I am so glad that I called Halcyon. They found things that the pest didn't and things I wouldn't have looked for, more importantly, they found the root of many of the pest report items and had pictures, descriptions and the answer to what needed to be done to correct those issues; so that I had a solid understanding of the scope of work required and as a result (after a few phone calls) cost estimates.. all of this saved me over $100k at closing.. and more, gave me a plan for what needed to be done so I'd have no surprises down the road Suffice it to say, I am recommending you call them!

Steve came in, did air and surface tests and provided an accurate lab reporting proving the fact that asbestos was present & hazardous. This report was able to go back to the sellers of the home, and negotiate heavily with the sellers to fix the issue, replace flooring and do a 2nd round of follow-up testing also with Steve after the abatement process. After abatement (repair) the 2nd round of tests Steve did at the house were amazing, with an exhaustive set of high end TEM air samples proved there was ZERO asbestos in the entire house. I canceled an inspection with Homeguard after reading some nasty reviews and called Mike last minute. He has family visiting for Memorial Day weekend, but still came out in the morning to help me out. What a life saver! I was present at the home inspection and he was extremely thorough and caught a lot of issues that were not in the seller's disclosures. A lot of small stuff and a few major issues - especially with the electrical. He was patient and explained things to me by walking me through and showing me. He was able to pinpoint issues with the roof, chimney, electrical, and plumbing and detailed all out in his report. Great turnaround on the report as well. I would not hesitate in asking Mike for his help again. Great price also, a steal for his services.

We had him inspect a few different buildings and he was very systematic. The report was very thorough and clearly outlined (with pictures) exactly what was wrong and where. He caught issues that even someone who's worked in construction for a long time didn't notice. After his inspection, he spent a significant amount of time to answer all the questions we had and show us his findings (including being willing to get into the crawl space again!!!), including sharing suggestions that will save us time and money. This was all above and beyond what we've experienced in the past with other inspectors. I was told about a couple of things without looking at the actual inspection paperwork. And whenI complained to the realtor I was told I only paid for the cheaper inspection, which I was never even given a choice. All in all, how do these guys have licenses if they can look at a newly installed tankless water heater and NOT KNOW that it's the wrong model and not installed properly??!!!! I had no clue what was wrong until it started beeping and I had somebody come to the house that is certified in these tankless water heaters and I found out the errors had to do with emissions and not being vented through the roof. Not only that, it was the type of model that was not supposed to be under a covered deck or in an exterior closet, which it was both!!! I had been breathing in carbon monoxide for a year! The times I felt dizzy and didn't feel like I could drive and I didn't know why. I had vertigo after I moved in which I had never had before. It was all building up in my house and I had to purchase a brand new one of the same company but different model for over $5000 and have it installed so that the fumes go up through the roof. The pipe and everything to do that we're already there but they were not being utilized. The new water heater was put in a month before I moved in and now it cost me over $5000 to replace one that was only one year old, that supposedly cost $300 at installation to bring it up to code which wasn't to code at all! I can't believe an inspector couldn't see something so obvious and jeopardize my health in the meantime. There's other issues but this is definitely the main one! I would definitely use somebody else!
