Recently, I had the opportunity to work with Caress Zamora with Quality Escrow. Due to circumstances beyond her control and/or mine, we were on a tight timeframe to close this particular purchase transaction. As the loan officer in this particular transaction, I had less than one week to make sure the loan documents were delivered, signed, returned to escrow, the lender and recorded. Typically, this would not be an issue, but my office and Quality are on opposite ends of the State. The Deed had to go back to Quality and then returned back to the County where the borrower and property reside. More to the story of legistics, but that is not the point. The point is this: had it not been for Caress, I am sure that transaction at closing would not have gone as smoothly as it did. Caress was quick to respond to my phone calls and/or emails, she was hands on with the transaction from the moment it left her office to the moment it was returned. She was extremely professional and courteous! Had it not been for a minor mistake made by the notary who signed the seller's documents, we would have made it within the week! Instead of recording on Friday, it recorded on Monday. Had it not been for Caress, I am sure that we would not have been one day late, but a week. Sorry to be long winded! I was concerned when I put an offer on a Freddie Mac home of the type of service I would receive from an REO escrow. My clients had demanding needs and also needed to close ASAP. I can not tell you how surprised I was when I called and Caress Zamora answered the phone on the first ring. The first time I figured I was lucky. After calling for various reasons several times, I learned this is how she conducts business. When loan docs came out, one of my clients had to leave town due to an emergency. This was extremely concerning as the lender they were using was less than helpful. Honestly, their lender was horrible. We could not get him to confirm when docs were coming out. I was amazed at how Caress coordinated their signing. She had a notary on standby in Riverside, Ca, another on standby and ready to meet my client at the airport in Sacramento, Ca (where my client had a lay over) and another ready in Idaho. Docs finally came out on Friday. She had one client sign, overnight to the next one in Idaho to sign and Saturday and they were back in her hands on Monday morning at which time we funded and recorded. Quality was the selected escrow company for a Freddie Mac transaction in the high desert for which I was the buyers' agent. I was very skeptical at first, because I don't like using escrow companies so far away from the location of the transaction. However, I was pleasantly surprised. Though they have a unique system of "teams" to handle the transactions, things seemed to get done in a timely enough fashion. Then, toward the end we hit a snag with loan doc signing due to holdups on the lender's part. Once the docs were cut and signed by the buyers, I drove the 200 miles each way from the high desert to La Mesa to deliver the docs to Quality since there's no way to overnight anything out of this area after 5pm, and these docs absolutely, positively had to be there overnight in order to meet the closing deadline. I spoke with the loan docs lady - very nice and personable - when I delivered the docs, explained the need, and within hours the loan was funded and the recording took place the following day. The buyers were eccstatic and I was eternally grateful. I appreciate everything the Quality people did to help out the buyers and make sure I had all the documents I needed to close out my file. I have dealt with out of town escrows many times in the past 9 years. For the most part it has been a horrible experience. Is hard to find people who answer the phone, emails go unanswered, they make you feel like you are bothering them. At one time, I was told, " there are many files and we get to yours when is time". Others will not call you back to correct errors and some errors I had to eat myself.. We agents really do not like to use outside escrow co because we become just a number..
