No accountability…read more If you're considering using this large prop management group to manage your property I would think twice. Just moved into a house as a tenant. They will have next to no information from the owner of the property. Frankly, they don't consider it their responsibility. What this company does is reinvent the wheel. What I mean is instead of finding out from the previous owner what companies provide utility services and internet or cable to the home they will send you to a third party company to do all that research which causes unnecessary delays. My water service was delayed 5 days. I was without water for 5 days after I moved in because even though the residence is in Glendale, water, trash, sewage is provided by the City of Phoenix. I had to learn this myself by trial and error. If you ask them at AZ Prop Mgmt services they are clueless and frankly don't seem to care. They don't consider it their job and will send you to this 3rd party business they hire. This was the response I got when I had a similar problem getting internet up because there is no coax connection 5 days after I moved in. "We do not have any info but I would recomend calling some cable providers. We will check to see if the owner has ever lived in the property and if they know." My prop manager in Scottsdale is accountable and treats these issues with the appropriate urgency considering you're just moving into a property and need these things lined up promptly. Totally different experience with this group. No accountability. They care about running your credit, getting your deposit and you signing the lease. Outside of that you're treated with the "it's not my department" type of response where they insulate themselves from any accountability by referring you to a third party business that you have to set up and appt with when could simply collect that info from the owner (i.e., they reinvent the wheel) rather then making it a part of their process to get the info from the prop owner. Instead, they treat you like it's a major inconvenience to them to have to get in touch with the owner of the property. Very impersonal and uncaring. I would highly advise against utilizing this company if you are a property owner.

He was able to walk me through the steps that needed to happen to get my STR up and running to where we became in short order: a mostly consistent, fully-booked property. Jesse has been extremely patient with all of my questions and fears along the way, as well as navigating what should and shouldn't be done from the guests' perspective while taking into account what kind of property I want my space to be and how I want it to operate. Jesse is great with guests and always receives praise for his attentiveness, helpfulness and quick response to any guest needs or issues. He is especially appreciated by me when he shoulders the bulk of management and stress of issues that inevitably arise when working with the general public or when surprise events beyond anyone's control occur with your property. It is important to choose the right business partner - one with whom you have a harmonious dynamic and is as invested in making it as great of a success as you are. When I first moved into my community, we were managed by another company. I use the word 'managed'…read morevery loosely. We have people hoarding on their patios. Abilkion cats. Cracked sidewalks and buildings. Furniture suites left at dumpsters. 4" year old trees that haven't been trimmed or watered for at least 5 years. At least we HAD trees, lost about half of them this past storm season. I personally asked for 2 lights to be fixed about 5x and never once got an answer from those people. Then PRM was hired and it was like the lifeboat had been launched. Lights fixed immediately. Lawn maintenance began that same week. We got a laundry room update that brought us into the 21st century. Notices about water outages due to repairs, pest control, even managed to get some trees trimmed. I think our board gave them about 6 months it seemed, to fix everything wrong with this property, that took a decade of neglect to fall onto such disrepair. Apparently PRM was not quick enough for the board. We now have the prior management company. And I don't have lights again, water shut off for 3 days without any notice, AC turned off for winter without any notification, board meeting schedule changed and guess what - no notice so nobody went. Best part, rather than take time and invest a little bit of our astronomical fees back into the property and landscaping, ie plant some grass seed (and WATER it) - we're getting a bunch of rocks where there was grass, I'm sure more trees will just fall over, it's scary to walk at night with all the lights missing, buildings look like they're falling apart. I was actually told we can't afford lightbulbs...???? And we won't get minutes from meetings, notices of construction, told you need a permit before you get towed from your own spot, a phone call answered or a message returned... I knew it was bad before, but after having a real company for a short time, I'm ready to try to sell and get out. Before the rocks are dumped... . Didn't mean to complain too much but I tell ya, I desperately miss PRM already. Hire them. You'll get results. Even when they have to fight the board every inch of the way. :(

I rented from Valentine Property Management for three years, and if I could do it over again, I…read morewould have listened to the one star reviews. Unfortunately, my experience ended up matching many of them. Our first impression should have been a red flag. We were charged a rekey fee, yet we were handed old, mismatched keys at move-in. Our lease also listed two garage remotes, but we only received one. The first time I ever met anyone from Valentine in person wasn't during move-in or any property inspection it was about 2 1/2 years into my lease when I had to hand-deliver a cashier's check. They claimed one of my rent checks had insufficient funds even though my bank records showed the money had been withdrawn and then returned. I emailed them the documentation, but they still charged me a $50 returned-check fee and required future payments to be made by cashier's check. It didn't matter what the bank records showed. Every maintenance request seemed to result in waiting a week or more just for a shady handyman to come out and put a temporary bandage on the problem instead of actually fixing it. Ironically, Valentine had no problem entering the home once a year to conduct inspections and photograph virtually every room, inside and out. Yet when it came time to move out, they never offered a pre-move-out inspection or gave us an opportunity to identify and correct any issues before assessing charges. They were willing to document everything during the tenancy but not provide tenants with the same opportunity to avoid unnecessary move out expenses. The move out process was by far the worst part. I touched up a few small paint areas using a can of paint that had been left inside the home, assuming it was the correct paint. It wasn't an exact match, and instead of touching up those areas, they charged nearly $2,000 to repaint the entire house. They also attempted to charge me to replace an entire refrigerator because of a small dent. Replacing a perfectly functional appliance over cosmetic damage is completely unreasonable. Individually, these issues are frustrating. Together, they left me with the impression that the goal was to find every possible reason to charge departing tenants as much as possible rather than apply reasonable standards for normal wear and tear. After my experience, I started reading more of the one star reviews. It was surprising how many people described nearly identical situations. When so many unrelated tenants tell the same story, it becomes difficult to ignore the pattern. I would never rent from Valentine Property Management again, and if you're a property owner considering hiring them, I'd encourage you to read the negative reviews carefully before making that decision. Good reviews can be bought....

I asked if he would contribute $500 to additional repairs since the 3 of us missed this at closing. It wasn't the money, just for good will as he clearly sold me a house and failed to fix items he agreed to in the contract. I was surprised he didn't agree to this as he asked me to change closing date to after 2024 because he needed a tax break for selling too many homes in 2024.
