Excellent work done by Property Services GC! We had a mother-in-law suite added to our house last year. It was a somewhat complex build as we used one existing bedroom and covered porch which were turned into a great room consisting of a living room and kitchen with beautiful cabinetry and an island. This phase of the project required opening an exterior load bearing wall. The next phase, an adjoining bedroom was added with bathroom including a walk-in tub, a linen closet, and a walk-in closet. The addition is perfect and everyone who visits remarks on how beautiful it is. We have to say owner Steve, and his crew, takes pride in the quality and craftsmanship of the work including any work done by subcontractors. If a subcontractor did something not up to par, the owner or his crew would point it out and make sure the work was redone correctly or fix it themself. My mother-in-law changed her mind about a few things halfway through the build. Not only did they make the changes, but they also went out of their way to make sure she was happy every step of the project. We highly recommend Property Services GC and plan to use them when we build a new house in the future. read more

Property Services GC did a FANTASTIC job putting our house back together after hurricane Idalia flooded us. Everything had to be gutted and rebuilt from the floors up. If anything positive can be said about rebuilding after hurricane flood damage, it starts with Steve and his team. He listened to everything I wanted ... Even if he didn't agree! We are so fortunate that we found Property Services GC (looked on BBB) for the specific work that we needed to have done. We were looking to simply replace a railing and some roofing on our 3rd floor deck that had gotten loose and blew off the deck during a windstorm. However, due to the conscientious effort of owner Steve and his crew to learn why and how this had happened, we learned that all three floors of the outside deck were rotting and probably had been deteriorating for years - and it was never noticed by previous owners of the home. The condition could have posed a very dangerous situation of which we were completely unaware until we were shown what was beneath the layers of Hardie Board siding and deck flooring. With the holiday approaching and guests coming and going throughout our home, it was imperative that the situation be remediated. We have never seen a crew of workers so dedicated to their work every weekday for two solid months, as they had to break down the rotted structure of the deck and rebuild it with new materials. Steve was very hands-on and involved throughout the entire process. He made sure that we understood the process as it evolved and there was never a question about anyone making shortcuts or not getting the work completed as promised. We were advised of the materials that should be used for homes located on the water and worked with Steve to make the changes that would prolong the life of our outside decks without breaking the bank. It is unfortunate that there are many other homes on Hernando Beach that potentially face the same situation (our home was designed by an architect in 2004 and built with quality materials at the time); these homeowners may not be aware of the danger that exists as the original unseen materials continue to disintegrate. We are very happy that we contracted with Property Services GC to do the work. They were meticulous and never left their trash around after each day was over. They worked as a team and never wasted time during their working schedule. They were respectful of us, never blocking our vehicles where we couldn't go anywhere...never had loud voices to each other from one floor to another...and were absolutely an ideal team with whom to be contracted. We also appreciated the Office Manager, Michelle, who was very prompt to keep the billing documents, receipts, permit, and ordering of materials taken care of. My wife and I have used Property Services GC for construction, renovation and repair projects at our home on Hernando Beach for almost ten years. Steve Culp and his team of professionals at Property Services have consistently exceeded our expectations. The jobs were started on time, finished on or before time and the cost was always less than estimates received from other contractors. Steve personally inspected each project and had his team make changes, at his expense, when he was not satisfied with the work. To illustrate some of the work done at our home, Property Services has replaced exterior house walls and windows, replaced a two-story wooden front staircase with a personally designed cement staircase, replaced the front door, completely remodeled the Master Bath, Guest Room Bath and a half Bath, removed a hundred foot cement driveway and replaced it with pavers, and repaired the cement platform by our boat dock.
