They really seemed to care about the residents and consistently went above and beyond to help whenever we had questions or needed assistance. During our time here, the property saw several improvements, and it was nice to see management continuing to invest in the community. The on-site maintenance team was also excellent. Most maintenance requests were completed quickly, and when our air conditioner unexpectedly failed, they replaced it promptly, which we really appreciated. The only downsides for us were the location and a few repairs that required outside contractors. The area has a noticeable amount of homeless activity, although the complex does hire security to patrol the property, which helped us feel more comfortable. Repairs like drywall and painting sometimes took longer because they were handled by contractors rather than the on-site maintenance staff. Overall, we had a great experience and would definitely recommend the community, especially because of the caring management team and responsive maintenance staff.

This review is on the basis of living in this apartment complex for almost 2 years (1yr 11mo)…read more The complex itself is beautiful; it has the looks of a modern apartment complex like in Irvine, Ca (look it up). The grounds are well kept and the common areas that include the amenities are equally just as nice. There are deer right outside the complex at the creek and also miles of hiking across the street. I think where the complex falls short is the upkeep of the grassy areas. Although it is not the complex's responsibility to pick up animal feces, there are plenty of times where I've walked by patches of grass that has dog poops and no doggy poop bags at the clean up station (at least this complex provides bags, so that's a plus!). I've lived in two different apartment sizes thus far, 1 br 1ba the 700+ square ft and the 640+ square ft and really it's up to your liking on how much you want to pay. Do note though for a nicer view of the lake, stained concrete floors (great for pets), first floor luxuries, bigger sqft. etc., you will have to pay a tad bit more, but really you get what you pay for. The community and residents itself is a good mix. I like the fact that there is diversity here (college kids, young professionals, and working adults). That can also be a con, because although it is a luxury apartment complex, there are college kids who cause a ruckus from time to time and I have filed a few complaints to the office regarding that. Other than that, the social events that the leasing office provides provides a good opportunity to commingle and get to know your neighbors. Lastly, I'd like to mention that the front office staff are simply amazing. Having lived here for a while, you get to know them and how sincere they are about addressing your needs. They are a small staff and sometimes it can take a while to address your concerns, but when they do get to your concerns (and complaints), they seem fair at fixing the problem and they do have a nice follow up (phone call, email, text about satisfaction). Nothing but good to mention about the staff here at the complex. For the most part, this complex is meant for young professionals, and people who live in San Marcos but are not college students. Doesnt mean college kids cant live here, its just a little pricey for the students to live here on their own (this comment is in regards to the local "impact" newsletter and the reported mean salary wages and mean age range of the city). Really, if you are looking for a luxury apartment complex that has a good mix of people, above average amenities, and just far enough away from the college, I'd recommend this place. Good luck in your apartment hunt!

LIVE HERE IF YOU LOVE MOLD!!…read more If you have health conditions or mold allergies, or if you are perfectly healthy stay away from this place. Living here was a nightmare. And unfortunately took a year plus away from living a normal life. My partner and I were exposed to mold that caused constant headaches, congestion, random illnesses, and breathing difficulties--the list goes on. I repeatedly contacted the office about my concerns, but they completely disregarded them. The only solution they offered was to clean the air ducts for "mildew." Shortly after the ducts were cleaned, our symptoms became much worse, likely because the mold was spread throughout the apartment. We eventually had to contact corporate and explain what was happening, including that I have pre-existing health conditions. Corporate said a professional mold tester would be sent to the apartment. After the testing, the property manager emailed me stating that there was mold growth, but claimed it was "normal." When I asked her to attach the actual test results, she sent another email stating the conclusion showed no mold growth at all. These were two completely contradictory statements. The results themselves showed elevated levels of Aspergillus/Penicillium and the presence of multiple mold types that were not found outdoors, which was used as the control. Despite this, management insisted the mold levels were "not elevated." And It was mostly in the bathroom connected to the bedroom where I sleep and spend half of the day there!! This experience was incredibly frustrating, misleading, and harmful to our health. If you value your well-being--especially if you have allergies or respiratory issues. I strongly recommend staying far away!! Even 9 months out of the moldy apartment I lived in, I am still fighting with health issues. I would give this place 0 stars if I could. Living here was disgusting. On the other note THIS APARTMENT IS WAY TOO EXPENSIVE TO BE LIVING IN THESE CONDITION!! Go save money, time and your health by choosing another apartment. UPDATE TO SYNC'S DUMBASS RESPONSE: They are really gonna reply back saying that there was NO mold growth. Look at those disgusting pictures of MOLD in our apartment. And I guess all of my health problems I'm just making up . THE COMPANY THAT CAME TO DO THE MOLD TEST WAS HIRED BY SYNC. So if you have the same problems. GET YOUR OWN MOLD TESTER. They also keep saying that the testers tested NO mold and that's not what the tests or results say. The results say that the mold levels aren't elevated. Which for a normal person you might not feel the effects as much. But I have health issues that they never seemed to care about and made no difference to them. They would not let us resign on our lease the only option was to move to another moldy unit. AGIAN DON'T MOVE HERE. GO LOOK AT ALL THE REVIEWS CALLING THEM FRAUDULENT!!!

After moving out, we were charged $2,685.17 for full flooring replacement. We acknowledge that our dog damaged approximately 3-5 planks of laminate flooring near the back door, and we have never disputed responsibility for reasonable costs associated with that damage. What we dispute is being charged for replacement of the entire floor. We formally disputed the charge on July 26 and requested photographs, an itemized invoice or estimate, an explanation of why the affected planks could not be repaired or replaced individually, the age of the flooring, and an explanation of how the charge was calculated. After receiving no response, we followed up again on July 31 and gave management until August 7 to respond. As of August 8, we have received no response or supporting documentation whatsoever. The property's initial notice also stated that the resulting $2,321.67 balance could be sent to a third-party collection agency if not paid. We have made multiple good-faith attempts to resolve this directly and have been clear that we are willing to let them retain our security deposit toward legitimate move-out charges. We simply do not believe we should be required to pay an additional $2,321.67 for a full floor replacement without documentation demonstrating that it was necessary and that the charge is reasonable. We have now escalated the matter to W3 and are giving management until August 14 to respond before pursuing further action. Our experience has been extremely disappointing, particularly because we have tried repeatedly to resolve this privately and professionally and have received no response at all

The location is great, very quiet, and clean from what I've seen so far. The parking is a free for all which I actually like to be honest... Haven't really had any issues with parking outside my apartment or close to it. Even though our apartment has a built in washer and dryer, the complex still has a community laundry facility, a little play park for kids, a computer room, and a nice little gym with basic amenities. The main reason for my review is because of the staff that work here! Coco is the Boss lady in the complex and she doesn't disappoint! She made setting up our apartment in Austin very easy and she was very patient with any minor set-backs that naturally come with moving into a new home/city. Since being here, she has always been contactable for any questions or issues we have had since moving in... I can't speak much on the new manger as I didn't interact with her (which isn't a bad thing), and the maintenance team was always quick and reliable. The property cleaning lady left A LOT to be desired, you see her walking around daily, but nothing ever seemed to be getting cleaned and you would often see the same trash in the same spot for days on end. The walls are kind of thin and there were some pipe issues, but I believe those were fixed as my lease was ending so it may no longer be an issue. The parking garage is nice, but beware of inconsiderate neighbors who speed through, not much management can do about that though. The amenities were limited at the beginning but by the time we moved out, everything was open with safety measures. They did a great job at managing the Covid situation. During the storm they kept us updated and even got us water and a warm bus until the electricity came back on. Honestly, they really take care of their tenants in many ways with live entertainment, except use classes or free or discounted food trucks. The 1 bedroom apartments have tons of cabinet space, spacious closets and modern appliances. It was a good layout despite some noise from upstairs. The worst part about AGR would be the garage and dog parks. I just don't understand why they would make such a narrow garage in a state that is known for having massive trucks. There are so many cars that have scraped up on the wall that we could start an Instagram for it. There were also some car break ins because the gate was left unlocked many times. Turns out the cars that were broken into were unlocked. They did have a ton of water shut offs but luckily it never affected my side of the building or it occurred while I was at work. The best part, besides the unit itself, was the staff. They are always on top of it. You can always count on someone helping you out with any questions or concerns in a very friendly and caring manner. I really do miss them.
