The staff member I interacted with seemed inexperienced, possibly new. A morbidly obese individual (perhaps the owner) was rudely gesturing at people, including me. They do have bathrooms, but they were all clogged. One, in particular, was overflowing from the shower stall, creating a trip hazard. The lot is cement with river pebble landscaping. Unfortunately, wild weeds stick out like a bad haircut from Supercuts. There is a custodian, but he was busy picking up trash from the comfort of a golf cart. One star removed due to their claim that they don't accept cash. I considered explaining how society works and the legal concept that any bill issued by the government cannot be denied, even on private property, but I refrained since I wanted to rest after a long drive. I will continue to bring cash to prove a point. One star removed because the entrance is steep, and you'll bottom out your RV if it's not tall enough. You have to enter through the designated exit and then transition to the main gate. With the amount of money they make, they haven't thought to build a ramp? I will update my review if these issues are addressed. This place has the potential to be five stars and is quite literally the best place I've ever stayed. My takeaway is their disconnect from clients and residents. I'm not sure if they've ever asked for feedback on how to improve, which suggests they don't care. Tell me I have a booger on my nose instead of letting me walk around looking foolish! The prices are cheaper than most places for the services provided. I'm holding back from giving them five stars--they deserve it, but we'll see.

The first time we stayed here, someone was on a ladder cleaning off the trim at the roof of the office building! The staff is always friendly and wiling to help. As an example, the gas bottle for the park's grille in our premium spot malfunctioned on a Sunday evening. The young man on duty was about to leave but stopped by and swapped the bottle out with a smile. If you like parrots and other birds, there are a bunch of really cool large birds in cages at the office. It is located far enough from 45 and other major roads that it is very quiet and yet is easily accessible. Be careful on the turn from Rayford Rd to Geneva Dr. Geneva Drive is a narrow street and if you are not careful you will drop a rear wheel in the bar ditch. They have added a small amount of road on the inside corner so it is much better than it used to be but still be careful. I would give the park a 5 but the last time we stayed there, we were supposed to have three spots next to each other and they got the sites mixed up. After some work, they were able to get us close but it was not the same as all three of us being right next to each other.

In fact, our RV bathroom was out of service for several days and the community bathrooms and showers were extremely nice to have. They are very roomy and always clean. Also, our visit coincidentally encompassed the time frame that Hurricane Harvey and its aftermath happened. Brian and Shawna kept us updated about the conditions at the resort while we were stuck out of town and by the time we were able to return there was no evidence anything had happened inside the resort. Everything was as clean and orderly as ever. During the aftermath the park was at capacity with relief workers, insurance adjusters, wrecker drivers, etc. They did an excellent job of keeping the park up to its usual standard with the influx of new tenants. I can't say enough good things about the resort and its employees.

I love living here! I've lived here a little over a year and I've never had a problem with feeling…read moredisrespected or unappreciated! Everyone I have spoken with has been very kind. It's a quiet place to live which is amazing because I can't stand chaos. Dogs are typically on a leash if outside and there's a dumpster in the park area which helps keep the grass clean. I've lived in apartments with dog shit everywhere and that's just not the case here. The park manager is very clear on how things work,pricing for parking your rv,late fees and evacuation rules if late on payment. She has been more than generous as to help me feel safe living by myself,she's there if I need an ear or advice about pretty much anything. I can sit with her for hours just listening to her stories. The stay is reasonably priced and late fees are honestly a blessing considering how expensive everything is now in 2023. I can't say for sure how long I'll be living here but I'm sure l'll be living here for at least 2 more years.

Their values are strongly connected to Family and the nearby BusBusinesses of Old Town Spring. The park is immensely clean, both by the landscape and the Park's Community Center.
