Working with this company has been the worst experience of my professional life. They are unreliable. Routinely tell me they will be there to work on the project and no one shows up. Told me they would get 2 toilets installed for months, literally took them months. No one showed up for essentially 4 months, from April - July 2025. Since the insurance company already paid them I have no leverage. They also misrepresented how much work had been done to the insurance company. A number of my tools went missing while they were working at the site. When they do come work they regularly leave the doors unlocked and semi-regularly physically open when they leave for the day. They leave multiple lights on almost every single time they do come work. 2 Westminster inspectors said they were "incompetent" and the inspectors had never seen anyone try and use such under-sized support jacks. Unfortunately, this is a house fire claim and the insurance company already paid them so they rarely show up and work. The project is 7 months behind schedule due to their trying to cut corners on the I-beam supports. Luckily the City of Westminster caught that. Did not properly winterize the plumbing and had numerous burst pipes and joints when they turned the water back on. They were unwilling to replumb the house, even though that is what an independent master plumber recommended, but ripped it apart trying to fix all the leaks. That mistake added more than a month by itself. Property Doctors are unprofessional, incompetent, over-priced contractors with subpar work quality, terrible follow-through, and poor communication. I have to go behind them and fix terrible mudding, painting, caulking and other work. They have been terrible to work with, we only used them because our insurance company said they had worked with them before. Save yourselves a lot of time and trouble - Do Not Hire Property Doctors! This company was referred by insurance for reconstruction of flood damage in my home. Tom came out within a day or two for an estimate, which he said he would get to me by Friday. Friday came and went, so early the next week I asked about status. He said he was waiting on insurance to answer a question. Several weeks later, he had an estimate that insurance approved. However, I didn't want an exact rebuild. Things like linoleum/vinyl sheet look super dated so I had been asking all along for an estimate that reflected the exact scope of work they were to do. I kept on asking for updates, but after about 44 days from first contact, they still had not provided the actual estimate, and they didn't have me on the schedule. At that point, I found another contractor, evergreen plumbing, who said they could start the following week. Oh, and Tom, you drew the floorplan wrong. He drew it as it would appear from underground, rather than top down. So pros would be: they work with insurance and charge average prices. Cons are that they say they are eager to start but they f around and waste months of your time. Unfortunately I have still not found anyone who can act quickly, do high quality work, and also is familiar with insurance estimates. read more

Overall property doctors has been one of the worst companies that I've ever had to interact with, the last year working with them has been atrocious to say the least. I don't know where to begin the list is so long. From Malcom (GC) unlocking my door and walking into my house unannounced, no knock while I was sleeping, the absolutely lowest quality work from a company, the inability to communicate or get simple tasks done. The slander of me and my name caught on my ring camera in my own house. The damage of my house while trying to "fix" the original issues, the front office has literally no idea what's going on. Candace the office manager just refuses to answer emails or phone calls and passes off duties to coworkers who again have no idea what's going on. Do whatever you can to avoid this company unless you want a years worth of stress. read more

When Property Drs first responded to my home to mitigate storm water, there were 2 large puddles of standing water in 2 different rooms. Some of the fans were actually placed partially in the water. When I asked the staff if they planned to shop-vac that water up, they responded that the fans would take care of them. The puddles took approximately another 24-hours to evaporate. After this experience I have discussed with my claim adjuster and another water mitigation company separately and they both said that the same thing, that standing water should have been cleaned up before any equipment placed. There is the possibility that part of my engineered wood floors could have been salvaged if this action had been taken not to mention the hazard of electrical equipment operation in water (although they were not submerged). They didn't know how to properly mitigate per FEMA standards by removing the baseboards and partial dry wall, wood flooring to properly dry the structure to avoid secondary damage like mold/mildew that is not covered by insurance and is an expensive health impacting problem to fix. When I got them the instructions on how to do this, they told me I would need to pay 50% up front so I waited over a week for an estimate that never came. I ended up terminating their services and hiring another company that knew how to do this. Afterward. Property Drs tried to get me to sign a release that I did not allow them to partially remove structure to properly mitigate and they are not responsible for the results. I refused to sign this because I was the one asking them to take these actions. My insurance people told me it is very unusual to ask for money up front, they usually work directly with the insurance company. BTW, the other company I hired is ServPro and they gave me estimates up front, contacted my adjuster to make sure what they were doing was aligned with the adjusters assessment. They also informed me that the rates they charge are per industry recommendations, which I confirmed with my adjuster. Property Drs charges almost 200% of what ServPro does. They also charged me for after business hours service when that did not occur. I contacted them about this being an error, I hope they adjust the invoice, we'll see. So just a warning, any after business hours services are a lot more expensive, so ask why you need monitoring after business hours before you agree to it. Ask for their rates up front before you agree to them starting work as they charge for each machine per day. Another thing I learned, insurance maximum coverage on using blowing fans to mitigate water is 4 days. I have Property Drs management of everything I am sharing in this review. I hope they 'clean up' their act. I was so hoping for better. I really liked the idea that they owned by women but based on this experience, I can't recommend them. I hope I provided some useful lessons learned that will help you avoid my bad experience. I wish I had checked yelp beforehand, but I was in the midst of a crisis. This was extremely disappointing. Property Doctors came to me as a referral from a very trusted source and they did not deliver. DO NOT RECOMMEND. I contacted Property Doctors because I found mold under some siding on the back of my house. It was a very small spot but I do not know much about mold and wanted a professional to handle it. I asked a friend who he recommends for mold issues and he said Property Doctors. I called, described the situation, and set up an inspection. On Oct 14, a representative came to my house and did an inspection. The mold spore is about 1 inch by 1 inch (very small). He said that it would be very simple, they just needed to spray and then we could cover it with a specialized paint which helps seal it in. I then asked him how much it would cost and he said a few hundred dollars. I said that this all sounded great (I was worried it would take a few thousand dollars) so I asked him to schedule the spray. He contacted his company and said that they would reach out. I received a call later that day and we scheduled for someone to come out on Oct 20 between 3:00 and 5:00pm. No one showed. On Thursday, Oct 21, I called and asked what happened. She informed me that it somehow did not make it onto the proper calendar and that they would need to reschedule. She asked if I could describe the situation and what service was needed. After I re-described the issue, she then said that they could get someone to my house in two weeks. I told her that I was very disappointed in the service that I had received. She apologized and offered to check her schedule to see if they could get me in sooner so we disconnected with that as the next step. She then sent me an estimate of almost $1,000 to do the work. I called back and spoke to a different female. I asked if the other female was available and she was not. I informed the second woman that the estimate was drastically higher than I was expecting and asked that they call me back to discuss why it was so much higher and to see if a sooner date was available. I even told her that I would not write any sort of negative review as long as they got back to me. After four days of no contact, I contacted another company and got it done for half of what they quoted and completed within 24 hours. Do NOT use this company for mold issues. Property Doctors is one of the worst companies I have experienced. If you are using them, be ready for no schedule, overpayment, and damage of your goods. I was houseless for 9 months. Property Doctors did not attempt to speed up the mitigation. Their employees come and go. Nancy, the owner. Could care less if the job was done and was only worried about payment. I cannot give this company any recommendation of any kind. I have to go to court to get money back and repairs paid for. They added so much stress to the job. Do not use them! I had a pipe leak and the plumber told me he would call Property Doctors to come out and do an free estimate for the repairs. They just kept saying that the damage was worse than what it was (I had a second opinion done). He would not even give me a rough number to see if it was worth filing an insurance claim. I had people show up at 9PM trying to set up fans, after I already called and told the office person if I could not get an estimate I was not interested in the services. Turns out I did my own ceiling demolition. A new ceiling and the wall patches came out to be less than my insurance deductible if I would have filed a claim. read more

WORD OF CAUTION: ask for their insurance before you let them do any work (so when [not if] they mess up you can file an immediate claim)! If I could give this company "0" stars I would. I had the same issue as another reviewer - they came out to help with a shower leak (admitted they are not tile experts) proceeded to cut the shower membrane (basically the rubber bucket that prevents water from leaking if you get a crack in the floor tile) when they removed the bench tile and have refused any fault. **The issue was the tile came loose from the top of the shower bench that resulted in water leaking down into our living room (which the guy they sent out, Chico, told/confirmed for us), it did not involve any sort of leak in the shower membrane. Now, I will have to spend more than $4,000 to fix their screw up because I have to replace the entire shower membrane. This was almost 4 months ago, and I'm still fighting them to pay me for it (as well as reduce their $1300 bill plus finance charges) and will likely have to take them to small claims to get anything out of them. I wish I had waited and used a better company to help rather than hurt my situation. I would recommend getting professionals to handle any leaks related to tile, not this company. read more

Warning! Do NOT use this company. They are great at their two women in the office double-talking you, but this is the only thing they are actually good at! Sadly, we used their services because the plumber that repaired the pipe that had caused the sewer to flood recommended them. Terrible mistake! They took forever to make our repairs, they left things undone and my husband had to finish them. They played every game in the book! We paid money out of our pocket to get a bit of extra work done. But when they finally got the work finished, it took them over 2 months to submit their final charges to our insurance company, by which time the great agent we had, moved on and this new "agent" would not pay what they wanted as it was excessively too high! So, we finally got a check, that was supposed to cover some of our personal losses, but the check didn't even cover Property Doctors extravagant charges. I told them I was not going to pay them any more money. People who say they are money-grubbing unprofessionals are, in my opinion, absolutely correct. So they proceeded to put a lien against my home and so they got their blood money! I hope they really enjoy it, because I will do all in my power to see that they lose business and never know another peaceful day. I am not only going to put warning reviews everywhere I can find to put them, I am also going to call random insurance companies claims departments and warn their adjusters against working with or recommending Property Doctors. We had this company come do an estimate for insurance repairs and then asked them for an estimate for some additional work. We never got the additional work estimate and then after we got the insurance estimate approved and were ready to move forward we could not get in touch with our project manager and he never responded to emails or calls. They completely dropped the ball and now we are 6 weeks out from the damage and have had nothing repaired or scheduled. Going to have to go with a different company so we can actually get the work done and work with someone who is responsive. read more

I strongly recommend All-Dry or another company when needing services similar to what Property Doctors provides. ------------------------------- This company just did an asbestos cleanup two units above my condo and broke a water valve. It flooded my kitchen destroying my infant's bottles, breast pump accessories along with my ceiling's drywall, fixtures and wood floors. The guys on site were aware of what happened, reviewed the damage and agreed that a third party review of my electrical was fair due to conflict of interest. I contacted their offices at least three times with messages with no reply, so I hired the electricians to review the water damage. I am STILL dealing with this company to pay the minimal amount of $230 for the inspection and damage replacements 7 weeks later! My infant, husband and I, along with our out-of-state house guests were evacuated from our home the day before Thanksgiving for a total of 7 days!! We didn't even charge for inconvenience of relocation for that time period and they have the GAUL to complain about a $230 bill to confirm my electrical wasn't damaged, which part of it was and replaced, and my home is safe from electrical fires? Wow! The initial call with the owner, Nancy, two weeks later was her screaming at me saying how dare I hire someone to verify the electrical without her being told (um...return your messages please Nancy). She also stated that there was "no reason to leave your home", even for the safety of our infant after asbestos removal upstairs next to the water valve that was broken. It took four huge fans and a dehumidifier (3x5x3) to suck out the moisture, which took over our entire kitchen and was extremely loud throughout our condo. I hired this company to rebuild my restroom that had some water damage. They started the job and told me it would be done in less than a week. The job took a month (mind you the bathroom only has a toilet and a sink). I even provided them with the flooring, so it wouldn't take any longer. They never called to inform me they were coming to work. I had to call them several times to see when they were going to be there. Then on some occasions they would just show up with no warning. Very unprofessional. The outcome looked like a beginner had done it and they didn't even fix the original problem. I had to have the project manager come back and redo the job. My insurance company tried to warn me away from them- subtly, as they aren't technically allowed to recommend service providers- but I was too dense to take the hints. They handled the remediation following a flood, then discovered asbestos tiles requiring further work. They prepared bills for my insurance company that were false, and when the insurance adjusters called them on their dishonesty and requested corrected bills, they began a game going on for months where they submitted bills for all kinds of false work and materials. During the time my insurance company negotiated to get accurate bills, she began charging $100/ day late fees and put a lean against my home. When the insurance company settled their payment, she began harassing me by phone, calling me obscene names, threatening to ruin my life, embarrass me at work, destroy my finances and even the future if my children. Dean the guy who handled our claim constantly lied about talking to our insurance. Lied about what he told me wife about who talked to who and what he had done. Finally got the roof on and now dropping the check off. After all this a contractor friend told me when someone messed up that bad at his company he would offer to pay the deductable. During the floods that we experienced here in Colorado we were one of the unfortunate ones who experienced severe flood damage. Our entire basement was completely destroyed. I called property doctors on the evening of 9/11 to come out and begin the mitigation process. They came around 9 pm that evening and set up fans and dehumidifiers and then began to pump out water that was pouring in to our basement.They worked for about 2 hrs and then left. As they were leaving I ask them if it was safe to leave the equipment running in standing water. They of course said this perfectly normal. They left and we went to bed. The next morning we went downstairs to see if any more water had come in and of course we discovered that our entire basement had about 6 inches of standing water. The fans were still running, partially under water, and at this point all they were doing was making waves in the water. Before the workers left the previous evening they said they would return the next day no later than 9 am. They didn't show up until after 12pm and all they did was drop off 2 fans tell us to turn the fans back on and then they left. They said they would be back the next day to "check in". They didn't return until Saturday, 9/14, even though I called on Friday of that week to have them come out and pick up their equipment since it wasn't running but rather taking up space. My family and I did all the mitigation and cleanup ourselves and yet I paid this company $1450 to set up some fans, vacuum up some water for about 30 minutes, and then return 3 days later to pick up their stuff. Even though what they did was not worth $1450, I told the 2 gentlemen that's all I will be paying. The workers told me they believed their supervisor would not charge us anything further and that felt bad for us and hoped everything would work out. About 2 weeks later they sent us a bill trying to collect additional funds. We called and disputed the charges and they essentially told us, tough luck we need to pay. I of course explained that their crew did absolutely nothing after the first evening and I paid $1450 and that was all I was going to pay. At this point they still expect us to pay so I will probably be hiring an attorney to go after these crooks. Avoid this company at all costs. They do not care about you or your situation. All they care about is collecting as much money from people as possible without doing the work. Their slogan is, under perform and over charge!! read more

We hired them to clean our carpets. The experience started off well; Ryan came and did a good job and was pleasant. Unfortunately as you can see from the pictures, a day after the work was done, it become obvious the chemicals that were used to clean the carpet damaged our grass where the hose and exhaust from the machine were set. I got a quote to repair the damage and contacted the company about having that amount deducted from the invoice we owed. They responded and told us the president of the company was out of town and he'd have to review the situation. After waiting for a couple weeks, we never heard back from them again despite repeated attempts on our end, other than them sending us an invoice confirming they would do nothing for the repairs or hassle of this whole experience. Is it possible to give less than one star? We got flooded out in the September floods with several inches of water on our first floor, and because of road damage, we had to evacuate indefinitely and direct vehicle access to our house is limited and must be coordinated during short 2 hour windows with CDOT. On the phone, Property Doctors claimed this was no problem, and that they were capable of doing a lot of cleaning within this short window for the LOW LOW price of $2500. $2500 for 2 hours of work? Sounds like a good deal for Property Doctors, but we were desperate and Property Doctors claimed to be able to do the job. On the day, my wife and I both had to leave work early to escort the crew to our property. We waited exactly where we said we'd be. They didn't show up. I called and the receptionist claimed that I had never set up an appointment. This is after I'd called them several times to set up and then confirm the appointment. I also double checked with them each time I called to make sure it wouldn't be a problem for them to service our house within the time-frame and at that location, and they kept insisting they were capable of the job, and gave me that ridiculous $2500 estimate for 2 hours of actual work. I was willing to pay these idiots out of pure desperation, and since I'd already made the "appointment" with Property Doctors, I didn't go to one of their more professional competitors. After the no-show, the receptionist I talked to on the phone was CLEARLY the same person I set up the appointment with, but she kept insisting it was the "other" receptionist and that the mistake was all mine. Nonsense. After pretending like it was all my mistake, the receptionist offered to send a crew out the next day, requiring my wife and I to skip work early AGAIN, but because it was such "short notice" it would require an additional service fee. Property Doctors has terrible reviews all over the internet, and we knew they were ripping us off, but once again I was willing to pay them out of desperation. When my wife called to triple-confirm this new appointment, they changed their story again and claimed that they do not go to closed areas (even with access specifically coordinated and approved by the property owner and GOVERNMENT), and that they had never made an appointment with us. So the story I'm getting here is that these guys jerk you around and try to scam you as much as possible while you're in a desperate position, but if another easier job (scam) comes along they'll cancel on you on short notice and for no reason and repeat the mantra that it's all your fault. They clearly lied and misled us every single time we called them. Final note: Do you really get to say that you're a disaster recovery company if you "don't go to restricted (aka disaster-impacted) areas even with state and county authorization, and with police and property owners safely escorting you in?" I had no idea until i recieved a bill for $12,500!!!!!!!!!!! SCAM SCAM SCAM! I contacted the company and they mentioned they fix the pluming and even did asbestos removal! Funny thing is i had the home remodeled a few years ago.. when i brought this up they didnt know what to say and replied with "contact our lawyer". I never authorized any work to be done... and the tenant did not either.. They contain a clause within all thier paperwork saying "I understand that i have the right to cancel a home repair contract within three days but because of the ermengency stated above (which is blank because i never agreed to anything) I waive the right to cancel and and because any delay will cause further damage" Can you believe that?!?! Needless to say Im headed off to court to fight these guys... I need to stick up to frauds like this so they stop taking advantage of people in need of honest trustworthy help. read more

A water pipe in my basement had burst, so I shut off the water main and called Property Doctors. They sent a crew over to check it out fairly soon, but the crew had to call in to their headquarters because they were not sure about what to do and and were not authorized to proceed until their management evaluated the photos they sent in. The damage was very minor, but I wanted professionals to handle the job just in case I missed something. They wrote me an estimate for $864 and I signed it. After two days, the crew came back, but all they could do was remove a little water. The management was unable to figure out how they wanted to proceed. They even told me that they would have to order replacement insulation and that could take two weeks to arrive. I told them to cancel the order and they consented verbally, to refund the charges. But they only refunded $500, which was not what we agreed on. I ended up hiring a local handyman to fix all the damage and he was able to do it for less than half of what Property Doctors estimated. My situation with water damage in my basement started with HVAC system and Property Doctors were called by the company that installed my HVAC. As I don't have the problem resolved yet, I have to tell you that Ryan and Kevin from Property Dr. that came to my house turned out to be very professional and thorough. They performed all needed tests to find out what kind of mold bacteria was growing, explained every step of what work they will perform that day. The only downside was the fact they couldn't give me a window when they will actually come to my house, so I had to be available to them practically all day but once they showed up, they worked really hard. I am giving them 4 stars for now as the repairs didn't started yet and most likely I will be dealing with the HVAC Co but so far I am vey satisfied what was done by Ryan and Kevin from Property Doctors. read more

Late, late, late, late, late, not to mention anything but thorough. The guys were nice; that's about all I have to say that's good about this company. I called for an estimate and they were supposed to be there by 6. When they hadn't showed up by 8 I called, and said someone would be out within the hour - at 9:30 PM they finally arrived, spent 5 minutes, and left us with an estimate. The next day, the guy showed up to do the work and found out we didn't have electricity in the cellar (something the guy who did the estimate should have noted) and had to call an electrician to give them power. The electrician knocked out power to half of our house, and I didn't notice until he was gone, and he didn't come back out until the next morning. It took 2 calls to Property Doctors to even reach the electrician. Eventually, our plumbers took over dealing with Property Doctors. The plumbers wanted to begin work at 9 am, so property docs said they'd be there by 7 to get the water out. They didn't arrive until 9:30, so the plumbers couldn't start until after noon. They were late a few other times as well. Oh, and our cellar still stinks. They completed the work a month ago, and we still haven't been billed. I called a week after they finished to ask for the bill, and they told me they'd have it by Monday. It's now 3 weeks after that, and still no bill, still told it's "under review." They told me yesterday they'd have it to me this morning - still haven't seen it. read more

I used Property Doctors for a basement dry-out when ours flooded. They were quick. However, a couple of ladies at the office tried to hard-sell me on asbestos testing that seemed really unnecessary (and was - it was just to ratchet up their costs and my bill). Then, I couldn't even get the company to send me an invoice so that I could close my insurance claim with my homeowner's company. How often do you have to beg a service provider to accept payment? Don't choose this company if you need water damage mitigation. The work was substandard and the employee was rude. In addition, we were charged for services that were not performed and overcharged for all services performed. They attempted to hard-sell us on asbestos mitigation and wall removed on a sewage backup job that never touched the baseboards. I signed an emergency work order and was never provided an estimate although the work order mentioned that they adhere to "Xactimate pricing guidelines" agreed to with my insurance company. They attempted to bill us more than twice what our insurance company provided us in this Xactimate pricing estimate and then reduced the bill, now to just over $500 of the insurance estimate. They then threatened us with legal action for non-payment even though it took them several months to get anywhere to close (if you consider $500+) to what our insurance company provided us the cost of the job. If you look at their BBB Denver file you will find 5 closed cases dealing with billing and collection complaints, none of them resolved to the customer's satisfaction, despite their "A+" rating. I would look elsewhere next time. read more

I used this company to do mitigation on my basement That had water damage. USAA called this company and they showed up within hours. They showed up daily to check up on progress. They were very clean and hauled away all the debris. I have no complaints with this company, they came and did they're job and everyone that I delt with was very friendly. read more

Nancy (the owner) is the biggest crook! i had them give a bid in my condo they left their equipment there and had the renter sign off on a work order when me the owner told them NO WAY! Got a bill 5 months later for $3500! Call Nancy she screamed and yelled left a nasty VM that i am sharing with BBB and put a lien on my unit?? This company is a JOKE!! Reading the other reviews looks like i am not the only happy customer they have had! There are plenty of other local companies who are honest and trust worthy! read more

Extremely unprofessional. Had an issue back in June and the work was finally wrapped up today (In AUGUST!!). Expect a lot of, "the other guy will take care of it" when the guy that's working doesn't want to do his job. On that note expect a ton of different guys coming in and out of your home (most of whom are clueless and need to be told what to do because apparently they aren't given any prior instruction?). If you're female expect inappropriate questions like "do you live alone?" The same guy that asked this even went as far as to find my wife and add her on snapchat! Expect guys to come in with their kids (calling them "helpers"), leaving you to babysit as they touch everything. Expect guys to lounge around in their trucks for several hours making something that was suppose to be a quick job, take the entire day. Expect guys to make excuses about stomach pain as a way to get out of cleaning up after leaving your place completely trashed. Expect incompetence from the staff when you call and try to get things resolved. All around horrible, incompetent, and extremely unprofessional company. Stay far far away! Shady operation. We used them for water remediation in our basement in the recent flooding. They wanted half up front. They worked pumping the water out for less than two hours, then gave up. We were still charged over $2000 just for that part of the service, even though the water was higher when they left than when the arrived, and yet had subsided on its own by the next day. The technicians on the spot said we'd only be charged half for the water removal, yet the office denies any such promise was made. They also tried to charge up for the removal of linoleum and the removal of the baseboards. This was in our initial estimate, but they never did it. When I complained about these charges, and also about how some of the dehumidifiers were set up so that they were incorrectly just purging water back into the basement, the company rep yelled at me, called me ungrateful and said that I should be thanking God they came out, and then hung up on me.
