Looking for a landlord in Blacksburg that's actually going to care about the property, respond to…read moreinquiries and service requests, and follow up with you? Call Hill Companies. Options for quality rentals in Blacksburg can sometimes be difficult to come by, so I felt fortunate when a place owned and managed by Hill Companies came available. Steve Hill worked with my schedule, got a lease quickly together, and communicated with me prior to move-in. He had the entire place repainted and cleaned in two days, and followed up with me the day after move-in to make sure everything was to my satisfaction. THEN, when I discovered a *very* minor issue with the plumbing, rather than saying "deal with it" (which I offered to do), he paid for a fix to be made so that it was done right. Very happy with the decision to rent from Hill Companies, and I'd recommend anyone else do the same.

The apartments are so well kept and the leasing company (Hill) is very responsive and willing to help with anything. The noise from downtown foot traffic wasn't as bad as I thought it would be and parking was never an issue with the hours meters run (on weekends if you get a metered spot on Church street its free for the entire weekend). This is by far the best valued one bedroom apartment you will find in Blacksburg!

If you come home any time after 6pm, good luck finding a spot anywhere near your building. Even during the day it can be hard to find a spot close by. The turns are also really sharp and there's a lot of blind spots- I've nearly been hit and/or nearly hit someone else several times because of this. * Noise. And I'm not talking about parties or anything like that, although my upstairs neighbors do like to throw loud parties every now and then. I'm talking random landscaping/maintenance noise. Here recently I guess they've been cleaning up downed limbs and mulching, which I'm all for, but can we start it later than 9am? Some people work night shifts and aren't thrilled being woken up by very loud machinery between 8:30-9am. Otherwise I've had a positive experience living here. Rent is a bit higher than other places in the area, but it's worth it IMO. The apartments are really nice, having a washer and dryer is a HUGE plus, and you (generally) don't have to deal with loud parties like other complexes. Staff is friendly and maintenance is quick to respond.

Their handymen are constantly available and extremely helpful! One of the gentlemen that work for the complex makes himself available to help any time he sees one of my older neighbors struggling with her groceries, helping her get them to the top floor. There's even a story about how the handymen helped one of the residents when the resident had an accident: They drove her out to the wrecked car (at the junker by this point) so that she could get her belongings out of it! What place do you know of that treats their residents like that? It's like you're a part of the family! Every problem we've had (and to be fair we've had a few) has been addressed quickly and once. We haven't had to call back for the same problem twice. I highly recommend living at the Windsor Hills Apartments. We'll be moving out of state some time early next year, so there will be at least one opening but probably not many!

There apartments are poorly maintained and the office admin treat you like second class citizens. I lived here a few years and paid my rent a week before it was due by check and they would lose my checks even though the payment was taken from my account and would have to fight the office to remove the late fees every other month. I also experienced faucet leaks, severe flooding from leaks levels above, cold drafts in the winter due to poor seals, and maintenance workers who like to set up cameras in your bathrooms, here's a news link: https://richmond.com/news/state-regional/blacksburg-maintenance-man-faces-19-new-charges-of-filming-a-nude-person-without-their-consent/article_26b45ccf-3659-5e0a-aeee-5b78c8f52a62.html Do yourself a favor and find a better apartment to rent out, there are plenty of other places that are better maintained.i really cannot recommend against living here enough.

I would give no stars if I could…read more I strongly recommend that prospective renters carefully consider other housing options before renting from this company. After my son's three-year tenancy, the company withheld his security deposit and charged him an additional $205, for a total of $405. The other three renters in the unit received similar charges and also had their deposits withheld. Altogether, the company charged the four residents approximately $1,620 for items that appeared to include light bulbs, cleaning, and what is generally considered normal wear and tear. If you do not have a roommate, the company assigns you to a room without necessarily considering your preferences. After my son complained about his living conditions and was charged for allegedly leaving the apartment messy, he was eventually offered a different apartment with a private bedroom and bathroom. My son regularly cleaned his room and bathroom, and I also traveled there several times to help clean. He was nevertheless charged a $200 transfer fee for moving to the new apartment. During one winter month, an exterior pipe burst, leaving the apartment surrounded by dust, noise, debris, and industrial fans for nearly four weeks. My son could not properly study or use the bathroom included with his rental. He was instructed to use the one bathroom shared with the other three residents, although he was still charged for the full use of his apartment. Because the conditions were not suitable for him to live or study, I moved him to a hotel and insisted that the company address the situation immediately. The dust and debris also created concerns about potential damage to electronic equipment. When we requested reimbursement for the hotel so that we could cover those unexpected expenses, the request was denied. Communication with the company was also extremely difficult. They were rarely available by phone, and email responses often took several days. We had to insist that someone call us to discuss the situation and inform them that, if they did not respond, we would have our attorney address the matter. Only after that did we receive a response. At the end of the lease, I personally cleaned my son's bedroom, bathroom, and the kitchen. The other residents had not yet returned, so I cannot speak to the condition of the apartment after we left in July, when my son graduated. However, after contacting them, I learned that they received the same type of letter regarding charges. They agreed that they should have left the apartment as it was because, in their view, the company charged them for work that would ordinarily be expected after a three-year tenancy, such as repainting and routine maintenance. Based on our experience with the living conditions, maintenance issues, additional fees, security-deposit charges, and lack of timely communication, I would not recommend renting from this company.

It's a quite community with nice laundry facilities, it's in walking distance of restaurants and Kroger and the BT bus stop will take you anywhere else that you need to go. The staff are absolutely amazing. If you ever feel that your expectations are not being met, speak up because they will go above and beyond to accommodate their residents. I had a clogged drain and within 30 minutes of me contacting the office someone came over and fixed it. Another occasion was over a weekend when the staff were not in the office, I had an issue with my lock. I called and the answering service contacted the maintenance person on call, and within 10 minutes someone called me to help me with the lock. I am very pleased at how quickly and seriously they take their residents' requests. In my experience living at the Mill, if you find something with the apartment that doesn't meet your expectations, let them know. I am so impressed at how much they care about their residents and making sure that they are safe and comfortable.

Do not sign a lease here…read more I signed a last-minute lease at The Mill last year, and while the rent looked reasonable at first, the hidden costs and constant issues made it one of the worst rental experiences I've ever had. The electric bill was regularly over $200/month for me and my roommate because of the wall A/C and heating. The apartment had cockroaches, lingering carpet odors, and maintenance problems that were left unresolved for months, such as holes in the bathroom wall. We also dealt with a major flood that ruined the carpet. Management's initial "solution" was to leave a fan running for a week before finally sending in someone to clean it, but it never actually felt clean afterward. On top of that, one of the two laundry facilities was broken for our entire lease, meaning every resident had to share just 8 washers and dryers. To make matters worse, when we moved out, they tried to raise the rent for another year and made getting our security deposit back a nightmare. Despite spending an entire day deep-cleaning, they withheld $590 of our $950 deposit with charges like $10 for not wiping off the A/C filter, $90 for a "slightly dirty bathroom," and $185 for not having the carpets professionally cleaned. I've lived in five different apartments, and this was by far the most difficult and frustrating experience I've had. Save yourself the stress and look elsewhere.
