QuakePrepare's response confirms everything I said.
Instead of addressing the issues with his work, he constantly talks about how many valves he's installed. "Over 3,250." His plumbers have installed "1,000" each. That was his response to every single issue. He's installed valves before so that must mean the fact that our valve isn't working is just a figment of our imagination? I don't care how many valves you've installed: focus on solving the problem.
That and, "I wish you'd called me days ago." What difference would that have made? It would still have taken him more than 24 hours to solve the problem, we still would've had to call PG&E three times, and he still would've been just as unreachable, uncommunicative, and rude. No one was mad at him because he didn't fix the problem before he knew about it. (Although he omits the part where he did actually know about it at least a day before -- so it took at least 48 hours for him to grudgingly solve.)
--He admits that his plumber should have installed a second stabilizer bracket.
--He admits that PG&E was unable to reset the valve.
--He admits that he called a random friend to go reset the valve against the owner's wishes.
--He admits that his harebrained solution to turn a screw to to reset the valve didn't work. (Which is exactly what PG&E told us beforehand and that Larry refused to believe.)
--He admits that I had to call PG&E twice and that both times they were unable to turn the gas back on.
--He admits that, during all this, he kept telling me PG&E was wrong.
--He admits that, after telling me over and over that he was trying to reach the plumber so that I wouldn't have to call a different one, his plumber didn't show up for another 24 hours. If he had explained that his plumber wasn't available for another day, I could've had my own plumber there within an hour and the problem would've been solved.
--He admits that the plumber had to put in another stabilizer bracket, and we had to call PG&E a THIRD time.
--He admits that when I asked for the plumber's contact info, he told me it wasn't my concern. Then he complains that he had difficulty talking with me -- I can assure you he wasn't being yelled at or interrupted until he condescendingly explained to me that my own half million dollar property was none of my concern.
--He admits that he told me he would call me back with the plumber's number and an update, and that later he simply changed his mind and decided not to. Somehow in his mind this behavior is justified. He wasn't in the mood. That's okay, right?
--He admits that he was unreachable all afternoon as I desperately tried calling and texting -- despite telling me that he would call me back. What business owner doesn't carry a cell phone? Especially when they are in a business where urgent issues come up? He did, however, talk to a male neighbor and supposedly call his plumber during this time so I'm thinking he was near a phone at some point.
I wasted more than an entire day trying to restore my tenant's ability to do laundry, cook, run her dishwasher, or take a shower. Legally, I couldn't charge rent during this period. I lost quite a bit of money on this debacle.
Larry G is someone who makes you wait while he:
-- tries multiple failed solutions, each time claiming that PG&E is wrong
-- tells you he'll get a plumber out asap but doesn't even call them until an entire day goes by (meanwhile you could've had two different plumbers out)
-- says he'll call you back and then simply changes his mind, leaving you hanging and wondering
-- has the nerve to tell you that this issue, which is costing you hundreds of dollars in lost income, is "none of your concern"
-- refuses to admit how badly he screwed up, apologize, and refund his fee
This is a guy whom you either can't trust or who needs $265 really badly. My guess is both. I'm seriously considering taking him to small claims court, but I'm not sure if the headache of dealing with him for one more moment is worth it. read more
