Nothing crazy here. I lived here for over a year and saw the quality drop a lot. Living in the 200 building there were multiple problems. The package room is never open. The events have dwindled down to club activities. 250 per car per month is just absurd. Had multiple car thefts while living there and they installed a gate that never closes cause they also provide public parking for the Redbulls games. The street will mess up the alignment on your car and the amenity fee is 99 per person per month. Our 400 sq apartment just was not worth the 2900 rent. Love the look of this place though read more

THROUGHLY DISGUSTED. Is how I would describe my entire experiecnce with the Urby management team. The courtyard might be nice, the building looks fine at first glance. But no matter how beautiful the environment seems at first, their condescending, incompetent, irresponsible, back-stabbing management team will definitely leave a bad taste in your mouth. After being tormented by noise from upstair neighbor for a month, trying to get management to do something and failed, I finally make a angry phone call, that get myself the honor to talk to his royal highness, J. While he could have at least apologize for their incompetence, he chose to start the call with chastiing me about not being nice enough to the team. :) The angry phone call was definitely angry, I will admit it. But keeping my voice at a normal volumne, and using some not-so polite-adjetive to describe the noise is the most calm I can be. After a month of anxiety, of trying to get help but can't, and of being dismissed every time you tried to get their attention, normal person would be screaming and cursing them out. After the call with J, I got an empty promise that they will start to look into the issue (after thay have found out about it for a month), and that follow up email will come immediately after. It is currently seven hours after the call, I still have not receive anything. Upstair neighbor still making noise. I feel disgusted whenever I think about the conversation with J, and feel desperate that I will need to pay at least $2400 just to break lease and get some peace and quite. So, please, if you are considering this place, DON'T. Your problems will not be addressed, they won't apologize for their mistakes. They will lie to your face to avoid trouble, and you will need to pay them GOOD MONEY just to get out of dodge. RUN! read more

Nightmare. Maintenance and management cover up issues, especially those that affect health and safety (sanitation, leaks, mold) Pushed to get a third party mold inspection. Rare fungus found. And we will need to leave the unit for it to be dealt with- they won't let us break the lease with only a month left when we've been more than reasonable. You have to advocate for yourselves here and spend so much energy to get any assistance. We have my medical team and lawyer now involved, which is not what we wanted to deal with. It's a shame because a lot of the staff are kind and well meaning, even the maintenance team are encouraged to lie from upper management. Be extremely wary. read more

Walk away from the pretty decor!!! Both the management and maintenance do not give a shit. Management is run by a bunch of 20-30 year olds who give off startup vibes but of the Elon Musk variety. All BS and no actual giving a fuck. They do a poor job of communicating when Maintenance will show up. In fact they don't communicate it at all. They just show up and they do not follow instructions to call ahead of time and to not show up at the hours that we are unavailable. Actually a neighbor told me that maintenance was doing some fixes in the corridor just outside their unit. They were working on the doors of each apartment and one of the maintenance workers walked in on this person while they just got out of the shower naked. Urby did nothing to really apologize. Also they take a while to fix things and things break very easily here. We had to get our closet door fixed 3 times. The electrical was done poorly. The lights in the apartment flicker when I use my hair dryer and the bathroom lights flicker nonstop when they are on. It is not a lightbulb fix and it took months before we found out the hack to it. One of the outlets is unusable because it is impossible to plug in anything. Also a drawer broke within a week of our arrival but maintenance stated they could not fix it because it would mean replacing the entire bed frame. Also they still had our security deposit and there was no updates as to where it is. They are past the legal 30 days. And Charley and Coperaco are extremely expensive and highly overrated. I'm not picky on coffee but I rather get Dunkin Donuts coffee than Coperaco. And they constantly host these events which is a waste of money cause they could be fixing things. Lanternfly alert!!! 2022 was bad. The lanternflies are especially bad around Urby.You can see 100 or so on each tree by Urby. If you walk further away from Urby, you definitely see less of them. It got so bad that I had trouble getting into one of the entrances or walking down the block without multiple getting on me. 2023 is gonna be a ton worst and I know Urby isn't really doing anything besides sweeping up the carcasses. read more

Today is January 21st, 2021 - we still haven't received our deposit back. We called numerous times to some odd excuses. Apparently, the rule of time value of money is not known to Urby. Then they claim our door battery was dead and had to get it changed, but when we checked, the battery was at 80%. We had to get the police involved because they wouldn't do anything. read more

I have lived at Urby Harrison for almost two years. My overall experience was excellent. The environment and the buildings are awesome, clean, inviting. One of the most relevant matters I found is that the administrative personnel is always prompted to support and help in any way possible. I believe that clearly mirrors the management. I hate to write a mediocre review but I'm a bit fed up with my experience. We were definitely lured in by the overall aesthetic of the building as well as the amenities (specifically the gym). But I do have a handful of complaints that made us not want to renew our lease. 1) Leasing Office Lack of Response and Abysmal Communication Skills From everyday simple questions about community rules to in-depth renewal questions - all ignored until multiple follow-up on my end (both by email and by phone). I have yet to receive a timely response to any of my communications - every time I email the leasing office I have had to follow-up multiple times with them, often to someone making excuses that another was out of office etc. Well my response is if someone is out of office, 1) set your out of office message to set expectation, 2) don't tell me that you'll have them reach out to me tomorrow when they're not even available then AND/OR 3) have someone monitoring your inbox. Management, your entire job is to keep the building running - how is it so difficult to respond to your tenants? When it came time to renew our lease, multiple leasing agents continued to reach out via phone and email despite that I had already relayed the message to someone that we were not interested. If I have already communicated that we are not looking to renew, a note should have already been placed in our file communicating our status instead of me continuing to receive calls and having to waste my time repeating myself. All of the above is completely unacceptable and shows lack of professionalism. 2) Noise Every kind of noise imaginable. From crying/screaming children running up and down the hallways (this is not a playground) to the GOD AWFUL CONSTRUCTION AT 7:30 AM EVERY MONDAY THROUGH FRIDAY. FOR MONTHS. Pre-COVID, the lot next to Urby began foundation build and continuously violated Harrison noise laws which state that construction is not allowed to begin until 8:00 AM. My sleep and my work meetings were severely impacted and when quarantine began, it made being stuck at home during COVID pretty miserable. The walls are also on the thinner so be prepared - overall the community is fairly quiet but our neighbors never hesitated to file petty noise complaints for walking across the hardwood, cleaning too loudly (apparently a robovacuum is too loud!) or having friends over for game night (there was no loud music even ON). Absolutely RIDICULOUS. Beyond ridiculous. It is laughable. Urby also never investigates as to the entire story, anyone who receives the noise complaint is by default at fault. 3) Trash Don't even get me started. When it rains in Harrison, the hallway in our building reeks of sewage. Really pleasant to exit your apartment door and be slapped with the smell. I don't know if the plumping was inadequate or what caused it but this is the first time I've experienced in a supposedly luxury building. Also, on weekends or holidays when cleaning is not done, the trash piles up really quick. People start leaving bags everywhere and just dump it in the trash room. Sometimes the chute gets jammed because people are filth, and I'll let you fill in the rest. One of the most expensive apartments but worst that I have ever lived in. You can hear neighbors playing loud music and shout, and the worst one is waken up by neighbors' footstep noise at night while you are sleeping, over 60 decibel, that's how loud it is. I was not able to sleep well for more than 7 months after I moved in and and got mental problems because of that. I have made so many complaints to the management team about that but they never responded and of course never resolved as well, even though I have recordings of those noise. read more

wanted to wait until I was settled in for a couple of months before writing my review- I am 6 months in. Everything is at your fingertips, coffee shop, gym, outdoor space, mailroom, path train, basic grocery store, but it's a lifestyle (small footprint). Staff: the absolute best. They make living here feel like home. Rent payment is a breeze, maintenance is a breeze (wasn't sure how to run ac). Leasing staff went above and beyond to help me when I was in a bind to move. Apartments: Beautiful! I am a designer and I have lived in a lot of apartments (from 300sq ft to 1200 sq ft) that I always turn into cozy spaces. I have never been more comfortable than in Urby. I also rent the small storage unit and that has helped. Built in storage, w/d all are done in a great way. The large windows allows in light and makes the space feel much bigger. The bedroom area of the studio is the only thing I would say is a bit small and I am comfortable because I live alone. I am in one of the bigger studios (several models and the biggest one is amazing). Are they pricey? Yes. But what isn't? I looked from central jersey and all over NYC and this was the most appealing. The community spaces are everything! Activities: The activities are usually great but recently seem to be timed wrong and I have noticed they diminished the amount of workout classes since I moved in. Please provide more activities on the weekends so people can attend. You could easily fill 2 Sunday yoga classes with a good instructor. Workout instructors are awesome although I was not a fan of the Zumba chic (she showed up late and didn't even apologize or say good morning or any words for that matter.) Gianna the yoga instructor was awesome but moved out of state Finishes: unfortunately materials aren't great or holding up well, but it's just what construction is anywhere these days. You do see wear and tear from frequent moves. Noise: A little noise does travel but it's not terrible, and the people upstairs walk like they are 400 pounds, I think they would shake concrete. But this has yet to not be a problem anywhere I have lived, I've had like 15+ apartments at this point. I am however excited for all the construction in the adjacent block to end. Dog friendly...(update): I love this most. Just got a dog and he loves it here. I do hate that people let their dogs go everywhere and are ruining the grass, which then causes the trained dogs to want to lift their legs everywhere. There is a cute grass path for the dogs at the back by the dog park. I am now guity of a dog that pees where he shouldn't! Commute: your best commute will be if you are going to downtown NYC. Midtown isn't bad but it does require a transfer. Weekend Path: not having the WTC train on the weekend (long repairs) is painful because it requires the transfer at JS and the loop to hoboken. But I usually just take the path to Newark Penn and got to midtown. If you time it right you are in Manhattan in 20 minutes. NYers that move here seem to get miserable quickly, but that seems to be the status quo the second any of them cross a river. Honestly, there are a lot of things to do in the area, since I'm from Jersey and lived in the ironbound, Jersey City, North Bergen and yes even Brooklyn for years, I can tell you this, you need to make friends in the building cause your NY friends will probably not visit you. But there is sooo much to do, from Prudential arena to the Newark Museum, to NJ PAC, to the Ironbound, to Branch brook park, to hopping on the path to hoboken, JC or NY, it's really about not being a snob and enjoying life. read more

Gorgeous space and beautiful design. I stopped by to do a little bit of work at the cafe and taken aback at how beautiful this place was. The only issue I had was the rude service I received from the barista and receptionist in the leasing office. Maybe it was the time of day or they're just guarded since they live so close to Newark and must get crazies coming in but wow they were quite snobby. Is it worth the $2200 to $2500 per month + $350 for amenities? Well yes and no. The residents looked like a mix of married hipsters and recent post-college who just got their first jobs in the city looking for more space than the norm (JC, Hoboken, Brooklyn). Would I pick this place over Hoboken/JC if I was to start over again? Maybe. The problem with these types of builds is the location. It's nice to see the progress over the last 5 years of Newark/Harrison but let's be honest it's far from where you're really going to be hanging out - the City, JC, & Hoboken. It's a toss-up, will the extra cost of the uber/lyft rides justify the beautiful space/amenities? It will always suck having to do an after hours for work then dreading that commute back across the river. Yes, it's not that much further but even adding an extra mile or two make a huge difference. Plus the mass transit schedules and routes are horrible anytime after 11pm (every hour). I'm sure one of the selling points of this location is that nice shiny new Harrison Path station. But the sad reality is if you're a commuter to the city, good luck trying to get a seat or even standing room between 7am to 8:15am. Since the Newark Penn is one stop before it will be packed by the time it hits Harrison. You might have to wait for a train or two before boarding. Yes, that sucks. I'm wondering if after the novelty of the on-site amenities wears off and then you realize nobody will come to visit you, will you stay? The only time I've been down here is if I hit 'Tops Diner' after hours. But if you're a resident you have access to the best Rodizio and Portuguese restaurants on the east coast which is a plus. read more

My living experience here was a huge disappointment. I signed originally a one year lease, and thought moving to a larger apartment the following year would be a better experience for me; it was not. There are SEVERAL issues with this complex. For context, I have lived in several apartments across the country. I have an excellent relationship with all of my landlords and I have always received a full security deposit back. -The living spaces are too small. They're poorly manufactured. The most common things that occurred in my apartments: the pocket doors locking people inside, the AC units leaking, the bifold doors falling off, the cheap laminate floors flaking. -The management team sucks. They will bleed you dry, they're impersonal, and they are slow to fix issues. -The community is not dog friendly. There were several issues with the dog park for my first year there with tenants harassing dog owners, toxic food in the park, and the management refusing to create a safe space at night for dog owners. -The management doesn't have a handle on finances. I often would get double charged for things, would get back charged for things months later, and when I left, they notified what they would be taking out of my deposit and then took hundreds of dollars more out. The girl who gave us a tour, Taylor, was not wearing a mask when she gave us a tour. It made us EXTREMELY uncomfortable, but it was too awkward to say anything. You would think the people who work for your company would wear masks to set an example for the residents, but clearly that's not the case. How would anyone feel comfortable moving into a building knowing that the employees don't even care about your health? When we were shown the pool, it looked beyond filthy--definitely not cleaned regularly (if at all). I wouldn't feel comfortable letting my kid swim in that in a hazmat suit. Lastly, when we spoke to a few residents privately on our way out, they said that management sucks--that they bring tons of their friends and family over to use the amenities when residents aren't allowed to have any guests, and that they throw massive parties in empty apartments. The train is less than a 5 minute walk away, amenities are awesome and well kept, there are amazing restaurants in the area and my apartment is wonderful. I would recommend moving into urby for anyone who works in the city and would like the quiet home life. The neighborhood is very safe and it's pretty quiet which I appreciate. Not a great experience with Urby for us. Here is the list of things that make us move out from here: 1) Poor wall noise insulation. We hear all the conversation of our neighbours, we know exactly in what room they are. Dogs are barking and howling inside and outside all day long. Pet friendly building. Not friendly for humans) 2) Dogs. At first, we were ok to live in a pet friendly building. But the dog's shit is everywhere, constant barking and howling - all this start driving us nuts. Dog owners do not respect the rules and they walk their dogs everywhere and not picking the shit after them. 3) New constructions right next to Urby. Be prepared to hear the construction noise from 8am till 5 pm. 4) No free street parking. Even as a resident of Harrison, you'll have to pay for street parking through the app. The street cleaning is from 4 am to 6 am. So, don't even think that you may park your car overnight. The paid parking lot is too expensive for this area in our opinion. Also, the new construction site has blocked a huge number of parking spots. 5) Poor air quality. 1-2 days a week, there is a horrible stench coming probably from the Elizabeth industrial area. Especially, in the summer time. You will not be able to open the windows. This stench is absolutely terrible! 6) Absolutely no place to visit. There is basically no place to walk to. There is one small grocery store with high prices and very low choice, one or two fast food places. That's it. 7) Overpriced. We live in an extremely small place. We think that it's a studio with a sliding door. Urby calls it a one-bedroom apartment. I know, we chose it, no one forced us to move here. But we see many better and larger places in better areas and we are just recommending not to repeat our mistake. 8) Poor management. I have to admit, the staff is very nice and responsive. Amazon hub, grill stations, Consierge - these options are really cool. But that's all. Management was not able to solve the noise problems that we were dealing with for almost a year. We asked to make our lease shorter because it seems to us that there is no other way to solve these problems. No chance. We would be responsible for a $2k of the administration fee plus we would have to pay for this apartment until it re-leases. So, even in this difficult time, when people are laid off, do not expect any compromise from them. All the amenities as gym, pool, cafe are closed now due to coronavirus. No price reductions though. Again, we chose this place because it seemed nice at a first glance. We blame only ourselves for that. Maybe most of these things are not an issue for some people. But we are counting days to the end of the lease. read more

I am not sure i would prefer beauty of the place over my peaceful sleep at nights. The apartments has such thin roof that all the sound from upper apartment is clear even as low as water dripping from kitchen tap. Yesterday night , again the water sound woke me up at 1:30 am.. Earlier i was living in a $1300 rent apartment in JSQ and never heard any such sounds crossing-the walls / roof for 4 years. The only reason i moved out of the old place was lack of building amenities gym etc. But paying 2245$ in Urby for amenities but sleepless nights is not worth. Harrison Urby is *amazing.* It is such a gift to live in a place that is so professionally managed and where the staff is unflappably friendly and helpful. Every single day I am greeted back home with a smile. The apartments are very well designed and the two times I have had to call maintenance, Alex and his team have responded pronto and instantly addressed the issue. When we thought my A/C had stopped working over the summer, they even offered me a stay in a model unit! I can't believe the lengths this crew goes to to care for their tenants. This place has top-of-the-line everything, from key fobs and doors you can open with your phone, to a convenient set of package lockers. One of the best features is the coffeeshop on site. It is a great workspace for my husband, who works from home a lot. And the coffee is terrific too! The grounds are beautiful. I loved spending time by the pool over the summer. I also make use of the ping pong table, the gym, and the yoga studio. There are plenty of tables and lawn chairs outside to enjoy it when the weather is lovely. This is an amazing sanctuary for anyone commuting into NYC. You will never have to worry about anything going wrong on the home front! read more

My fiancé and I have been living here for about 3 or 4 months now, and we LOVE it. There's literally not a bad thing to say about Harrison URBY, or the staff...but there are so many good things to say! The building is not only beautiful, clean, and well kept - but they've literally thought of everything they could to make the building a place you never want to leave. From the Coperaco Cafe, to the super cool fire pit - there's not much to be desired. The staff is probably some of the best staff I've encountered. They make living at URBY feel like you live in a hotel/little community. My experience with URBY has been wonderful since the day I lay foot here - which would be the day I came to look at apartments with Viktoriya from leasing. Will and Jason who oversee and manage the property are two of the kindest individuals you'll ever meet, and go out of there way to make you feel like you're a valued member of the URBY community. Jenni and Eugene (property administrators) always greet us with the cheeriest and heartfelt hellos and never miss an opportunity to ask how you're doing. The entire concierge staff is so much fun, incredibly welcoming, and sweet - Carlos, Bri, Anthony, Taylor, (I miss Alyssa). Even our new super, Alex, is so nice! URBY even puts on great events (led by the very sweet Marissa at Harrison). My favorite so far was the coffee meet and greet where i got to meet the other cool tenants at URBY. It was simple, and it was fun! The cleaning staff is really nice - and they do a great job of keeping the property immaculate. I love Coperaco Cafe, and the great Baristas who basically have memorized my usual and make the best Almond Mocha Lattes ever. If ever there is any type of issue, URBY always makes sure to handle it. But not only do they take care of whatever issue may be at hand - they go above and beyond to make sure that the tenants are OK. For instance, one morning the staff had to briefly turn the water off to make a quick repair on a Saturday, so they set up free coffee on the main floor for the tenants as to say "sorry for the inconvenience." I've never had that type of care given to me as a tenant. I love it here. I honestly couldn't imagine myself living anywhere else. This is a super cute apartment complex and it's great because it's basically next door to the path trains. The front desk employees are so kind and helpful, I am so grateful for Anthony and Taylor. Joey, who gives you an apartment walk through prior to your move in goes above and beyond! I was so late in arrival for my scheduled move in time but they made sure to accommodate me anyway. Joey, helped me bring up all of my heavy packages that would of been impossible for my older mom and I to do by ourselves. Harrison Urby is a great place to live. I was happy in the application process and was very impressed by Viktoriya's beautiful smile and professionalism. After I moved in, Anthony, Bri, Carlos, Alex, Marisa, Jenni, Will, Jason, Eugene and other staffs make Harrison Urby our home.
