I needed a cosigner for myself specifically, and had roommates that also had a cosigner so that my own cosigner would not be liable for my roommates but only myself. I ended up needing to end my lease early as I moved spontaneously out of need, and upon doing so asked if my cosigner could be removed from the lease as well. We have been jumping through hoops for months to get him off the lease, and it seems that it is this company's entire motive to make sure we are the ones getting screwed over even though we are no longer affiliated with them. My cosigner does not even know my old roommates, yet he is financially bonded to them because this company is adamant that he cannot be removed, despite everyone having agreed to it months ago. He won't be signing the lease renewal, so unless they remove him now none of these people will get to renew their lease. Hoping that forces them to have some common decency. Otherwise, they have been average. Would not recommend. read more

KNOWN/COVERED UP MOLD INFESTATION LESS DISCOVERED LESS THAN 48 HRS AFTER MOVE IN W/ a 2 YR OLD!!! HOME OWNER AND PURE MANAGEMENT STATED NOT WILLING TO HELP WITH A TEMPORARY PLACE TO STAY AND WILL NOT GIVE MONEY BACK. ALL THIS IN THE FIRST 4 DAYS OF MOVING IN. CONTRACTOR DEED UNSAFE AND UNABLE TO VISUALLY SEE WHERE MOLD STOPS ON AIR FILTRATION WALL. ALL 3 OF US ARE EXPERIENCING SYMPTOMS OF TOXICITY AND HAVING TO SEEK MEDICAL ATTENTION... LAWYER TO BE CONTACTED ON MONDAY!! Not even 48hr after move in (w/ a toddler) i discovered a HORRIFIC mold infestation purposeful hidden by fancy protectors and fresh plywood that was throughout the entire apartment. I know it was known because someone literally placed a envelope with the extra keys in the cabinet that was COMPLETELY covered in mold and with no mold yet on the envelope I am positive it was put there the morning I moved in. Immediately informed management and got told that everyone was out of town for the 4th of July and this is nothing they can do until Monday, 4 u be black mold. Then lied to that someone will come 1st thing in the morning inspect. Today is day 5...I have continuously called the specific property management, emergency maintenance, the main office and sent all property managers and the no show contractor, #50-#55 of the #125 Pictures of the infestation that included our entire AIR FLOW SYSTEM, REFRIGERATOR, OVEN AND ALL THE STORAGE FOR FOOD ... i also made it very clear that I felt unsafe and that my entire family's health is at risk and that is not okay and literally breaks the law. No response or acknowledgment. The main office told me that they personally spoke to my property manager and she will be calling shortly...next day, still nothing. I cannot afford to relocate my family and 2 dogs to a pet friendly hotel, in Nashville, on a holiday weekend, without any notice for a MINIMAL $900.00 and that's if I was lucky. After my 10th call to the main office in 12 hrs, I was promised a call from whoever it is that is going to come and double check that all 50 pictures sent were valid and I guess not photoshopped. Hopefully that call comes soon because my 2 yr old is getting a rash all over and is starting to cough a lot and since last night I've been having constant nose bleeds, a constant migraine and severe shortness of breath. Fingers crossed that someone will do the right thing and hopefully before things get really worse or lawyers get involved!! read more

Beware! Complete Lack of Care and Integrity! I had my property listed for many years with Pure Property Management of Tennessee (formerly Property Management Connection, now Pure HomeRiver Group). Over that time, they completely failed to properly maintain my home, allowing tenants to cause severe damage without holding them financially responsible. It ultimately cost me thousands of dollars out of pocket to repair. Furthermore, management lied to me regarding tenant renewals and repeatedly authorized unnecessary, costly maintenance work through their own contracted repair vendors. Some of the repairs exceeded their authority limit in my management agreement. When I raised concerns, a company representative actually told me that I "cared too much" about my own property. As an owner, of course I care--I want to attract great tenants and keep them happy so they stay long-term.This company does not care about owners or tenants; they only care about collecting fees while doing as little actual work as possible. They nickel-and-dime tenants with fees that are never passed along to the owner, misrepresenting both sides. Whether you are a property owner or a tenant looking to rent, I cannot stress enough how important it is to avoid this company. read more

Avoid!!! They charged us $1200 for reasonable wear and tear after moving out (cleaning fees, painting fees) even when there we explicit clauses in our lease prohibiting them from doing so. read more

Be extremely cautious of this company. They find a way to sneak in extra charges that even violate their own lease agreement. I am currently in a dispute with them over mysterious charges. They are actually charging me over $1200 for an accounting error that they made! My opinion would be to find another company and avoid this one like COVID. read more

This company took over from my previous company in early 2023. Poor communication , 3 different people assigned as my account manager . No one ever available on the phone, response time was long, if I ever got a reply, follow up was non existent. I do not recommend this company for property management needs. read more

I rented a one bed apartment for under 6 months from this company. I ended up finding a sub leadser and getting out of there. Upon move in there was NO bathroom door!! When I noted it, it took another month before they were out to install one. The first weekend in the apartment the sinks flooded with brown water, multiple visits from a plumber throughout the six months for leaks, flooding, or pipes just backing up. Multiple plugs in the unit were loose and shaking if you tried to plug anything in and or didn't work at all. The location I rented at had a major stray cat problem brought on by another tenat who was bringing home a new kitten every 4-6 weeks. Anytime I spoke with the staff ot was met with well we can't fix everything at once or we'll definitely look into this and never do. The final straw for me was when my window AC unit started sparking and I was told by the property company that it was ok and to try these things to get the ice off "a separate issue with it " I contacted the handyman that had been out to work on it previously and he managed to get the office to ok a new unit. I would save yourself the trouble and potential fire hazard and rent anywhere but here read more

PMC has communicated with us often and has walked with us through the steps of signing, payment, etc. They've made the whole process easy to navigate. read more

I would give zero stars if I could. This has been the worst renting experience for my roommates and myself. Emails and phone calls are ignored, maintenance requests are ignored, and there is zero communication within the office. We were told that we can only submit 1 maintenance request per month even if there are multiple issues per month. We were also told that pest control is our responsibility, but then have a pest person entering our home without our knowledge who was apparently hired by PMC. There were no baseboards in the basement upon move in, and our maintenance request was ignored for over a year despite several spiders entering through those gaps. I will never rent from this company or recommend this company to anyone that I know. read more

After reading other reviews, it seems that I am not alone in my experience with this company. I have a very specific set of needs in terms of finding the right rental property, and after 6 months of active searching, I found one that checked all of the boxes. I corresponded w/3 different people during the application process. Miranda, Sarah, and Ricki. All assured me that I was the first to submit an application, and that they operated on a "first come, first served" basis. As such, I jumped through some pretty tiny, circus-style flaming hoops to ensure that I submitted a complete application as quickly as possible. I had it in the bag. First to submit an application, impeccable rental/credit history, and a boastful debt-to-income ratio. I finished submitting everything on a Thursday afternoon. First thing Friday morning, I receive an email from Ricki. He informed me that a "complete" application had been submitted, and therefore superseded mine. Deposits were received, leases signed. Per his rationale, my application was incomplete due to an inability to obtain information from my rental reference. I didn't list multiple rental references, because expediency was the goal, and the assumption was that if they needed more than one, they would reach out. They allowed less than 4 business hours for my reference to respond before moving to the next application. When I spoke to yet another brilliant underling, David, the following day, he leaked the contradictory information that they didn't expect a rental reference response in less than 24 hours, yet mine got passed over in less than 4. Zero apologies were given. I was told that I misinterpreted the meaning of "first come served." Request to refund the application fee on principle denied. My children and I are heartbroken. I'm in disbelief after the callous disregard for another human's needs, and the blatant flaunting of hollow and greedily-malleable business policy. Homeowners, please understand that this company represents your character, and integrity towards their prospective tenants is clearly a low priority. read more

Gave them a 75 days notice we wanted to end our lease early due to buying a house. Before we moved out we painted everything again, hired a professional cleaning crew, and a lawn care company to tend to the yard. They did not place our property to be rented until 4 weeks after we moved out. At this point we have bought out the remainder of our lease and are still being completely ignored. We also are being completely ignored regarding our security deposit. No response to calls or emails. During our two years as tenants, we never were a day late for rent, kept the house in immaculate condition, and never once had an issue yet they have made this transition an absolute nightmare. Told lies over the phone, told we will be called back, emails telling us they will give us updated info and then completely ignored. Under no circumstances would I recommend dealing with PMC or renting one of their properties. We were nothing but good tenants and can't even get a response out of them regarding $1900 dollars. i Have never left a yelp review before but am doing so in hopes of preventing anyone else from dealing with the same scenario we are. read more

After a long strain of e-mails with Ricki Schlabach over the course of 2 days, I was disappointed to find out that the property I had applied for and was so excited to get had actually already been taken, within a 4 hour gap. Apparently another applicant was approved and put down a security deposit AFTER me, and I wasn't even informed. I don't appreciate my time and money being wasted. That was $100 solely on applications alone, in which I responded in a timely manner to every e-mail and complied with every request. I was completely mislead. read more

If you see this company as lease holders run! They are incredibly unhelpful. The maintance guys never answer phones abs they outsource everything which prolongs any results. I am a current tenant at heatherwood apartments the company is pure trash! read more

Horrible , condescending, rude, and unethical. PMC Took over management of Heatherwood Apartments in Madison about a year ago and immediately the place went down hill. The evil owner of the complex apparently fired the on-staff building manager and maintenance guy Lisa and Tom to let these clowns run the building into the ground. Trash always on the ground, the pool was shut down and they filled it in with cement because they did not want to pay to keep it clean. The building before PMC did not allow pets, because its a small complex, but now PMC allows pets and now there is dog poop EVERYWHERE. Ruined several pairs of shoes just trying to get to my car. I have yet to see anyone come to fix anything in a year. And as an extra bonus, they tagged on almost $100 in fees on top of increasing the rent astronomically. $35 fee for the privilege of paying your rent, $10 fee to pay the owner's property insurance for him. The list goes on. When I questioned one of the PMC workers on the phone about the charges, they told me "If you don't like it, you can move somewhere else". Pretty sure they are doing something illegal with some of the charges and the fact they attempt to have you sign away your Tennessee rights as a renter in the lease. I would NEVER rent or lease from any place they manage ever again. read more

Of all the bad property management companies in Nashville, PMC is the worst. Unprofessional, rude, and disrespectful service, that is, when one can get a response. They hire the cheapest maintenance people that do subpar work. They locked me out of my unit for no reason and with no notice, as well as no recourse, at night. I climbed in a window, oh yeah, the only window that actually opened. (Fire hazard) They don't treat for bugs and won't fix doors or screens properly, then when the neighbors had fleas, guess who else got them! To that, they rented to people that abused each other and their dogs. Fighting, screaming and partying at all hours. There was a water leak from the upstairs apartment for years. Also, they will enter your unit whenever they feel like it and blow it off as a clerical error. Even if you're desperate, run, run away! read more

Showed up to a showing and was waiting on someone to come show us the house. Received a phone call 15 minutes before they were going to show up and told us they needed to cancel our showing because they received an application an HOUR BEFORE WE SHOWED UP! They waited for who knows what reason to tell us, and wasted a hour or so of afternoon. I understand real estate is a vicious market but it was a terribly unprofessional way to handle the situation. The taste in my mouth wouldn't be nearly as bad if they had sent someone out to our showing to tell us that it been taken, but still show us the house just in case the application fell through. Waiting until I was standing outside of their property to tells us something they should've informed us of immediately was a classless move. I would not recommend working with these people unless you're ready, or not, to sign an application before ever step into to your further residence. read more

if I could give them 0 stars I would. plumbing issues when I was out of town. when they finally got back to my wife they wanted her to troubleshoot the issue herself! she told the lazy maintenance guy on the phone to F off. they sent a plumber two days later. I moved out early because we bought a house. I know this is partially on me for not reading the lease agreement BUT they charges me 6k to move out early. 6 thousand!!!! what the hell. they kept everything I gave them upfront and an additional 6k. that is ridiculous Do not rent from this company ever read more

We had to break our lease due to safety issues and because of covid related issues. When I spoke to PMC they acted as if they understood my situation and I was told they would speak to the owner about to reducing or removing the lease buyout fee. They told me multiple times on the phone and by email that they would reach out to the owner and that it was the owner's decision to determine the lease buyout fee. We were eventually told that the owner required the full lease buyout fee so we went ahead and paid it. Then as I was moving out, I spoke to the owner (who broke their contract with PMC because PMC did not communicate with them). He was not aware of any of the safety issues we had or that we had requested that the lease buyout fee be reduced or removed due to these extensive issues (We had people shooting our car during the day and other issues). I am very disappointed in the blatant and intentional miscommunication and lack of professionalism. I have yet to receive any explanation or help from PMC. read more

I paid an application fee as well as a full security deposit of $1,650 for a unit with Property Management Connections. A day after I paid my security deposit I received an email stating the unit was no longer available and had either been leased to someone or is no longer on the market. At that time I went on to look for a HOME elsewhere. Almost two weeks later the sent me an email with a lease agreement for that same property expecting me to continue with the process. In between time while looking for another home, I contact and spoke with someone in their office and they stated that I would receive my security deposit back. Especially being that it wasn't my fault for the unit or them sending me an email stating the unit was no longer available. Although I signed the agreement, it is unfair to send out misleading information and then expect someone to be okay with giving out free money. We are in a recession. When someone is looking for a home, they give you their desired move in date, and pay their dues, then you tell them it's no longer available, but two days before their desired move in date you are rushing them to sign the lease so they can get moved in is ridiculous and unprofessional. In my opinion they are a complete scam. Honestly wish I would've read the bbb, google and yelp reviews prior to doing business with them. The excuse I received for the misleading email after they received my security deposit was that is an automated email, however...I did not hear anything else from them until almost two weeks later. read more

These guys know their stuff. As an owner, its important to me that I've got someone to trust and that's efficient with their processes. Trevor and his crew send statements on time. Handle maintenance quickly and I don't hear much excuses. I've had one or two issues come up, but they jumped right on it after a couple of emails. I'd recommend them if you need someone to watch your investment like it was theirs. Good company. read more

Highly and very disappointed with this company. We were very excited to move into our 3 bedroom to bath house, with fenced in backyard-- which was a necessity for us because we have dogs. Well, We put in a full maintenance request, per PMC and it has been WEEKS going back and forth with Maintenance. We have yet to have anything scheduled, nor have we been able to let our dogs outside without a leash for almost a MONTH now because our fence is down. At first, the landlord was not even going to FIX our fence, even though that is one of the main reasons for renting this property. We are very upset to be paying a PMC fee of $20 a month for a service that is not even provided to us. I would recommend getting an outside source for maintenance issues, because you will never hear from PMC's maintenance crew. read more

This is the first time I've ever written a review on Google - Property Management Connection has been far and away the best management company I have worked with. Since they took over managing my property a year and a half ago, everything has been turn-key. The last mgmt company which we fired left the property a mess while trying to lease it out. PMC got the property fixed up and looking looking great w/in a week - the photos they took were excellent to market the property and it was all done at a reasonable price. After our first lease expired with them, they were able renew the lease with the current tenant and increase the rent by $100. I felt like we were getting nickeled and dimed left and right from the last mgmt company. PMC has been extremely professional, responsive, and I only here from them when something is wrong - which is the reason why I wanted a mgmt company in the first place after renting it out on my own previously. I can't say enough good things about the company - and I wouldn't take the time to write my first review if I didn't truly mean everything above. read more

This is my first experience as a renter, being that I have been a homeowner for 20+ years. I will say that this has been the absolute worst experience and management company I could've imagined. Very disappointed and unlikely I will even stay in Nashville, being the tone of unprofessionalism that has been displayed, along with rude emails and overall horrible experience. Their management philosophy should be reconsidered. As a loyal tenant/ customer, they made me feel disposable and not valued. If you have an option, choose another management company. I have been a tenant for 2 years, on top of a transferee from another city. Bad experience. read more

I wish i could only give 1 star DONT DONT DONT RENT from this company they have hidden fees i'm paying rental insurance and owner insurance? which wasn't disclosed 2. The HVAC unit caused me to have over a 1000.00 utility bill the house is less than 1500 sq ft they sent a repair tech out and found out the unit was short circuiting they came up with a bogus way to only pay 220 towards a bill that was over 1000.00 3.there's termites in the dining room which was never addressed after several emails. and maintenance fees are 100% your responsibility. there over all goal is to make sure the tenant is responsible for everything YOU'VE BEEN WARNED *************** read more
