The staff member I interacted with seemed inexperienced, possibly new. A morbidly obese individual (perhaps the owner) was rudely gesturing at people, including me. They do have bathrooms, but they were all clogged. One, in particular, was overflowing from the shower stall, creating a trip hazard. The lot is cement with river pebble landscaping. Unfortunately, wild weeds stick out like a bad haircut from Supercuts. There is a custodian, but he was busy picking up trash from the comfort of a golf cart. One star removed due to their claim that they don't accept cash. I considered explaining how society works and the legal concept that any bill issued by the government cannot be denied, even on private property, but I refrained since I wanted to rest after a long drive. I will continue to bring cash to prove a point. One star removed because the entrance is steep, and you'll bottom out your RV if it's not tall enough. You have to enter through the designated exit and then transition to the main gate. With the amount of money they make, they haven't thought to build a ramp? I will update my review if these issues are addressed. This place has the potential to be five stars and is quite literally the best place I've ever stayed. My takeaway is their disconnect from clients and residents. I'm not sure if they've ever asked for feedback on how to improve, which suggests they don't care. Tell me I have a booger on my nose instead of letting me walk around looking foolish! The prices are cheaper than most places for the services provided. I'm holding back from giving them five stars--they deserve it, but we'll see.

    We spent 2 years living here, so we experienced a bit…read more The GOOD: Decent property. Amazing front desk and maintenance staff. The BAD: NOT family friendly. Bad water well. Bad electrical meters. Not tailored for long-term residents. Gate never works. Price increase with no increase in amenities. Differential pricing for who they want. No actual wifi. The UGLY: They fired Agnes, an older woman who cared so much for the residents and the park. She did her job well. She fielded our complaints and defended management but was let go when new management came. When Hurricane Beryl hit, we were without power and water for 10 days. Park management did NOTHING to support us within those days. A fallen tree and power line blocked the only entrance/exit. Long-term residents tried to remove it, but we were scolded via email for touching a tree that could have a live wire. The email seemed to be sent for liability purposes and not because we were trapped. The fire dept. had to step in and remove it because it was a hazard. Despite running off an independent well, we had no water for 10 days. We filled our FW tanks and for many of us, it wasn't enough. Long-termers gathered together and filled a personal storage tank to share with anyone in the park who needed water. (I think this should have been done by park management.) The park did not prepare well enough for the storm. They could have secured generators for the well but supposedly, something went wrong with the rental company. For an area that experiences power outages every heavy storm, you would think they would invest in that. We spent $200* on gas to power our generators. When the electricity bill came around, there was no price decrease... I THINK the park received FEMA funds, but we saw no reimbursement or credits. Electricity- The meters near the dumpsters don't work. They guess-estimate usage and charge you what they want. This is great for some, but unfair and indicative of their poor infrastructure. With every heavy storm, the power goes out. Water well - They are routinely doing maintenance on it. They shut the water off couple times a month it's ridiculous. Family Friendly - It is not. Little to no kid events. Kids aren't allowed in hot tub even with supervision. We don't have kids, but we did appreciate seeing the kids ride bikes and play. It brings life to the park. Sadly, kids can't ride bikes/play outside without supervision. Stupid rule IMO. WIFI - you have to get a passcode EVERY month for EVERY device. I call customer service, and they act like there's no free witi. They don't explicitly say it, but they'll push their plans onto you to pay extra... disgusting. I wonder how many people they've gotten with that scam. Storage - With new management, they got stricter with having items in your lot. You can't store boats, even with covers. BBQ pits need covers, etc, etc. The silliest rule: your generator cant be visible... at a park that loses power regularly. GATE/ Crime - I got my car stolen in Fall 2024. That night they hit/tried every vehicle. I dont think the gate is to blame. The gate just never works so it stays open for whoever to drive in. Pricing - one main reason we are leaving is due to the pricing. They increased rent but with no increase in amenities. The dog park is horrible. Water well continuously goes out. Differential pricing, at one point my uncovered spot was the same as the covered spots. Newcomers pay $400*/ month from a promotion, but we're stuck paying $800* . In the slow months, we keep the park afloat. In tough times, we show up with the necessities. We ve built a community but that's not appreciated, so we left.

It's a quiet place to live which is amazing because I can't stand chaos. Dogs are typically on a leash if outside and there's a dumpster in the park area which helps keep the grass clean. I've lived in apartments with dog shit everywhere and that's just not the case here. The park manager is very clear on how things work,pricing for parking your rv,late fees and evacuation rules if late on payment. She has been more than generous as to help me feel safe living by myself,she's there if I need an ear or advice about pretty much anything. I can sit with her for hours just listening to her stories. The stay is reasonably priced and late fees are honestly a blessing considering how expensive everything is now in 2023. I can't say for sure how long I'll be living here but I'm sure l'll be living here for at least 2 more years.

Their values are strongly connected to Family and the nearby BusBusinesses of Old Town Spring. The park is immensely clean, both by the landscape and the Park's Community Center. It's "Furbaby" (pet) Friendly and everyone who resides there is so polite to each other. I highly recommend it to anyone seeking a great opportunity to travel without worries. You have to play Tetris to get to your RV because there's only 1 parking space per RV yet most have 2, or are "regional workers" with work trucks/vans with trailers lined up everywhere. It's supposed to be adults only, but it absolutely isn't. There's many Mexican families here with children, and multiple family households in a single RV. There is no one that lives or works onsite so good luck with issues. If you have a pulse and a check you're welcome. If you care about where you live then absolutely do NOT move there!
