I have several properties with Property AZ, and work with Patty and Julie. I have been extremely pleased with their services as property managers, and pleased at the respect they have shown tenants. They promptly inform me of issues with the properties as reported by tenants, and get them fixed immediately. Note that if a landlord is uncooperative, then they are hamstrung on what they can authorize. As a landlord, I'm very pleased with prompt payments, very professional and friendly staff, their attention to detail, their interactions with HOAs for me (HOAs are a real pain), and they have ready crews at reasonable rates to make any necessary repairs. If you are an investor looking for property, they will be your real estate agent and work with you to find appropriate rental property. Unfortunately, Trisha S. and I have had the same experience. Initially even getting an answer on the phone to view the property we were interested in was difficult. Had I known this same person would be my point of contact always, I would have seriously reconsidered. While in the house, the dishwasher cover fell off, rather than fix it, the manager just never followed up. It took six months and a second request to get it corrected. We actually renewed our lease, because we weren't quite ready to buy. The process to move out, however, has been riddled with lies and misinformation from the staff who we have dealt with. Julie is one of the most unpleasant people I've ever done business with, and I would recommend you to stay WAY clear of these people. Now we have received the move out inspection report and they have charged us for items noted on move in!! These people are seriously lacking in integrity! read more

This is the worst experience I have ever had with a rental company we did everything that was asked of us during the move out, the landlord came in and took pics before we had a chance to get it all cleaned up and used those pics to keep our deposit, I paid for things that were already defective upon move in, if you do use this company make sure you do a thou row inspection before you move in or you will be fixing up there properties with you're dime, AWFUL costumer service,Very RUDE to work with Do yourself a favor and go somewhere else for your rental needs or you may loose everything you put into it. read more

I rented a property in September of 2013. When I agreed to rent the property, the house was in the middle of changing property managers from an unknown to Property AZ which I heard terrible things about but I figured I would give them a chance. Upon moving in and completing the walk thru, the house was turned over to me on the lower end of fair condition but with issues that needed to be repaired. The one major issue was the carpeting that had a strong stench of cat urine, especially in the third bedroom which could not be utilized due to the stench. After about a month, property AZ finally had someone come to clean the carpets but unfortunately it did not take care of the issue. I continued to notify my property manager about the issue at which they finally sent another company to clean the carpets about six months later. This corrected the problem temporarily but the stench eventually returned. I continued to notify the property manager and quarterly inspector about the issue but nothing was done. When my lease expired, I stupidly agreed to sign another year lease but with the discussion to have the carpet replaced. I was notified after signing my lease that the carpets would not be replaced due to the owners financial problems. A year later, I finished up my lease agreement but unfortunately property az never addressed the carpet issue. I met with Amy from property az to compete a walk thru but was notified upon her arrival that she was only collecting the keys and that a professional inspection company would complete the walk thru. I reminded her that I took possession of the property in not the best of shape and that I was returning it in better condition than when I first rented it. I also reminded her that I have been dealing with the cat urine smell for nearly 2 years and nothing was done on there end to correct it. I told her that I also wanted to be present during the inspection to ensure I didn't get charged for items that were there prior to me renting the property. She said she would notify me when the walk thru would be completed as that was my right to be present. I received a text message from Amy 3 days later again around 1:30pm notifying me that the inspection was to be completed between 12:00pm and 1:00pm which had already passed so they did not allow me to be present for the inspection. This made me feel very uncomfortable about the situation and I had a feeling that they were going to screw me on my deposit. After nearly fighting with them for 5 weeks, I finally received my deposit back but unfortunately it had $400 deducted from it. They charged me for house cleaning (which the house was turned over in immaculate condition) and carpet cleaning. I had the carpets steam cleaned upon exiting but they decided to charge me because I couldn't show proof of them being professionally cleaned. The carpets were returned in better condition then when I first rented, except for the ongoing cat urine smell. After numerous arguments back on forth on returning the additional deposit amount, they eventually held their ground and refused to return the amount and hid behind lease paragraphs that protects them and not me. I find it funny that they charged me for items that profits them directly and not the owners of the house. As I'm reading all these positive reviews, I wonder just how true they really are or was my property manger that terrible. From what I witnessed, all maintenance and landscapers that I worked with were all connected in some way to property az by either relationship or family. I was forced to pay an extra $125 a month for landscaping that was completed by property az. The landscapers only mowed the grass once a month which I have never in my life seen such a high price to mow a small front and back yard....how can they get away with charging such high prices and forcing tenants to pay it in the lease agreement. I did agree to the charge but expected landscapers to do all landscaping which included trimming bushes, trimming trees not just mowing grass. I honestly would never trust this company again as I felt they are a shady company from day one and I have advised all my friends and family as well as my realtors network to not refer anyone to property az again. read more

Rented with property az for 2 years. they were slow to respond to problems, left a hazardous 2nd story deck condition uncorrected for the whole time we were there, even after numerous requests by me to have the problem corrected and then charged us ridiculous amounts against our security deposit when nothing had been said about these charges at the final walk. Be very careful with these crooks! Get all final charges in writing at the final walk. Do not expect these people to give you any leeway if there is any problem on your end like a need to extend your contract for 1 month. They are stricktly by the book. If it doesn't allow something in your contract, they will not budge. read more

We rented our home from Patty Walberer. At first everything was okay, no issues with the home. About three months in is when things started to fall apart. By time we were done with our lease we have had maintenance there probably ten times. It was really hard to get someone to come out and properly fix these issues. When it came time to move out, we spent about four days cleaning the home from top to bottom, garage, backyard, walls washed down, doors cleaned, the works. We had a deposit of about $1700, the only thing that wasn't cleaned was the carpets, which were upstairs bedrooms only. We received our $950 security deposit from them. When we asked Patty for an itemized list of what was used from our security deposit, she said basically she doesn't have to explain anything to us per an AZ law. Do not rent from them. read more

I can't say enough about how great our experience has been with PropertyAZ and specifically Sherri Bowser. We moved to AZ from PA a bit more than 2 years ago. Our first house had a property management group that was awful so we were worried going into anything else. Sherri was able to help us get into a great house that we love. We have had a few small things go wrong at the house and every time we have put in a service request Sherri has gotten back to us right away, usually within the hour. All requests have been fixed the first time and correctly. We just renewed our leas for 2 years at our current home and the reason is her. It is nice to know that our property manager is working for us, and not only the homeowner. I strongly recommend PropertyAZ for your management needs. And if possible definitely stick with Sherri, you will not be disappointed. I know I wouldn't consider using anyone else for my needs, and when its time to buy I have someone I am comfortable with and truly trust. Thanks Sherri. read more

I am editing this as I am now receiving complaints from the tenants. We were told by the management company when we signed the lease that if the yard was not kept up they would hire a yard service and bill the tenants. Neighbors complained about the yard and we contacted our management company. I begged with my agent to either take it over and bill the tenant or tell the tenant that yard is very hard to take care of. Nothing was done other than "speaking with the tenant". The tenants are gone now and so are some fully developed trees. We had the yard inspected professionally and were told "It has been ignored for the last two years". Damage to front and back lawn that they hope they can restore without resodding. One 10+ year old fruit tree cut down, another developed fruit tree(10+ years) cut down to the point the landscaper said it has to be removed, a queen palm almost dead. The real agent said the tenant did report that as storm damage and we have no reason to doubt that it was storm damage but we were never told about it. Carpet destroyed in one room which was reported by the agent who said it would come clean for $100 and the tenant would be billed. It did not come clean and then the agent told us we would have to pay for the cleaning. We complained and the agent admitted that was wrong so we will not be billed. The agent left out many pictures and when we asked for more pictures of the property we saw the hallway and master bedrooms were also damaged and needed to be replaced. Agent claimed "normal wear and tear" on this two year old carpet. He made no offer to have the carpet company replace what would obviously be under warranty. My guess would be he knew they would reject the claim, he told us we would have to pay extra out of our own pocket to find out what the black substance is throughout the house. At this point the agent admitted there is also pet stains in other rooms. With the yard the agent told us "The yard was not in tip-top shape when they moved in". We told the agent to simply look at the pictures he took of the property in order to list it. Despite all the damage the last amount he told us we would get is a tad over $200. We are currently working with them to get the house back to the condition it was in when we entrusted it to them. I have no problem following this up with a positive review if the agent in question can collect damages that allow us to get the house back in the condition it was in when we signed the contract.
