I needed a curtain drain put in and the land graded because my first story would flood during heavy rain. The drain had to be dug by hand in clay soil (no heavy machinery) because the area that flooded was above my septic tank. They had a huge team out, on time, and on the days they said they'd be out. They were professional and communicative during the whole project. It's been a few years now with some very bad storms and that curtain drain has never missed a beat. It works hard year round and I have never had standing water in that area again. I would love to someday hire this company again.

Derek Randles, the owner/designer loves the outdoors and his custom designs bring Mother Nature to…read moreyour doorstep. The great Pacific NW type of Mother Nature that is. He is so passionate about his work and the end product is representative of that passion. Background - After growing very tired of an awful looking front yard at our previous home in Silverdale, we finally decided to hire a professional landscaper as my vision required equipment to handle the large granite boulders destined to be the focal point of the yard. After a short consultation Derek presented us with a wonderful design and we quickly gave him the green light. Within a week of starting work he was finished and boy did it pop! Compliments abounded from friends, neighbors, and relatives. We liked his work so much that two years or so later we hired him again, to do the back yard this time, complete with a water feature, large flagstone patio/walkways, and yes, more boulders! During the consultation and after learning I wanted a waterfall of sorts incorporated into the design to surprise my wife, he got absolutely giddy after seeing the perfect place. He walked up the short incline and pointing to the ground stated, "this is where the water will come out like a spring", then split into 2 separate and smaller falls/rapids wrapping around a small island of evergreen trees, and finally collecting in a large deep pool at the bottom where the recirculating pump would be located. He was so "stoked"! This project also turned out perfect and was so complimentary to the backyard. Photos of both yards are attached. So last year we decided to move to a new location where the front yard again needed some "TLC", i.e. new landscaping. I called Derek to see if he was interested and within a week or so he came for the consultation and then subsequent to that came out yet again to spend a few hours on site developing the landscape plan. Work on the 3rd project took 2 weeks to complete and a few photos are also attached. It is almost winter and so we will wait until he Spring to add plants, so it looks a little naked right now. It therefore goes without saying that Derek and his crew are top notch, professional, and most importantly, can be trusted as other Yelp reviews have stated. Regarding the work itself, the crew are very careful to position important landscape elements for maximum impact and are always interested in home owner input. If you don't care for the way something is looking, they will work with you to correct the problem. They are always careful to cleanup once everything was done and I cannot emphasize too much how much we again enjoyed working with Derek and his crew. Otherwise, why would we have used Randles Landscape & Design on 3 major projects?

We had an outstanding experience with CCC Concrete and its owner, Candelario. He and his team did…read morean amazing job replacing our concrete patio and pouring a new slab for our new shed. From the very beginning, Candelario worked hard to stay within our budget while never compromising on quality. He even identified and repaired a drainage issue that we hadn't noticed, which we greatly appreciated. What impressed us most was the genuine care and compassion Candelario showed toward my elderly, disabled mother. He went above and beyond to make sure she could safely use her walker after the project was completed. A special thank you to Antonio, who did an incredible job replacing the handrails leading from the kitchen to the patio, applying drainage stones, and replacing our old fence. His attention to detail and willingness to help made a huge difference. I truly appreciate Candelario's professionalism, honesty, and kindness. It's rare to find a contractor who takes such pride in their work while also treating their customers like family. I highly recommend CCC Concrete to anyone looking for high-quality concrete work, and I will definitely be recommending Candelario and his team to my family and friends.

Full…read moreStop. *** Please take a look at the pictures I've attached to show just how incredible the transformations this team can create. This team completely renovated our backyard. It started by replacing the decking on all 3 levels with new PVC decking. Next they replace the rails with new, modern wire railing. Next they added artificial doggie turf and then added beautiful stonework to replace old pavers. When I asked if they could add a pond feature, they literally built the most beautiful pond in less than 24 hours! No exaggeration. Less than 24 hours. Then they added a bench with hidden storage for our deck. Let me assure you that this is the best landscaping and construction company in Washington State. There is no team better. Ommy did a wonderful job on my backyard landscaping. However, he said that I didn't need a building…read morepermit and now a friend told me that I likely did need one and I don't know what to do. But even if I didn't need one, a good friend of mine had Ommy build a retaining wall for her and told her that she didn't need a permit. Well, she did, and Ommy didn't help her. It all fell on her shoulders to have the wall he installed removed, get the permits (which required engineering work), and have it installed again. It was extremely stressful and costly for her. The thing is that Ommy is a very nice and creative person. But I have a bad taste in my mouth because of my friend's experience and now because I don't know if my lack of having a building permit will haunt me. The fear, uncertainty, and doubt already is. Following up to Danielle's comment... Danielle, Two things: 1) I was never aware that my water feature isn't "permanent", and that therefore, a permit wasn't required. Ommy told me verbally that a permit wasn't needed and I trusted him. Yes, I am responsible for the electrical. 2) About my friend's honesty: She is part of a very tight cohort of friends including me. I have known her well for almost ten years, and we heard the entire story (from her perspective, it's true) for the last year. I believe her. My suggestion to you is that in the future you explicitly state in your contract whether a building permit is necessary or not, and have the owner initial the clause. Avoid "he said, she said" arguments. That's what good contracts are for.

I chose his bid although it was higher than another one because his ideas made more sense for a better long lasting product that's very important to a house. Building a new fence seemed a better option than rebuilding the old one. Everything was done beyond my expectations, a slight problem with the fence was quickly repaired. Because he did such a great job, I decided on my own to hire him directly without bothering with other bids due to working with him as well as the quality of his work. He really wants to be proud of the final product for his customers and his sense of workmanship and integrity. This time he put pavers instead of cement along the side of my house, an area outside my basement, several steps alongside two gardens for veggies or flowers as I eventually will decide. Then on the top of this is another area for pavers and a walkway to my side door. Added some mulch around some trees to prepare for plants when I find time to finish this lovely backyard. There's still a decent amount of grass remaining and I plan to have his company finish to the side and front of my house later this year. Highly recommend!
