The leak occurred where a newer addition met the original sloped roof, not in the middle of either…read moreroofing surface. The transition was opened, improperly layered flashing was removed, and the junction was rebuilt so water could move over each component rather than behind it. The explanation and photographs were detailed, and the repair held through the following storms. The flat roof above our recording and production space had several conditions that made the replacement more sensitive than an ordinary tear-off. The rooms below contained finished acoustic ceilings, mounted equipment, computers, and instruments that could not simply be moved out for a week. The existing roof showed open seams along the rear parapet, soft insulation around an air-conditioning curb, and multiple surface patches where a leak had previously appeared above the control room. Water also remained between two condenser lines because their old wood supports interrupted the drainage path. The contractor inspected the roof and the affected interior before developing the proposal. We were given a temporary repair option, but the limitations were explained clearly because the membrane had already begun shrinking and separating in areas unrelated to the known leak. We chose a full replacement using a white TPO membrane over tapered insulation and a high-density cover board. The scope also included temporary support of the mechanical lines, new compatible rooftop support blocks, curb flashing, parapet work, and removal of several abandoned cable penetrations. Interior protection was treated as part of the roofing project rather than something left entirely to us. Equipment that could not be relocated was covered, plastic barriers were installed above the most sensitive areas, and the crew checked the acoustic ceiling after each demolition phase. The loudest removal work was scheduled outside booked studio hours. We received the working schedule several days in advance, which allowed recording sessions to be moved without last-minute cancellations. Once the old membrane and wet insulation were removed, the structural deck was found to be sound except for a concentrated area beside the air-conditioning curb. The deteriorated section was photographed, measured, and replaced under the stated decking allowance. Tapered insulation was then installed to move water around the equipment and toward the rear drain. A cover board provided a firmer surface beneath the TPO and additional protection in areas likely to receive future maintenance traffic. The membrane was fully adhered, and its seams were heat welded. The equipment curb received new flashing with reinforced corners, while plumbing and cable penetrations were detailed using compatible components. Abandoned openings were removed and decked over instead of being left as unnecessary future failure points. Walkway pads created a defined route between the roof hatch, condenser equipment, and drain. The old wood blocks beneath the mechanical lines were replaced with supports intended for use on the completed roof. Communication throughout the project was excellent. The same project contact handled roofing questions, mechanical coordination, interior access, and schedule changes. Photographs showed the deck repair, insulation layout, completed seams, and flashing details before the equipment lines were lowered back into position. The roof was left watertight every evening, and no studio equipment had to be disconnected unexpectedly. Cleanup included the roof, interior access route, rear service area, and neighboring roof edge. The crew checked the studio ceilings after the final drainage test and removed the protective coverings only after confirming that the work was complete. Since the replacement, the control room has remained dry through several extended storms. Water no longer collects beneath the condenser lines, and maintenance technicians now have a clear route that does not require stepping across unprotected membrane. The scheduling and interior protection were just as impressive as the technical roofing work.

They are very kind, polite, capable and extremely hard-working guys and treated us like we were family and treated our house as if it was their own. My job was an extensive one involving tuckpointing, waterproofing, lintel replacement and roof and gutter work for a 2-Family building after it sprung some severe leaks this winter.
