    We spent 2 years living here, so we experienced a bit…read more The GOOD: Decent property. Amazing front desk and maintenance staff. The BAD: NOT family friendly. Bad water well. Bad electrical meters. Not tailored for long-term residents. Gate never works. Price increase with no increase in amenities. Differential pricing for who they want. No actual wifi. The UGLY: They fired Agnes, an older woman who cared so much for the residents and the park. She did her job well. She fielded our complaints and defended management but was let go when new management came. When Hurricane Beryl hit, we were without power and water for 10 days. Park management did NOTHING to support us within those days. A fallen tree and power line blocked the only entrance/exit. Long-term residents tried to remove it, but we were scolded via email for touching a tree that could have a live wire. The email seemed to be sent for liability purposes and not because we were trapped. The fire dept. had to step in and remove it because it was a hazard. Despite running off an independent well, we had no water for 10 days. We filled our FW tanks and for many of us, it wasn't enough. Long-termers gathered together and filled a personal storage tank to share with anyone in the park who needed water. (I think this should have been done by park management.) The park did not prepare well enough for the storm. They could have secured generators for the well but supposedly, something went wrong with the rental company. For an area that experiences power outages every heavy storm, you would think they would invest in that. We spent $200* on gas to power our generators. When the electricity bill came around, there was no price decrease... I THINK the park received FEMA funds, but we saw no reimbursement or credits. Electricity- The meters near the dumpsters don't work. They guess-estimate usage and charge you what they want. This is great for some, but unfair and indicative of their poor infrastructure. With every heavy storm, the power goes out. Water well - They are routinely doing maintenance on it. They shut the water off couple times a month it's ridiculous. Family Friendly - It is not. Little to no kid events. Kids aren't allowed in hot tub even with supervision. We don't have kids, but we did appreciate seeing the kids ride bikes and play. It brings life to the park. Sadly, kids can't ride bikes/play outside without supervision. Stupid rule IMO. WIFI - you have to get a passcode EVERY month for EVERY device. I call customer service, and they act like there's no free witi. They don't explicitly say it, but they'll push their plans onto you to pay extra... disgusting. I wonder how many people they've gotten with that scam. Storage - With new management, they got stricter with having items in your lot. You can't store boats, even with covers. BBQ pits need covers, etc, etc. The silliest rule: your generator cant be visible... at a park that loses power regularly. GATE/ Crime - I got my car stolen in Fall 2024. That night they hit/tried every vehicle. I dont think the gate is to blame. The gate just never works so it stays open for whoever to drive in. Pricing - one main reason we are leaving is due to the pricing. They increased rent but with no increase in amenities. The dog park is horrible. Water well continuously goes out. Differential pricing, at one point my uncovered spot was the same as the covered spots. Newcomers pay $400*/ month from a promotion, but we're stuck paying $800* . In the slow months, we keep the park afloat. In tough times, we show up with the necessities. We ve built a community but that's not appreciated, so we left.

The staff member I interacted with seemed inexperienced, possibly new. A morbidly obese individual (perhaps the owner) was rudely gesturing at people, including me. They do have bathrooms, but they were all clogged. One, in particular, was overflowing from the shower stall, creating a trip hazard. The lot is cement with river pebble landscaping. Unfortunately, wild weeds stick out like a bad haircut from Supercuts. There is a custodian, but he was busy picking up trash from the comfort of a golf cart. One star removed due to their claim that they don't accept cash. I considered explaining how society works and the legal concept that any bill issued by the government cannot be denied, even on private property, but I refrained since I wanted to rest after a long drive. I will continue to bring cash to prove a point. One star removed because the entrance is steep, and you'll bottom out your RV if it's not tall enough. You have to enter through the designated exit and then transition to the main gate. With the amount of money they make, they haven't thought to build a ramp? I will update my review if these issues are addressed. This place has the potential to be five stars and is quite literally the best place I've ever stayed. My takeaway is their disconnect from clients and residents. I'm not sure if they've ever asked for feedback on how to improve, which suggests they don't care. Tell me I have a booger on my nose instead of letting me walk around looking foolish! The prices are cheaper than most places for the services provided. I'm holding back from giving them five stars--they deserve it, but we'll see.

I started a one year trip across the US at the…read morebeginning of 2026 and it's my first time in an RV so I may not have a lot of perspective on what to expect for an RV park. However, this is my third " resort" so I feel confident giving an opinion. Overall and considering the monthly rate of around $30/night plus electric I'd say it's ok. Not great and not terrible. However there are certainly a few things that need to be changed for me to give a better review. We had some very cold/freezing weather that really wreaked havoc with their water lines. They shut them off in advance of the deep freeze which is understandable but since then the water has been shut off for repairs three separate times including today. The overall upkeep of the park could use some work as well. About half of the laundry machines don't work and the picnic tables that come with each spot are in dire need of replacement. Many of them including mine have rotted wood which is embarrassing when having guests over. The main gate doesn't work and was supposed to be operational for a while now but is not. I would also guess that at least half of the spaces are filled with permanent campers and many of which are definitely way past their prime. Calling this a resort is a bit of a stretch. One of the other issues that I have to point out is the frequent presence (especially at night) of freight trains which are adjacent to the park. If you are a light sleeper you will have problems with the trains blaring their horns through the night. As for the clientele, from what I can tell, most people keep to themselves and I guess that can be expected when half of the spots are filled with permanent campers and not people on vacation. The staff is decent and helpful and they do have scheduled activities for many evenings and the public spaces of the lake/clubhouse/grill pavilions are nice and clean. The spaces are large enough to park your rig and two cars and the grassy area is usable with decent space and many trees. The weather was too cold for me to try out the pool and hot tub so I am not able to comment on them but they seem decent and clean. I also did not use or look at the public bathrooms and shower facilities. Next time I am in the Houston area I will probably look for a different place to stay. Overall, considering the low price, you could do worse, but I think you could also do better for not a lot more money.

I was at Lakeview for 4 1/2 years and Northlake for 3 1/2 years and even when the office was closed we could still get ice and enjoy the amenities of the rec center. We had issues with mail, propane, our door opening onto another site door space, late office opening and a different vibe altogether. One example...This morning we arrived at 815am for a propane fill. I had called the evening before to confirm it would be available because it wasn't before. I was told he would be open at 730am. At 815 he was sitting at his computer and needed to "finish his reports" before filling our motorhome because he had already done his fills. Asking him how long it would be he said "a little while". I asked if he meant 10 min or an hour and he said "45 minutes" and acted put out. We left to get our propane on our travels. We usually spend a month each year plus occasional weekends here. No more. Too bad.

If you need to run errands on Friday, do so early as the line for the border backs up the one lane road for quite some distance and lasts several hours on Friday. With how close the campground is to the border, just getting back to your camp spot could take quite some time if you get caught in that line coming off the highway. Only seemed to happen Friday evening, all others were fine. The campground itself was nice enough. Full hook ups, security roaming. Not much to say other than it was convenient, clean, and the staff we encountered including the young lady at the counter and security staff were all very nice. Did not use the laundry room or any other buildings so can't comment on them. All in all, if you're looking for a camp spot particularly that lets you walk to the border this is it, and it's pretty nice. Will certainly use again, I'm hoping the time of year we went avoids the dump trucks and traffic mentioned in other reviews, that would certainly spoil the experience.

There used to be a sand/gravel pit that was quite busy, however that business is now closed. Industrial traffic is significantly less. Owners are quite friendly and helpful. It's a smaller park and since it's at the end of the road, it's really quiet. Wi-fi and basic cable is provided at no extra charge! Always a plus!! They have a nice little laundry facility on site and a large covered pavilion with picnic tables and a fire pit just outside the covered area. Grounds are kept clean and maintained. Next time I get back to the area, I'll be staying here again as long as they have a space for me to park my rig!
