The Reserve at Long Lake Ranch is a simple and cozy gated community that was built not long ago at 1692 Nature View Drive in Lutz, Florida and listed for buying right now. The property is developed by M/I Homes, one of the nation's leading builders of single-family homes, having sold over 113,100 homes. Each house in The Reserve at Long Lake Ranch community varies in size from 1,556 square to 4,445 square feet. Kitchens& bathrooms come with granite countertops and the kitchen has steel appliances. Students who live in The Reserve at Long Lake Ranch will attend these highly rated schools in the Pasco County School System: Lake Myrtle Elementary, Charles S. Rushe Middle, and Sunlake High. Community Amenities include: Tennis Court Pool Poolside Cabanas Lakeside Dock Lakeside Walking Trails Basketball Court Kids Play Ground Park Club House Probably the best thing about this community is that it is not too close to major roads and quiet. The Long Lake Ranch's community tennis courts are always packed with leagues playing and the pool is always busy so it is nice that the reserve has extra courts and a pool that is not crazy busy. I particularly enjoyed the lakeside walking trails and the shade offered by the poolside cabanas. The community's website said this place was gated but other than the club house, the community is not gated. The back entrance to this place is not lit at all coming from 54 or from Land O Lakes Boulevard and is a bit scary to drive through because you don't know if a deer will jump out. The main entrance is a bit better lit but is a bit more out of the way. The streets seem to be a bit less wide than standard which poses a challenge when people park on the sides of the curb. If you're looking for a nice community in the Lutz, Land O Lakes area, I can definitely recommend the Reserve at Long Lake Ranch with the exception of what I noted above!

    Tips for buying a Mobley house: 1. Consider any other…read morebuilder first. This is a terrible company with poor communication that uses intimidation to push through shoddy craftsmanship. Example: We requested a repair of a wall after the building manager had ignored my emails for weeks and then tiled over the drywall. Our original blueprint said to have the showerhead centered over the niche, but did not specify where on the wall the niche would go. We, being first time builders, assumed they would do it in a way that make sense, and didn't think to second guess this. As a result, they put the niche far down the wall so the two showerheads sprayed in more or less the same area, and yet it was per the contract because the showerhead was "centered over the niche." The only time we heard from Marc Mobley he said "If they didn't make the selection and are filing false claims with the BBB [I filed a TRUE claim with the BBB], then we need to cancel the contract. Please let me know where to wire the deposit funds, and I will do it today." As in, "if they continue to fight us on it we will just take the house from them." 2. Unfortunately, Mobley knows it's a bad company, so he buys in places people want to live. If you want the lot, you are married to this builder. In this scenario, the best option is to pay Mobley as little money as possible. During the build, we had to remind and prove that we had paid for major upgrades that were not being done. The details in our house are shoddy - the drywall, the paint around outlets, the joining in the floor, the molding, it all looks as you'd expect, like it was done by people who don't care about quality, just the number of houses finished. I recommend taking credits for things during the build and finding a better company to come do it for you cheaper and better after close. You can also negotiate upgrade money into your contract price (even at the housing explosion peak 2021, we got 20k in there, so I am sure you can do better). This is free money they give you toward all the things beyond the "Mobley standard." 3. Protect yourself. Hire an independent inspector, take photos, and demand photographs of the fixes. It was incredibly satisfying when our building manager answered a question with "yeah I don't know, that just happens," and our independent inspector was able to say "no, this happens because there was a mistake during install." Also have your realtor walk through the house with you as often as they are willing. Bring them on your blue tape day to notice shoddy workmanship. Regarding blue tape day - bring a marble to check your floors, bring a phone charger to check outlets, and take your own notes. Check EVERYTHING. 4. You have a grace year where they are still responsible for their errors. We got a LOT fixed in that time. A few examples: All our toilets were backing up and gurgling, there were multiple large holes left in drywall with smaller nicks around outlets and light fixtures. Caulking had not been re-touched and in some places had not been done at all. Tiles were installed upside down. The flooring people came back no less than 5 times to fix warping and pulling up from the foundation, and the floors are still uneven. At one point Kirk and our manager Reg came to our house and said that "Everything was to code." Not only did they not even bring a measuring tape into the house, but they couldn't actually tell me what code standards were. After further research, it was not to code. This could have been a lawsuit, but I just had them give me the materials to fix it myself. Be vigilant. We had a leak in our roof appear at 16 months after close, but since it was after 12 months, Kirk simply ignored emails and phone calls. 5. Know thy enemy. Even after dealing with them for 18 months, I don't know how much of it was malice and how much was ineptitude. As long as you know that they will try to take advantage of you at every turn, you can stay on top of them. Good luck.

We lined up a second, they had a baby and were too busy. We had people come by and then never send quotes. In stepped Jaime at Mr. Alligator Renovations. Jaime gave us a very reasonable quote and a time frame for starting. That time frame kept getting pushed back (due to another job he was working on) and correspondence was sporadic. We started to worry that this was just going to be another failed experience. But Jaime finally arrived and the work he did was stunning! Jaime allowed my wife to give her vision of the bathroom and he made it a reality. There was a misunderstanding that caused more work for Jaime and he did it with minimal complaints. He kept my wife, who was working from home, abreast of what he was doing and what he was noticing in our walls. He fixed additional items in our house while he was here and truly went above and beyond. After finishing, we noticed a leak, and he was here the next day fixing it. Jaime at Mr. Alligator Renovations does great work, goes above and beyond, is reasonably priced and will help your remodeling vision become a reality. He will be first on our list next time something else needs work.

Jamie had to tear out all the old tile, move the drain and then retile the shower. His communication regarding the project from quote through the install completion was timely and thorough; his pricing was fair and his attention to detail during the install was excellent. I wouldn't hesitate to hire him again and if you are looking for a bath renovation, I encourage you to consider getting a quote from Jamie.
