    Stay far away from this company. They are a complete disaster that is incapable of communication…read more This company single handedly almost cost us our dream home. From Vonnie to Bryce all the way up to the branch manager, Geoff. I'm certain they will respond and will say they did everything possible to get our loan to go through, but that is a blatant lie. This company is dishonest, is not transparent and will ignore phone calls and emails, not just from clients, but also realtors, especially during the 12th hour when you need your lender the most. We started our process back in Feb. pre approved for a loan, a ton of liquidity and assets, fantastic credit and a very well paying job, just to paint the picture. We should have been a mortgage companies wet dream. There were hiccups at the very beginning with Bryce and a lack of communication, he highly recommended us going into an ARM, which ok, whatever, we planned on refinancing out of the ARM as soon as rates dropped. That's where our nightmare began. Like little circus monkeys we began jumping through hoop after hoop at their beck and call. Bryce pushed us to be dishonest about our current home and wanted us to say that I would be renting it from my significant other while he was in Florida. I questioned Bryce about this being an unethical practice, but he assured it was ethical and ok (that should have been a red flag when someone was pushing lying as being ethical). We did as we were told. On March 8th our loan went into underwriting, on March 24th as we were driving 80 MPH down the highway in some back road in Wyoming to our new home in FL, we first got word there were issues with our loan because Vonnie, Bryce's assistant, started reaching out to us for documents that had been submitted weeks prior. There's nothing like cruising at 80 mph and trying to resubmit documents that already should have been in the underwriting process. Our realtor ended up calling Vonnie but had to leave messages. I ended up have to email Vonnie asking her to please call our realtor, oh, I forgot the good part, they had missed the 3/17 deadline to submit our closing documents. For the next week like good little monkeys we jumped when they told us to. We submitted every single document they asked us to, but they failed to communicate with us. They failed to answer phone calls, text messages and emails in a timely fashion. Bryce went on vacation a week before we were supposed to close, leaving us no contact information for someone who might be able to help us in his absence. We found Geoff's name from the person back in WA that recommended this company. Vonnie, Bryce and Geoff have no business being in the lending business. Bryce claims to be a top closer in the industry, but fails to communicate when necessary. It was clear the left hand wasn't talking to the right when Vonnie kept asking for the same documents over and over again. This company is guilty of shady and unethical business practices. As someone who is looking to sell two homes in WA, I will refuse to do business with anyone getting a loan from this company. If you want a month of heartache and pain, go with this company for your loan needs. If you don't care about losing your home, or escrow money, go with Northwest Mortgage. If you don't value ethics or integrity, this is the business for you. If you should care about the purchase of your home and don't have time or money to waste and want someone who will be honest and transparent with you, this isn't the company for you. How Bryce, Vonnie and Geoff are still employed with this company is beyond me

    Warning: Dishonest Practices at Builders Capital…read more Builders Capital operates like a group of crooks. They assured us our loan was approved and requested a $15,000 deposit for processing and appraisal, with a guarantee that the full amount would be refunded if the loan didn't close. Well, the loan didn't close -- and they've only refunded $5,000. It's been over a month, and despite repeated calls and emails, we've received no response. Bryan Trent and his brother, the CEO of this organization, made promises they didn't keep. Their behavior has been dishonest and evasive. If you value transparency and integrity, stay far away from Builders Capital. This experience has been nothing short of a scam.

    This is for Bryan T (who is a sales manager at builders capital) who says no one gives…read morecontext...lol. We did an acquisition to construction loan with them. It was the second loan I mentioned above. When we were ready for construction to start after obtaining our permits, they told us that they have to review the loan again. Ok? What's the point of an acquisition to construction loan if they won't give us the construction part loan after we're done with the plans and obtained permits? We paid over $80,000 in fees to them at acquisition, and they only initially loaned $400,000. The other $2.5m was a hold back for construction. So, of course they said we needed to do another appraisal. Which came in substantially higher than the original appraisal when we acquired the property. That took a month out of our timeline. Then senior management had to review everything and that took two months. Then they came back and said there's not enough time left in our loan and they will not loan us any money for the construction. We had nine months left on the acquisition/construction loan when we got our permits. It took them three months to figure out that they don't want to loan to us anymore. Bottom line: we obtained a $400,000 acquisition loan and paid these crooks $80,000 in points and then when it was time for them to release the money for construction, they told us to pound sand. I've been doing development for over 25 years and this lender is the most crooked group of people I've ever dealt with.

    I would bet a beer or two that this company is either asking close friends or brokers to give them…read moregood reviews or these people have never dealt with Evergreen. Regional processor Sheila Newcomer is the rudest human being and should not be dealing with customers. She answered the phone while chewing into it more than once (hey if it's your lunch then don't answer and call back. Simple as that). She made us feel like total pieces of trash every time we had a question on our construction loan. To put things into perspective, we are both career public employees in the 32% tax bracket with credit scores in the mid to high 700s building a custom house on ten acres. She treated us like high school children who didn't understand what a mortgage even was. It was infuriating. When it came time to make our construction loan permanent, we failed to qualify for the permanent loan. How? Since then we'd sold one income property and our primary residence netting a very good amount on both AND has a household income INCREASE of $10k. We never got any answers as to what happened and only assumed that Sheila, for the second time, lost a piece of income verification paperwork needed to process the loan. We were immediately able to refi with a different company's conventional loan with no PMI since the appraisal came back $250k over the build cost.... Because we're such ignorant humans who have no idea what's going on, right? If you're looking for a home loan I highly discourage going with Evergreen. These people in this particular region are extremely unprofessional.
