing consultant at Windsor and he has got to be the best leasing consultant we have had! Super informative and showed us every option he had, very warm and friendly and had a solution to every concern! If it wasn't for a set back we would have moved in right away! This company is very fortunate to have him! Thank you again for all your help!

I have been a resident here at Liberty House for, what would've been, 10 years, and it pains me to…read moreeven write this review...but, enough is enough. I received a lease renewal of over 18%, which I found absolutely insane not only due to the length of my tenancy, but to the fact that this increase was not, in any way, justifiable by current market trends. However, thanks to the help of Samantha, she was able to present me with a much lower renewal that was more realistic. I was ecstatic because Samantha was able to keep me in my budget so I can continue living in my home where so many beautiful memories and accomplishments have been made. Since I've been here for so long, I've seen MANY managers come and go, and Samantha has by far been the most helpful, most genuine, and most caring. However, Lordis MUST be held accountable for her consistent malicious actions and disgusting commentary. I had to write this review anonymously due to Lordis's proven track record of making any resident's living experience so miserable to the point where they are forced to move out if that resident speaks up on her behavior, and I refuse to allow her to do the same to me and my family. As I was waiting for the elevator after leaving the office to discuss my renewal (the elevator is right next to the office, by the way), I overheard Lordis say "Sam! Did they renew?" Samantha responded "yeah, I got them a better renewal offer." Lordis then responded (and I remember word for word because I was in such disbelief), "those kind of people are always looking for discounts but want to walk around thinking they're royalty like they don't stink up the whole hallway!" (For reference, I am from India and my husband is from Pakistan). There was a brief moment of silence, assuming everyone else in the office was in the same disbelief, then she continued while laughing and said "it's true! Right, Patrick? Tell me when you walk past any of those Indian apartments it doesn't stink!? Nobody wants to smell that curry all day. We could've let them give notice, sorry Sam." I pulled my phone out to begin recording, but the statements ended there since it was clear that Samantha and Patrick was not entertaining her foolishness. This was extremely hurtful and heartbreaking because I was so excited to go upstairs and let my husband know that we can renew our lease for our home that we loved SO much. But, within just 10-15 seconds, that excitement was shattered. My husband and I have given our notice to move out. How could we possibly continue to live in a place where with such a disgusting, evil, and malicious manager? 9 years. We're letting go of our home for the past 9 years. It would've been a MUCH better staffing decision by Windsor if Samantha was hired as the main manager, but instead, they decided to hire a monster. Going through previous reviews, I see there is someone from Windsor that responds. So I would like to state, since this will clearly be seen by someone higher, that my husband and I do not wish to rectify, speak about, or meet with ANYONE regarding this review as we would like to enjoy our last two months living here without being exposed to Lordis malicious and retaliatory behavior. However, just a word of advice, get rid of that monster before she causes this property to lose more residents and before she runs your business through the mud. As a resident, we always only see Samantha and/or Patrick running around and doing all of the work anyway, so there is clearly not a need for her. To anyone looking to potentially live here, it's a great property in a beautiful neighborhood. Samantha is a wonderful resident manager and Patrick is a sweet kid. But, if you come tour, ask of Lordis is still the manager. If the answer is yes....RUN!!! Do not move here until this monster is replaced.

I cannot recommend Craig Paulson highly enough!…read more I was going through a very challenging personal situation when I started my apartment search, and Craig treated me with immense kindness, empathy, and respect from day one. He went above and beyond to show me a lovely apartment in Brooklyn--complete with a private backyard--owned by a wonderful mother-and-son landlord team. But what truly set Craig apart was his dedication: he was quick in responding to communications and stuck with me through the entire application process, guiding me through every detail until the keys were in my hand. His professionalism, patience, and genuine care turned a stressful time into a successful move. I am incredibly grateful for everything he did for me. If you need a real estate broker who is not only dedicated and sharp but truly cares about his clients as human beings, look no further than Craig Paulson!

This review is SOLELY on the help I received from Cami as I have not fully moved in yet (move in…read moredate @ the end of Jan). I will provide an update on the building and life @ 333 etc after I've been in for a few months. Cami was EXTREMELY helpful in finding me a unit that fit my needs. I went back and met her maybe 4 times to see units within 333 Grand and their other properties. I was pretty clear on my wants and needs and she was able to go above and beyond for me. Truthfully, I was debating on another building all together and when I told her the only thing holding me back she was able to work some magic and help me get in the building. She was never bothered by the ton of emails I sent and when we found my new home she was kind enough to chat through some decor suggestions :). I actually hope we can catch up once I'm in as I'll need a friend in the neighborhood. Thank you Cami!

Do yourself a favor before considering moving into any of Liberty Harbor's building: Google Peter…read moreMocco. Do your research and get educated about the litany of stories of corruption the owner of this property has been entangled with for decades. Read the reviews: the REAL ones, not the phony BS plaguing all of their platforms. Read the Reddits. Read the GlassDoor. Read the news reports. Read the court cases. I am disgusted at the way they treat the very people that pay their bills. If you think you're moving into the lap of luxury...think again. Things are constantly broken down, amenities are overrun, rents increase across-the-board 12-15%+, and property management DOES NOT CARE ABOUT YOU; THEY JUST WANT YOUR $$$. They have completely monopolized the area: they own their own internet company (which is awful) that you're forced to use (Hiper), they own the streets themselves, they own a liquor store that they'll offer you gift cards to instead of rent concessions when they're at fault, they own a Montessori school building nestled between 2 of their connected buildings, so you will CONSTANTLY hear screaming children in the play-yard that is situated in the interior courtyard of the building and echoes throughout (and yes, year-round, all day, every day!). They also share the amenities with these school children (pools, basketball courts, etc) because it's another one of their companies. They own Zeppelin Hall and Surf City, which have their own sordid histories you can go ahead and google as well. There are constant move outs every month and tons of vacancies for a reason. Run, run away, run far and fast. This place is a joke and so are the people that run it; it's lipstick on a pig. Shiny finishes that break off in your hand, nice smooth walls that you can hear every single thing through, constant power issues, electric bills that make absolutely no sense, management accessing your apartment without consent "by mistake," rats, lantern fly infestations, lying leasing agents; the list goes on and on. All of the residents that have gotten past the honeymoon phase feel this way. Details of a specific incident: I never imagined I would feel less safe in my own home than anywhere else, but that's exactly what living at Liberty Harbor has become. I was the victim of an unprovoked, anti-gay attack by another resident. During the incident, he repeatedly used homophobic slurs, threatened to murder me because of my sexual orientation, and encouraged his young child to "target that f*ggot with his gun" while we were at the amenity pool. The incident was reported in real-time. Building security responded, but failed to act so police were called. 3 weeks later, property management has done nothing. I am repeatedly told that they are "investigating," yet they have refused to explain what actions--if any--they have taken to protect the residents. Meanwhile, the individual who threatened me continues to live in the building, and his apartment overlooks the very amenity where the attack occurred, making it impossible for me to safely use one of the amenities I pay for every month. My lease specifically states that threatening other residents can result in immediate eviction. Yet after receiving video evidence, witness statements, security reports, and a police report, Liberty Harbor has failed to enforce the standards they require every resident to agree to. Their lawyer told me to pursue civil charges against the individual. So what exactly is the lease for? YOU, LIBERTY HARBOR, HAVE A LEGAL OBLIGATION. As a result of this experience, I now carry pepper spray every time I leave my apartment. I no longer use the pool or other amenities. I've stopped hosting my monthly business offering for fellow residents because I no longer feel safe inviting people into that community, resulting in a loss of income. The sanctuary that my home once provided has been taken from me. Luxury apartments aren't defined by rooftop views or expensive amenities. They're defined by whether management protects the people who live there. When a resident is threatened with violence because they're gay and management's response is weeks of silence, delays, and vague statements that they're "still investigating," that tells you everything you need to know about where resident safety falls on their list of priorities. If you're considering moving here, ask yourself one question: If something serious happened to you, would you trust this management team to protect you? Because they won't.

Be careful if you want to stay here more than one year…read more The lease extension process for next year is completely unpredictable and unprofessional. It isn't even profitable for the Newport rental company, and here is why: We originally moved into a studio apartment for $2,600/month. The following year, the price increased to $2,740, and the year after that to $2,960. We decided to move to another community nearby because $2,960 is too much for a studio with no amenities. Ironically, we found that they are now offering our exact apartment for $2,600 again. It's funny--why is Newport willing to lose money on a month of vacancy and a lower market price instead of just keeping an existing renter at the same rate? Nobody even asked us to stay; we would have stayed if they hadn't raised the rent.

Park and Garden is my first apartment after graduating college and moving to the new york/ jersey…read morearea. I can honestly say living here has been the best experience and I highly doubt I could find a luxury building that is as professional and as comfortable as P&G. The only problem is the rent, which unfortunately rose to a number I can no longer afford as a single person only one year out of college, and so I regrettably have to leave. (Most apartments here are occupied by families of two or more--I don't believe I have seen any other residents under 30 here besides myself, though I easily made friends because all the neighbors are extremely nice and P&G routinely offers free events for residents like "Raging Cajun food" night with free wine by the pool) But before I go I can't help but to recommend this stellar building to others, and hope that I can return sometime in the future. The apartment always makes my guests gasp in awe at how gorgeous it is, with tall ceilings and enormous windows that cover most of the wall. Everyone loves the spectacular view of the Hudson and NYC, and I will miss it dearly when I leave. The walls are virtually sound proof, and it's insulated extremely well, my electric bill is under $20 per month even in the winter! The appliances are beautiful, and all brand new stainless steel. I've never had a problem with them breaking and the fridge freezer combo with filtered water was a nice plus. The sink is HUGE and the dishwasher does a great job. The washer dryer combo is really convenient and the area is big enough to store my wireless vacuum cleaner and swifter and a couple other things (lack of storage is NOT an issue here at all every corner has another place to put your items). One thing though is that the dryer has an auto-off feature that senses when your close are "dry" and stops drying them so you might have to run it a couple times. Maintenance helped me with this issue so if yours does the same thing that's probably what it is. Again, not a big deal but something to keep in mind. The shower/tub is big and has a powerful stream, the toilets have eco flush, and the toilet paper holders are vertical--strange fact, but one of my favorite things about the building that makes it unique. The floors are amazing bamboo and clean easily, but also scratch easily so be careful moving furniture. The built in lights are gorgeous, not fluorescent and scary like some other bulldings-- I just brought a lamp to light the second half of my bedroom, you don't really need much more than that. I had to call in my own cable and internet people, (I used optimum which works very well) which wasn't too bad. However, for some reason, cellphone calls are dropped almost 80% of the time in this building, and the internet in the front lobby lags when ordering an uber. (Not too big a deal, but you might want to call an uber in your apartment, then make your way downstairs.) They have FREE STARBUCKS in the lobby so that was always a plus while waiting for an uber/the shuttle in the mornings. The staff here is A+, everyone from the manager to the cleaning people are super kind, will always say hello with a smile, and will try their best to answer questions and solve problems. I know all of the front desk staff, and will often stop by to chat with them about my day--when they aren't busy of course! The maintenance people are attentive, kind, and quick to solve problems. Management is extraordinarily attentive, they answer emails and calls and really try their best to help in any situation even when it comes to moving out. Though we have gone through two shuttle drivers in the past year they are both stellar, and I still say hello to the first driver when I see him around Hoboken (the staff is THAT friendly, they'll really feel like family.) The concierge package service is also amazing because it keeps packages locked up safe and emails you whenever you have mail. The pool isn't on the top floor but it's between the two towers so it feels like it's a roof top pool. There is a life guard on duty and it's always clean. The barbequeue area is gorgeous, and they have plenty of places to sit and chill out. They have two insanely large party rooms available to rent with ovens and huge tables and televisions. The bike storage room is accessible with your key fob (that's another thing I like--it's a magnetic fob rather than an insert key) and is huge. The gym is usually not packed, a bit small but it's well maintained and has personal trainers in there a lot. Wi-fi in there isn't that great, but they do have two flat screen TVs. Park and Garden is in one of the best neighborhoods, its super safe (I jog home from the Path in the summer), pet friendly (lots of residents have dogs), and it's within walking distance of several topnotch restaurants and shops. It's a couple feet away from CVS too. I wish I didn't have to leave it due to the raised rent but I highly recommend it for you and your family.
