Look no further! Contact Cody Manning for your home loan immediately. Home buying can be stressful especially if you get crazy and buy one between Thanksgiving and Christmas but he made the loan process quick and painless. Cody had underwriting pre-approve me in just a couple of weeks and they were ready for me to close before I was! I am so thankful for Cody's guidance and thorough explanations each step of the way. He was in constant contact and I never had to ask him for status updates. Thank you so much Cody and the whole Evergreen team that was involved. I will refer everyone I know to you! read more

I am a 71-year-old female. I have excellent credit (scores in the mid to upper 700's). I have over 35 years of experience in banking, loans and real estate, and disabled. I want to do a USDA 502Guaranteed Loan Program, often called the Guaranteed Rural Housing Loan. Sounds like I am building a resume, No, Just a lead in, to share how I feel that I've been discriminated against. I had the misfortune of talking to three men, all who treated me as if I was "uninformed". The first man, (I actually talked to him twice and didn't realize it until he began talking), I explained what I wanted to do. He began? (both calls) telling me about their 50/50 rule - which I learned was for Conventional and or FHA loans. 3 mins into the "2nd" call, I got the distinct impression he had heard what I said. I repeated again what I wanted to do, sharing the loan program again. He simply went back to his spiel. I finally had enough and told him, I didn't think we were a good fit. He finally admitted he doesn't do USDA loan, don't know much about them - why in the heck didn't he say so from the get go? He referred me to another man. This man also gave me a "spiel" and as with the first, when I repeated again the type of loan I wanted, he too, then finally confesses that He doesn't' do them. Second time - why in the heck didn't he just say so up front? I reasoned out why as this - they are set in their ways, the types of loans the make them the most money and can close quickly. Neither really wanted to help me. I didn't make 100+K a year, or have at least 20% down payment. The third and final man I spoke with, was the worst. He forced me to "calendar a 15 min call". When he did call, promptly as scheduled, he opens up the conversation saying "I have only 15 minutes to talk to you because I have another called scheduled at 11:45. I felt devalued right up front. He said he does USDA loan, and the specific loan I want. And then He actually insulted my intelligence. Once I explained (again) the USDA 502 loan I am interested in; he doesn't hesitate in telling me; "I don't think you realize how long the process takes. All the permits, etc. He then asked if I already owned the land - NO, I do not. (The 502 program is for the land to manufactured home loan purchase rolled into one loan). He says it again, that I have "no idea" what it takes. He further said "they expect the loans to close in 12 months. or it won't get funded - they. At this point I felt fully discriminated against. If he actually does the USDA 502 Guaranteed Loans, he knows that USDA has strict processes Lenders must go through. Now, I was so upset, I hung up on him - after all, he used 14 mins of my 15 min call to tell me "what I didn't know". My resume again: I have done real estate purchase loans all across the USA, I helped numerous buyer find land, walked them through the processes to closing, I had a Broker's license for over 12 years, banking/lending experience of 35 years. Yes, I felt insulted! Discriminated against due to age, gender, income, marital status, disability, I would never use Evergreen Home Loans, ever! 71YO Female - they all know who I am :) read more

Evergreen Home Loans - Showing great communication and service with the company. - Mortgage Brokers Near Me - Gig Harbor, Washington

haven't had a good experience with Evergreen home loan at all I would never recommend them or use them again. I can never get a hold of anyone the line won't even ring. it's damn near impossible to get a draw. If I do finally get a hold of somebody it'll take over a week to get back to you then two weeks after that to receive your draw. read more

Stay far away. Terrible experience: The escrow department at Evergreen Home Loans will not update my escrow payment, no matter how many times I have called and emailed. They have taken over $2000 in extra "taxes" because they have the amount wrong. They refuse to update it until late in May when I had proof back in December. Six months should not be an escrow department's turn around time. They have zero customer service and they are not taking my complaints seriously. They have basically told me "sorry, but we don't care and we don't update the system for the ENTIRE state of Washington until mid- may." This is a COMPANY WIDE policy to treat customers in the state of Washington with this slow, archaic service. They choose to keep this policy year after year and it is unacceptable. I will be taking my business and the business of my clients elsewhere. read more

They received my loss draft form and insurance check and have held it for over a week and have not responded back to my inquiry of when they will endorse the check and send it to me. After calling in two seperate people have told me they would contact me back with information and have not. An insurance claim requires their signature on the check. I can't pay a contractor to fix my kitchen until I have this check. read more

He'll keep you informed and up to date every step of the way and get things done on time! read more

This may be my wife and I's first time getting a home loan, but I can't imagine it going any smoother. The loan agents were extremely personable and friendly. They thoroughly explained every process and fee involved in getting a loan. Absolutely the best and thorough customer service experience I've ever had, anywhere. The best part was, they are great at communicating. They are quick to respond if you need to contact them, and everyone in the office knows what is going on, so when someone's out of town you can talk to the other people in the office and they already know exactly what they need to know. It looks like all there agents are great based on the reviews, but Damian Floreno and his team Vicki Hart and Bobby Hollowwa were ours and we would recommend them to anyone. read more

Evergreen Home Loans was really great for the majority of the process. Everything was fast, easy, and they worked with us on everything. They even arranged for an off-site notary to meet with us for the closing papers when we couldn't make it in during business hours. Kris Wellington Tripp was our lender and she was great - communicative, professional, driven, and obviously an expert. The only downside was a letter I got at the end saying welcome to evergreen home loans. Also, this is an attempt to collect a debt. Wait. What? A debt? I'm more than a month out from my first payment - we haven't even setup a payment schedule. There should be no debt... But how can I ignore a letter like this when - if it were true - it could ruin my credit? I let Kris know and she said it must be a mistake and would look into it, which I appreciate. The point is that this isn't something you can idly mislead your client on - to say 'this is an attempt to collect a debt' in err. Its like a doctor mixing up records and saying you came back positive for cancer when you're actually fine. That one letter was the only thing wrong with the whole process. read more

Scott was amazing from day one. I wasn't seeking his services when I met him by chance while providing appliance service for him. Scott and his team upheld every promise from start to finish. read more

We had a great experience with Evergreen Home Loans. Our loan officer, Cody, was with us every step of the way. He really felt like a partner in the process. With his help, we were able to do a very complicated cash-out refinance and jumbo loan to purchase two different, unique parcels. He sent us regular updates by email and phone and was responsive at all times, even on the weekend and while on vacation. We couldn't have asked for a better experience. read more
