This company delays communications, ignores the law, and then turns around years later to file lawsuits against former student tenants who have already graduated and moved away. Here's what happened to us: We rented from CMG for two years. After moving out, they sent our deposit disposition 47 days later - past Virginia's 45-day legal deadline. When we brought this up, the property manager (Amanda) told us, "I've never lost a lawsuit." They initially said we owed over $5,000, then changed it to $1,100, then $1,400. After providing our forwarding addresses and asking for our deposit back, they stopped responding. Then, three years later, they filed a small claims lawsuit and sent notices to our old school email addresses, knowing we had graduated. It felt deliberately timed to be difficult to fight. We paid the amount just to make the lawsuit go away - not because they were right, but because they rely on legal pressure to force payment. This is part of a clear pattern targeting young renters who don't have the time or resources to fight back. Do not sign a lease with this company. Their practices are unethical, legally questionable, and designed to exploit students. Parents: don't let your student be next.

Me and my husband have lived here for 8 months and already are under new management after the last manager had just started a month before move in. We moved in to an apartment where the carpets were utterly disgusting with huge stains, torn up carpet, cobwebs all over the place, dirt and dust ev​erywhere, and the whole place reeked of cigarette smoke. And this is after they had delayed our move in because they were "still getting the place set up for us". We didn't have it as bad as our neighbor though who had DEAD RATS in their apartment when they moved in. We were also given the wrong key to our apartment and couldn't lock our doors for a solid month, we didn't have a mailbox key for 3 months until WE WENT TO THE POST OFFICE TO HAVE ONE MADE after the apartment complex kept telling us they would be giving us one and are demanding we give them the keys we paid for when we move out? Our washing machine has been running off an extension cord for 7 months now because they refuse to fix its outlet. Just a couple weeks into us living here they decided that over Labor Day Weekend, they would be issuing parking passes and if you didn't have one than they'd be towing your car. Well we were out of state visiting family and did not get an email, phone call, or text about this, the only way we would have known was if we checked their website, so when we came back the following Tuesday, I woke up to go to work only to see that neither my car nor my husband's was there. They had towed our cars that were on the lease without any warning before hand other than if we had checked their website, which, us being new to the area and state, did not know about. But, once again, others had it worse. We had talked to neighbors who had gone out of town or state as well over the weekend and even sent emails and phone calls to the complex explaining they were out of town and asked not to tow their cars, but they towed them anyways. Nearly a quarter or more of the complex had their cars towed upon coming home from the holiday weekend and had to pay $200-$300+ just to get them back! Maintenance also comes at the oddest hours without notice. I was taking a nap after work one day when home alone when a maintenance guy showed up after 6pm with no knock, no phone call, no yelling saying "hey its maintenance!" So when i woke up to my cat freaking out and seeing that suddenly lights were on in the house when my husband wasnt home, yeah I was a bit freaked out. The stairs to just about every building around beyond rotted as well, hell I saw one complex when driving home who's stairs had completely broken! Luckily it was the first staircase but imagine if that happened on the third floor! Also if they make you any promises or deals, be sure to get it in writing as well as they are known to frequently and consistently go back on their word.​​ Overall this has been such a terrible experience living here and will never, EVER, recommend this place to anyone.
