This roach problem is RIDICULOUS. I wrote a review about this roach problem last month, and it somehow managed to get worse, which I didnt think it could. IMAGINE putting in multiple pest control request in and they IGNORE your request. Either maintenance keeps ignoring my requests or they have so many pest control tickets put in on the daily that they cant tackle them all in one day--which says enough. They only have pest control on the property on Thursdays but in reality pest control should be here all day EVERY SINGLE DAY with the amount of pest problems they have here. This place makes you really wonder where exactly the f*ck your rent $$$ is going towards because this place is an outdated dump. I would feel cleaner living in a box on Canal street. I genuinely believe the staff here DO NOT GIVE SH*T about their residents and their residents should be their BIGGEST PRIORITY considering we're paying their paychecks. Greedy and selfish. It is miserable living here half the year. During the summer, it's fine, because the A/C is turned on. During the winter, it's fine, because it's cold outside. But during the fall and spring, it's miserable. If it's 60 degrees outside, it's 80 degrees in the upper floors. If it's 70 degrees outside, it's 90 degrees in the upper floors. They will not turn on the A/C until it reaches 80 degrees outside. And even then it has to be consistently 80 degrees in the forecast for a couple of days. Don't live here. read more

We have a serious issue with people putting their feet on the furniture in this building. It's a public health concern--no one's bare feet should be resting on a public couch. It's unsanitary and unfair to residents who practice proper etiquette. I've brought this up to the employees who work here, but they don't seem to care. I wish I could say this doesn't happen often, but it's every single day. And it's not just the couches--people are putting their bare feet on the tables in front of the couches, too. UPDATE: They will deny everything in their response as they do with a lot of their residents' complaints AVOID THIS BUILDING AT ALL COSTS! Living here has been a complete nightmare, largely due to the mismanagement and exploitation by the property management team--especially Erica Hale, the Tower 1 manager. I was falsely charged for storage I never used, and despite over 10 emails to Erica, I received no response. During my move-out, an additional $800 in "late fees" appeared on my account. I have never missed a rent payment, but Erica strategically added these fake fees on the 5th day of the month to misrepresent them as unpaid. The management team is dismissive of tenants' concerns and provides zero customer service. (UPDATE: First, they claimed it was late rent payment fees and now they are claiming it was "late notice" for move-out fees - I signed a sublease agreement for this apartment, and in no area does it mention incurring "late notice" fees as a subletter.) The elevators are a disaster. At least two of the four are perpetually out of service, causing 15+ minute waits. Some days, none of the elevators work at all. Maintenance is poor. Fixtures are cheap, pipes frequently clog, and paint cracks throughout the apartments. If you lock yourself out after hours, you'll be charged $50 for basic assistance. This building is old, poorly maintained, and managed by a team that exploits tenants at every opportunity. If you're considering moving here, spare yourself the stress and look elsewhere. read more

Tons of roaches everywhere for months. Broken elevator between the third and first floor in Tower 3. To bring a cart you need to go through Tower 1, but fun thing is that residents of Tower 3 don't have keys to enter. So you have to stay near the door for 20-30 minutes, sometimes longer, and hope someone is gonna pass by to open the door for you. I have no idea how people with wheel chairs or moms with baby strollers are doing it every day. Maybe monthly rents starting from $1800 for studio are not enough for a couple disinfests and one elevator maintenance guy. Ridiculous place. Can't wait to move out read more

I love the outside and inside. The complex looks like an extended stay hotel flipped to an apartment community. I appreciated the safety features offered with someone at the front desk downstairs when you enter 24hours, then someone at the desk in the second level 24 hours by access to residential living and parking garage. As you enter sections of the property you have to have a key card to scan, adding more security. I wish all of this would've been available when I lived in an apartment. I will say the cost of living is higher especially at the local grocery store and coffee shop, cookie stand. read more

0 stars !!!!! So I've been here since March 2023 and I absolutely regret it! Management is terrible. They never respond to voicemails or return your call. Maintenance sucks! There's always construction, throughout the whole summer of 2023 all you hear is construction outside your windows, loud as hell can't even hear your own thoughts or even work from home !!! Living on the 42nd floor all you hear is loud buzzing sound due to construction. Elevators are very slow and aren't taken care of properly. They always smell. The laundry room always rips you off on your money for laundry! Not to mention all these units are not even updated. The ceilings and walls are cracked and peeling... the flooring peels! Maintenance is sloppy for a quick fix! The appliances for the kitchen are outdated and old! The escalator is always broken at least for three weeks every two months! Can't wait to move somewhere else. I regret moving here. There is nothing special about these towers, there's no amenities. And on top of that there is a gym next door, which they like to consider part of their amenities, which is not!!! I don't have too many problems living in PT, most time happy. My biggest concern is their move-out process. I have been living in Presidential Towers for 5 years and recently moved out. I hired professional cleaners (paying $200) to clean the apartment thoroughly. The process seems smooth initially. To my surprise, after one week, I got a final bill of $1100 among which $900 are charged for replacing the countertop. 1) The average life span of a laminate countertop is 10 ~ 15 years. Under Chicago Residential Landlord Tenant Ordinance (RLTO), the landlord should be responsible for replacing and renovating every 10 ~ 15 years. 2) When I moved in the countertop is not brand new, you could also see similar countertops from other's reviews. 3) Let's assume the countertop was 5 years old. and with a 5-year lease, there should be some normal wears and tears, the remaining lifespan should be at most 5 years. Why ask the tenant to pay the full cost to replace? My other friend lived in PT for only one year and got a similar charge for replacing the countertop. Management: I came to tour this property and was not greeted along with other guests coming in confused after me to tour. When I sat down Thomas proceeded to ask me what my name was and then said " are you unknown unknown" I replied, I am not sure. After asking me for my number he then said, "you are unknown" but I did not make the reservation. As I sat down with Thomas he then saw a note and was so upset he commented " Im not doing this" and crumbked the note and threw it away. When I asked him questions about the unit I was looking for, he then replied in a passive tone "You're looking for this unit". When I replied "you're probably right", he then replied "I know im right, I work here". When I asked him how he was doing he then replied "annoyed". I understand that everyone has a bad day but this action was beyond showing that he was annoyed, he actually had the audacity to say rude comments. I would like to say, Thomas did give a lot of information about the towers and validated my parking ticket. If management was professional and hospitable, I would. have considered presidential towers. Building: This building is old and not every unit has a in unit washer and dryer and the building smells old. Not worth $2k+ a month when there are better options closer. Have had two packages gone missing now and Luxor One nor Presidential towers will reimburse us. In fact, they want us to commit fraud and pretend the package never arrived and blame USPS. The absolute worst place to live. Seriously, there is nothing redeemable about living here. The 5 star reviews they have are undoubtedly paid for by the company, because if you spend one minute in an elevator with another resident, you will hear firsthand about how this place repeatedly screws over its residents. Please read this review if you are even considering living here. I am giving you the honest truth about living conditions. Let's get into it. First thing, if you have a pet and live in Tower 4, be prepared to step over puddles/lakes of urine every. single. day. For some reason, it is too much to ask to have residents actually walk around the corner to the dog park to let their dogs relieve themselves. The loading dock for Tower 4 absolutely REEKS. It's disgusting. I guess it is also too much to ask for management to have someone stationed at the loading dock to solve this unmistakable health violation. They would rather make maintenance men waste their time spraying the urine with water day after day than think of a rational solution. Secondly, they just randomly decided one day to cut the dog area into about a tenth of the size. Seriously. No notice, nothing. One day they had construction workers out there and the next day it was substantially reduced in size. If you like having to walk over dirty little pebbles that are coated in urine and feces, PT is the place for you. The elevators are the biggest and most egregious problem with this building. You will find this mentioned again and again. If you enjoy waiting 20+ minutes for an elevator in Tower 4 day after day for months, look no further. I have heard several people say they have literally fallen flights of stairs in the B4 elevator. Does management do anything about this? Absolutely not. There is not a single person that you can contact who seems to know how to solve any kind of problem. They won't answer your calls. You can call every single day and still reach no one. And when you do reach someone, guess what? They can't help you with anything because management is so poor in this building that no one can give you any definitive answers. Your expensive rent means nothing. They only have two operable elevators in tower 4 at any given time and you WILL be packed with 20 people, which I'm sure is another code violation. Have fun stopping on each floor on your way down. Make sure you give yourself an extra 45 minutes to get out of the building because that's the current standard. Look up "Presidential Towers Elevator Crisis". It is a literal petition that people have created to protest against the unlivable conditions of the building. I will not be surprised if these elevators cause deaths. I'm serious, they are not safe and they do nothing to improve the situation. Oh, and make sure you never ask any of the workers in the package room for help, because they will absolutely berate you and condescend you in between their FaceTime calls on the clock. They treat you like you are a nuisance for just getting your packages. Sometimes, they even randomly close down the package room with no notice, so make sure if you have important packages coming you are aware it can take days just to pick it up. If you order food here, the front desk won't hold it. Somehow you have to coordinate with the delivery driver, because if you live in Tower 4, it can take 30 minutes just to get to the lobby due to the awful elevators, so takeout is not in your future anymore. There are constantly children running around using scooters in the lobby. I'm serious. Every single day you will hear screaming children with no parents in sight. Living here was the WORST decision I have ever made. If I can stop even one person from signing a lease with this god-forsaken excuse of an apartment building, writing this is worth it to me. PT has been getting a lot of hate on Yelp, but I want to share my comprehensive perspective. I have lived in the building for 4 years in two different units (originally in a studio, now a one-bedroom). - Maintenance is incredibly responsive. One evening (around 9pm) we noticed moisture on the carpet in our living room that seemed to be coming from the air conditioning ducts, and within 10 minutes we had 3 maintenance workers in our apartment vacuuming the water and solving the problem. For a building of this scale, PT has the resources to fix any issues very promptly. - Staff - great. Big shout out to my favorite PT employee, Kenny, who helps keep the drive / car area under control. He is a gem. He knows us on a personal basis and is often seen chatting with tenants as they enter the building. He makes PT feel like home. - Other residents / neighbors are respectful, quiet and courteous. We call PT if we have issues and they respond appropriately. When we smelled smoke or found cigarette butts in the stairwell, we told PT right away. They sent someone to look into it and also put up signs on our floor to not smoke in the building. The smoke smell never came back. We have found PT to be very responsive and to take these calls seriously. - Elevators - sometimes you need to wait for an elevator in peak times. I live on one of the top floors of the tower and have never been late to something because of the elevators. Lots of negative reviews you see about PTs elevators were written during their transition from regular to smart elevators (when sometimes only one or two elevators were operating at a time as they reconfigured the old elevators), so many of those issues have been worked out. - Laundry - prices creep up, but the machines take credit cards which is nice. Can be busier on Sunday afternoon, but I usually plan around that and don't have issues finding machines. Some units have laundry in unit, but mine does not. There are also recycling bins in the laundry room. - Packages - there have been numerous complaints about packages on Yelp. The new Luxer system has worked flawlessly for me and is a big step up from the old dry cleaning room system and line. USPS does deliver packages to the building, so PT handled that situation once they were aware. - Air conditioning / heating - you can have a few warm days when the temperature changes and the building hasn't transitioned to AC yet. This is not unique to PT; some other buildings are like this too. Invest in a fan, keep your blinds closed if full sun comes into your unit, and you'll be ok. There usually aren't too many days like this each year, so it isn't a deal breaker for me. - Price - reasonable compared to other buildings. The price increases year over year, but that can be said of any building. We found the price fair and think we got a lot of value here. Because of PT's scale, it was easy for us to get a unit secured when we were looking for apartments from out of state. They also do shorter leases which costs more, but that added element of flexibility is nice. For example, we are moving cross country this summer and were able to work with building management to update our rental arrangement so we could stay a few months after our original lease ended. - Location - This was conveniently located near my office and is near Greektown and West Loop/Randolph Row, which I loved!! So many good restaurants.. too many to keep up with. Grocery stores Mariano's and Whole Foods are close. Conveniently positioned for public transit (L trains, union station, Ogilvie, water taxi). Also a quick mile jog to the lakeshore path. - Building amenities - the gym (FFC) requires an additional fee. It's a great gym - I was a member for 3 years until my office got a gym. There is an indoor and outdoor pool, sauna, great equipment, etc. There used to be a Walmart in the building which was amazingly convenient, and that spot is still vacant. There are a variety of restaurants (5 guys, blaze, MyThai, Naf Naf, Blackwood bbq, freshii) in the building. There is an enterprise, zipcars in the parking garage, divvy station a block south. - Other amenities - the building hosts various activities to bring people together. They've done cookouts on the outdoor sun decks, have live music and snacks on some Thursdays, have a Food Truck park outside once a week, 'no cook Wednesday' where they have a restaurant come in and sell take out, monthly restaurant raffles, discounted tickets to Sox/Bulls/Museums/restaurants, etc. I have found PT to be a great place to live. They listen to feedback, are responsive, and have been investing in numerous upgrades to the space. We are moving out of PT this summer because we are moving across the country, but we will remember living here fondly. Take a tour and check it out for yourself. read more

The worst apartment I have lived in! Nothing is redeeming about this place except for its location. So if you want to live in this area please do yourself a favor and look for a different apartment. I lived in this building for about 3 months, which was long enough to impact my quality of life and mental health. It would take 20 minutes or more just to get out of the building. I seriously had to start including that time as part of my daily commute to work. The elevators are constantly broken! And nothing is ever done about it. Management does not care. The last month I was there we only had 2 elevators running out of 4! On several occasions, all of the elevators were broken and residents were forced to wait in the lobby for hours until they were running again. Even when they had someone come in and fix the elevators, they would be broken again within a few days or hours. It has gotten so bad that the current residents started petitioning against the elevators. The building also smells terrible. Especially on the first floor and the loading dock. Residents allow their dogs to urinate inside the building and near the loading dock entrance. So every time you walk your dog outside you have to walk around puddles of urine. It smelled so terrible that I had to breathe through my mouth every time I passed by. The workers hose the area down with water, but the malodor is so strong that it never gets better. Packaging is also a mess! My packages were never organized on the proper shelf that had my apartment number on it. And every time I had to ask the worker for help, she gave me a ton of attitude. Even though I was always polite to her. Lastly, parking is a fucking joke. Presidential towers has a parking garage but if you want to utilize it monthly be prepared to pay a ridiculous amount of money. Their garage entrance uses a sensor that scans your front license plate as you enter and exit, but it always malfunctions! I have been stuck at the entrance multiple times, and no one is ever in the parking office to help. Don't believe any of the 5-star reviews. Don't live here if you want living quality and care about you SAFTY! I moved in several months ago and we have been hearing constant and loud noise from inside the wall, and the mgmt just said this is NOT a safety issue and the wall is solid and said there is nothing they can do! I've had my fair share with that in my last building, in Lincoln Park. From the staff in the leasing office who are very responsive (highly recommend working with Kevin, he's amazing!) to the concierge, move-in coordinator, maintenance and mail room staff , everyone here has been so nice and friendly. And they do a great job keeping the place clean. I gotta be honest, I was a little uneasy about moving during the pandemic and not having seen the apt in person prior to signing the lease, but Kevin and staff made the whole process so easy and smooth. Do NOT live here. Take your money somewhere else. I lived here for a year, 2018-2019 and could not wait to move out. I actually moved out a month early and just paid them a month of rent as I could not take it anymore. First the most annoying thing: The elevators. They are advertised as "smart" elevators but they are FAR from that. Not only do they make no sense when you punch in what floor you need, they are broken half the time. As you might imagine in a building with 50 floors - broken elevators when you get back from work/school only adds anywhere between 20-30 minutes to your day as you sit and wait for 1 of the 2 working elevators to shuffle 50 people up 50 floors. Second: The smell. I mean its disgusting. Go see for yourself if you must. Third: The AC/Heat. It is at their discretion when they decide to give you the AC back after the winter and when the heat is turned on before winter. This leads to some very uncomfortable evenings in bed. Fourth: I hired a cleaning service to come clean the apartment when I had everything out, however, they are being denied entrance to finish cleaning an empty apartment by Presidential Towers because my lease ended at midnight last night - or the truth they just want to charge me more money as it won't be nearly as clean. Fifth: There are kids running around everywhere. The many long corridors morning, noon, and late into the evening are filled with unsupervised children running around, playing with riding toys such as bikes & scooters EVERYWHERE. It's like living on a crowded playground. (took this from a previous review but it could not be more true) It was by far the worst place I have lived in Chicago. The only problem I've ever had is broken elevators ones in a while in one of the towers but everything else got a lot better since I moved in here 2 years ago. Love people that work here, all of them are super nice and welcoming! read more

Overall: the rent is too expensive for the many drawbacks (below) of living here 1) The WORST offense of all, which is why it is coming first, is the construction project that has been ongoing since June that has had an incredible amount of noise outside the windows making work from home, sleeping, or any other activities one does in their apartment infuriating to impossible. There was no indication of a construction project starting before I signed the lease, and it is expected to go into the new year with no end in sight or response from management despite multiple emails. 2) Getting a lease signed here was a nightmare, and should've been my first sign. No one could call me back or get forms processed 3) The elevators will break or take up to 5+ minutes to come pick you up with long times at peak hours. This is honestly not that bad but just wanted to call it out 4) The building can only support air or heat and the management will switch over to hear even when it is 70 degrees outside which causes a lot of sweating and the purchasing of several fans. 5) As of a recent change, food delivery now requires you to be in the lobby to collect the food or they will refuse it or throw it away, even if you are a few minutes late. Totally unacceptable 6) The plumbing often gets clogged as it is shared with your neighboring apartments- causing sinks and toilets to back up On the pros: 1) The staff are all pretty nice and helpful 2) Views are great and the package room is nice Overall: I wouldn't recommend moving in given the unbearable construction project and other drawbacks, especially if you work or spend a lot of time in the apartment you pay too much for read more
