Noise from all areas. I get the nearby stadium loudspeaker, the rodeo park at end of road with Fast and Furious cars all night, and late night loud music from bar across the back pond but when it's all day from someone in the park and just disrespectful and rude and nothing is done about it but they tell you they're working on it so you continue to pay monthly that's wrong. Worse when it's a grown older adult causing the issue. And the If you're not in the low paying clique and you're paying for the most expensive spot losing you is ok compared to clique. Do your research. Lots of parks in the area. I have pics of grass uncut and mattresses laying outside for days but will have to find review site that allows photos. Hope this helps someone. Management is friendly and it's a pleasure to speak with them if I have questions about anything. The staff that maintain the property are similarly friendly and helpful -and on the ball. Residents all seem quite friendly, I've not had a single bad interaction with anyone...and a number of pleasant ones whenever I put the first foot forward.. Two laundry rooms, dog play areas, roomy sites, numerous showers co-located with the laundry, pool tables... and more! Some might complain about the train tracks nearby, but I haven't been bothered by the trains that pass by occasionally. Honestly you get used to them, they're not the endlessly long trains I remember in the plains- they're gone in a minute it seems.. They haven't interfered with sleep either... I'm not even certain if they pass by at night.. I'd recommend giving this place a try, I've definitely seen places that were inordinately more expensive.. and for no reason I could see either. This place seemed like it presented a real value when I first found it online my opinion after being here a while has not changed.

The staff member I interacted with seemed inexperienced, possibly new. A morbidly obese individual (perhaps the owner) was rudely gesturing at people, including me. They do have bathrooms, but they were all clogged. One, in particular, was overflowing from the shower stall, creating a trip hazard. The lot is cement with river pebble landscaping. Unfortunately, wild weeds stick out like a bad haircut from Supercuts. There is a custodian, but he was busy picking up trash from the comfort of a golf cart. One star removed due to their claim that they don't accept cash. I considered explaining how society works and the legal concept that any bill issued by the government cannot be denied, even on private property, but I refrained since I wanted to rest after a long drive. I will continue to bring cash to prove a point. One star removed because the entrance is steep, and you'll bottom out your RV if it's not tall enough. You have to enter through the designated exit and then transition to the main gate. With the amount of money they make, they haven't thought to build a ramp? I will update my review if these issues are addressed. This place has the potential to be five stars and is quite literally the best place I've ever stayed. My takeaway is their disconnect from clients and residents. I'm not sure if they've ever asked for feedback on how to improve, which suggests they don't care. Tell me I have a booger on my nose instead of letting me walk around looking foolish! The prices are cheaper than most places for the services provided. I'm holding back from giving them five stars--they deserve it, but we'll see.

My A/C stopped working in the middle of a severe heat wave. I forgot that only rooftop A/C units…read moreare allowed in the Park. And rooftop units cost at least double what small window units cost. I had recently lost my job, and I couldn't buy a rooftop unit. My cousin installed a small window unit for me. The next day, a Park Manager told me that my A/C must be removed because it makes the Park look "trashy". She said that they were being very generous to give me one week; usually they give only 24 hours to comply. I wondered if health & safety matter to her, at all. Beside that, there were several very "trashy"-looking sites that seem to have been that way for years. Why were those allowed to remain as-is? It just didn't make sense to me. I found a nice little park in the country that is cheaper. It doesn't have ducks, but I've lived most of my life without ducks. I'm out!
