These guys are crooks! They charge for work not performed and grossly overcharge for work that is.
I hired Prosite to inspect my crawl space for possible pest intrusion. I noticed that the two screens on my foundation vents were damaged. There was no indication of pests in the building; I scheduled the inspection simply as a precautionary measure.
Prosite reported that my crawl space was infested with mice, rats, squirrels, voles and insects. They also reported that surface water had entered the crawl space to a depth sufficient to wet the underfloor insulation. They provided an estimate of over $8,000 plus tax to remediate the damage.
Two Prosite employees worked less than 7 hours, removing insulation and vapor barrier. A third arrived in the late afternoon with a truck to haul debris for disposal.
I inspected several bags of removed debris and observed no indication of rodent feces or urine odor. Prosite provide several photos, but not one photo of any rodent or rodent waste was provided. Traps were placed and maintained for two weeks following the removal of insulation and vapor barrier to ensure no rodent was left behind. Not one rodent was trapped.
Prosite recommended installation of an automated sump pump in the crawl space to prevent water from again damaging new insulation. They promised an estimate within a week. When after three weeks the proposal was not provided, I asked a waterproofing contractor to quote the work. This contractor reported that a pump was not needed, that there was no evidence of anything more than damp conditions normal to my location, and that water could not possibly have reached the depth reported by Prosite. No pump was installed, the crawl space remains dry .
One Prosite employee spent less than 6 hours to replace the insulation and vapor barrier.
Prosite installed four door sweeps available at Amazon for $33 each in less than one hour. Total charges for this effort exceeded $700.00
In summary, Prosite employees spent a maximum of 30 hours at my site. Given the benefit of doubt, their travel may have required another 6. If Prosite pays $50 per hour (and of course they don't) total labor costs for my project might have been 1,800. Insulation and vapor barrier for my 950 foot crawl space retails for about $1.50 per square foot, that's another $1,425 for total project labor and material cost of $3,225.
I'm convinced Prosite overstated the extent of infestation and water intrusion on my property to promote their overpriced services. The inspection fee was to be credited if a cleanup was conducted. It was not. Their estimate included installation of a negative pressure exclusion area if necessary, yet no deduction was given when it was was not provided. They charged for three rodent trapping events, only two were provided. They charged over $600 for Disinfection of the entire crawl space "to mitigate animal/ rodent feces, urine or pathogens". There was no disinfection performed which is doubly troubling.
As I said at the beginning, these guys are crooks, as is evident by their apparent 250% profit and overhead charge. read more
