    Me and my family had to live with a mold infestation during the 2022 winter (apt 1103, building 1). The manager Jake and supervisor of maintenance were not supported by corporate, Sync Residential, and we're told to just dehumidify the place and tell me I was the problem for keeping my home too hot ( mind you it was 20 degree cold weather). I actually forgave and moved on and just kept cleaning it up till winter was over (and it's not management's fault at Purgatory, it's corporates fault!), but I got screwed again at sync kingsland Ranch in Katy, TX, where the manager, Bertha at that property FRAUDULENTLY charged me $144 for an old microwave that I never used and my husband used maybe twice! I hope Jake and Vanessa do not use that tactic that Bertha at Kingsland Ranch does because that would be heartbreaking! So, Sync residential is removing ALL of my reviews on Google and trying to hide how FRAUDULENT their corporation is.

    This review is on the basis of living in this apartment complex for almost 2 years (1yr 11mo). The complex itself is beautiful; it has the looks of a modern apartment complex like in Irvine, Ca (look it up). The grounds are well kept and the common areas that include the amenities are equally just as nice. There are deer right outside the complex at the creek and also miles of hiking across the street. I think where the complex falls short is the upkeep of the grassy areas. Although it is not the complex's responsibility to pick up animal feces, there are plenty of times where I've walked by patches of grass that has dog poops and no doggy poop bags at the clean up station (at least this complex provides bags, so that's a plus!). I've lived in two different apartment sizes thus far, 1 br 1ba the 700+ square ft and the 640+ square ft and really it's up to your liking on how much you want to pay. Do note though for a nicer view of the lake, stained concrete floors (great for pets), first floor luxuries, bigger sqft. etc., you will have to pay a tad bit more, but really you get what you pay for. The community and residents itself is a good mix. I like the fact that there is diversity here (college kids, young professionals, and working adults). That can also be a con, because although it is a luxury apartment complex, there are college kids who cause a ruckus from time to time and I have filed a few complaints to the office regarding that. Other than that, the social events that the leasing office provides provides a good opportunity to commingle and get to know your neighbors. Lastly, I'd like to mention that the front office staff are simply amazing. Having lived here for a while, you get to know them and how sincere they are about addressing your needs. They are a small staff and sometimes it can take a while to address your concerns, but when they do get to your concerns (and complaints), they seem fair at fixing the problem and they do have a nice follow up (phone call, email, text about satisfaction). Nothing but good to mention about the staff here at the complex. For the most part, this complex is meant for young professionals, and people who live in San Marcos but are not college students. Doesnt mean college kids cant live here, its just a little pricey for the students to live here on their own (this comment is in regards to the local "impact" newsletter and the reported mean salary wages and mean age range of the city). Really, if you are looking for a luxury apartment complex that has a good mix of people, above average amenities, and just far enough away from the college, I'd recommend this place.     Great location and nice apartment complex. Having the green belt nearby gives access to wildlife and trails.The staff are very helpful.

After putting our security deposit down and signing our applications we scheduled to meet with Angie for another showing just to refresh our memories. We were scheduled for July, 18 3:00 pm. Upon arriving Angie was not there. We called and she said we wouldn't be able to tour the property today because she was unable to get approval from the current residents to tour. She admitted to dropping the ball, however all it took was a phone call to cancel with us and avoid wasting everyone's time. If I respect your time then respect mine in return, especially when it's your hands I lay my money in. We rescheduled a second appointment for July 20, 1:30 to tour. Upon arriving Angie was not there again. We called, she answered and completely forgot about our appointment. She finally arrived 20 mins late. While waiting for her we called Williamson Company in order to file a complaint. Our phone call with Tim (the owner) was worse than our experience with Angie. After explaining what happened he said "If you're unhappy we can give you your money back, idk what you want me to do. I'm not gunna fire her and she has a lot on her plate." After hearing that we concluded Williamson Company just didn't give a fuck about their residents or running a business properly. We were better off pulling out and getting all our money back which is exactly what we did since we hadn't even signed a lease yet. We rather scramble around now to find another home then ever deal with this company again. Why not just call and cancel rather than not show up? Why not keep your word? Why not ask if there is something you can do to help instead of immediately resulting to give us our money back? Or why not be a company worthy of being trusted with people's money? Don't trust these people with your time, money, or home cause apparently you can't expect anything from them.

Just replace the boards with actual rot and stick a chunk of wood under one of the support beams. (Literally didn't even nail it down, it's held entirely by gravity) Door rotted off its hinges? Wait 4 days, toss a 2x4 over the offending hole and then replace it with the cheapest metal monstrosity you can find about a week after that. And send the insulting repairman. The contractors they hire constantly leave projects half finished with no time estimates of when/if they'll show up or how long things will take. We've literally had repair show up in the middle of the day unannounced and if we don't hear the door or have stepped out (because we have NO clue they're coming by) we get victim-blamed like its our fault. Garbage support and garbage maintenance. Before you move into any property, be sure to hire an Independent Contractor to make sure the roof doesn't fall down on you from termites. Because they certainly won't warn you.

Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours.
