Unfortunately, they were unable to assess the actual source of the leak, outside of a best guess. They said it was likely a result of a spilled fish tank but because of the time that passed before discovering the damage, they couldn't know for sure. This is probably fair but, of course left me with a bill (deductible) for an accident I did not cause. The real issues started to arise when it came to repairing my unit after the response. I have never seen more careless trades-work in my life. I am sure they can pull one over on most home owners who don't have much knowledge in the space but for me, it was quite appalling. A general list of problems: * They damaged walls all throughout the home * They scuffed paint, and painted over spots with entirely wrong finishes, despite being told which finish was in each room * Didn't take off face-plates to paint * They didn't fill holes in trim properly, they instead slapped caulking over-top with their fingers * They dismantled an entire kitchen island despite being told it was floating and could just be repositioned. The dismantling itself would have been fine if they at least didn't damage it all in the process and have to replace outside panels to fix their mistake (they got quite lucky with a large scratch across the counter that came out with some bar keepers friend) * They threw out and damaged kick plates along the dishwasher, instead of a proper replacement, they decided to glue on the finish layer. Cabinet makers instead had to come up with a new solution because of the carelessness, as a result, the finish is better but, a completely different colour * The mudding for the walls was improperly done multiple times that they had to come back and redo it - pretty simple job that was just done in haste every time * Broke trim and instead of adequate replacements, just glued it together hoping it wouldn't be noticed * Couldn't manage to reinstall a microwave flush All these on top of horrendous communication and basically having to pull their teeth to come get the work done. They had me waiting for months at times to come back and finish the work. You know damn well though as soon as the time to collect payment came, they were as prompt as ever. Despite immense patience and understanding on my side, they drove me to ultimately giving up, and accepting sub-par work that I've gone ahead and just fixed myself. It's interesting to note that Avenue is owned by Korecki Real Estate Services. So, they internally promote themselves as emergency response and sucker owners into also taking them on for refinishing of their homes. Smart business moves I guess, it's too bad they don't have the quality of work to back it up. I'd run as far away as possible if your strata ends up using Avenue for an emergency response. Find a contractor that actually puts the care you deserve into your home when it comes to ultimately repairing it. (As they will likely try and say they came back to fix these things, I'd like to say these problems shouldn't have even happened in the first place. No respectable professional would put out this work. Did they come back and fix things? Yes. Were they up to the quality the building was constructed with? Not even close. Run, run fast!)
