I would avoid this plumbing company as James on his estimate visit is condescending and hard selling. I needed a kitchen faucet's hot water dual angle valve change and a two-sink to one-sink wall pipe change. I had previously changed three angle valves but this particular valve did not have much tubing. James quoted an initial $195/hour plus parts for a minor job in a Yelp project estimate. 12 days after the Yelp estimate, during an afternoon visit, James asked what I wanted to do. I replied that I needed a hot water angle valve change, another plumber will change the wall pipe, and I will install the garbage disposal, p trap, and faucet and dishwasher lines. I expected an estimate but James surprisingly and loudly challenged my knowledge of plumbing, stated that he is cheaper than the wall pipe plumbing company, and stated that he can do the entire job in three hours at $195/hour plus parts. James stressed the project is difficult and that he can easily do it while I cannot. My wife in the living room found it strange that a plumber is hard selling after the other plumbers simply provided an estimate, came into the kitchen, and stared down at this condescending and impolite plumber. Well, it happened again - a backed-up line and at night, of course. This problem had been occurring more frequently over the last year, and usually, we could access the pipe through a bathroom and use a small rooter we bought to clear it but this time to no effect. After an hour of trying, we decided to call in a professional. We used Yelp to search for "24-hour" plumbers, only to have a few say "Sorry, not tonight!" It was about 10 pm, and not that late, so we kept trying. We finally got ahold of a company that said, "Sure!" The owner, James, asked a few questions and said he could clear for a reasonable fee, based on what we had paid in past for other late-night calls from "national" chains. He arrived within an hour and set to work. He did clear it enough to run the water through but found an obstruction that wasn't giving. He used an optical scope to see what was up and found an obstruction. Because the house did not have a clean-out in front, he offered to come back in a few days and dig up the pipe to clear the obstruction and install a 2-way cleanout. His quote for this was also reasonable, $500 below the estimate from a "national" chain. We agreed he would return, and we went o bed happy to have a working toilet and shower in the morning! Parts seem pretty much at cost (so you aren't getting charged $110 for a $25 dollar supply line for example) , no weird travel time fees or tool rental fees. Labor is $195 an hour as of right now. If you are at my age that may seem super expensive vs 'back in the day' but basically everyone is up at that range, cost of living and inflation around here just go up and up so people have to charge enough to live here. A follow up to my previous post. After James was so helpful by picking up the phone and talking to me after 10 pm on a Friday night, hired him to fix the big water leak under my driveway. It's not easy to fix a leak when you can't see the pipes! An additional complication was that there are two water lines under the driveway, coming from a common water meter and going to two townhouses. And no idea which line is leaking, where they are... We tried to hire a leak detection specialist to help us find the lines and leak, but we weren't able to get anyone on such short notice. So, James figured it out! Cut one spot in my driveway and found the leak. He knows what he's doing. REALLY AMAZING WORK. I have absolutely no hesitation in recommending James. Previous post: I just called at 10:15 pm on a Friday night and James answered the phone. I have a water leak under my driveway. We initially hired another (highly rated) plumber for two jobs--one was simple, to replace a kitchen faucet, and the other was surprisingly complicated, to replace a bathroom faucet. The first plumber botched both & walked away from the job--but James is a true expert & problem-solver. After the first plumber installed the kitchen faucet, it only got hot water, no cold water. The plumber insisted the faucet was defective. James figured out it was incorrectly installed. The first plumber was also unable to complete the bathroom faucet installation, leaving us with no faucet at all (oh and he threw the old one away.). It was definitely a challenge to find a faucet that could work with our unusual counter specs, but James helped me deal with the faucet manufacturer and come up with a solution. He was a lifesaver. These guys did a great job at the place I rent. The main sewer/water line to the street got backed up, so it was an emergency job. They came out fast and worked until 7pm at night to install an entire new pipe plus they put in extra cleanouts so it wouldn't happen again. They had to dig up a long part of the driveway.
