Like me, they are happily settled in their new home. It took several months for us to find my new home and I couldn't have done it without Nathan's patience. After several months, visiting several houses and helping me submit a few bids, he wasn't at all discouraged. Instead, he confidently told me that my home will turn up and that "houses pick their owners". Nathan is honest, trustworthy, has ethics & integrity, is efficient, communicative, collaborative and quite knowledgeable about the market and area. (Nathan, if you're reading this, don't blush, it's all true.) In addition to the timely auto-emails on available properties (sometimes not yet listed on the market), he either emails or calls to make sure I have the earliest opportunity to review these properties and he makes himself available when it is convenient for me. Nathan also physically evaluates properties with you. he's always first to evaluate foundations, open closet doors, garages, run water through showers to ensure there's no blockage, and "kick the tires" so to speak. What I'm trying to say is that he goes above and beyond to make sure you find your next home. I highly recommend Nathan! :) P.S. "Want to see the best part of this place?' she asked us as we walked into the door. 'Here, look,"…read moreshe said as she led us to a ginormous backyard." Almost like a warm greeting from your neighbor, Ruty is the real estate agent that changed my mind about real estate agents. It was myself and my partner's first time legitimately going to a full day of open houses, pre-approval in tow. We had gone into over 6 houses that day and the biggest take-away from the day was connecting with Ruty. When she immediately flowed us through the house she was showing that day she effortlessly got us talking about what my partner and I wanted from our first home. Being that we were both residing in San Francisco we had much to learn, and Ruty served as our intrepid tutor. "When you think Real Estate, Think Ruty, Ruty, Ruty!" reads her contact card. Well, she's not wrong-after meeting plenty o' real estate agents on that first day of tooling open houses, Ruty was remarkable both in conversation and in effective marketing materials. As someone who subscribes to many, (and I underscore many here) delusions of grandeur when it comes to purchasing their first home-the bay area home buying process was sure to dissolve said delusions, and I thank Ruty for her calm patience and metaphorical hand holding that kept me from giving up completely. From initial toggling of expectations based on our budget and needs, to leading me through a few "diamonds-in-the-roughs," and pointing out what can be fixed to meet some of my delusions. There were many barriers she had to push through in getting my hard head to open up to new potentials, all while she kept my partner's needs in mind and let me prattle on nervously, ad nauseam, about my family for every house tour we met at (I think 14 in all). We had no timeline, but Ruty was in no rush with us, she was flexible with our schedules-went along with our ebb and flow with conflicting work schedules and kiddo wrangling. In the end we looked, learned and finally put in a bid after only 6ish weeks. She guided us through closing, taking in many a panicked call seeking edification on obnoxious loan jargon. We closed on a "diamond-in-the-rough" with a super rare accepted underbid for the Bay Area market. My partner and I have a 3-ring binder to hold our housing paperwork and plans. In the very front pocket is Ruty's contact card from that first meeting, "when you think real estate, think Ruty, Ruty, Ruty!" Words I can not un-hear that are permeated as synonyms. Thank you Ruty! P.S. Pardon the tangent, but if you are into the paranormal, ask Ruty for her best real estate ghost stories!

Peruz Jelveh truly earned his nickname, "The Fixer."…read more He came highly recommended by my personal lawyer, and now I understand why. He helped me buy my forever home in Danville, the very home I had been renting and dreaming of owning. Because this was a jumbo loan, the deal was anything but simple. My previous broker had the file for three months and could not get it across the finish line. Peruz stepped in at the final hour, brought in his incredible team, and got to work immediately. What had been sitting for months, Peruz completed in just four weeks. He probably could have closed it in three, but he pushed it out one more week because he found a way to save me money. In the end, he saved me over $25,000 in closing costs. Peruz fights for your deal like it is his own. He works around the clock, thinks through every detail, and does not back down when things get complicated. I have worked with many brokers over the years, and Peruz is the one I plan to call for every future deal. When you find someone this committed, capable, and willing to fight for the best outcome, you keep them on your team. If you have any doubts about how to structure a complex transaction, Peruz is your guy. I am forever grateful to him and his team for helping me become the owner of my dream home. What really stood out was how hard he worked to find the right loan for our situation. He wasn't just trying to close a deal -- he genuinely wanted what was best for us. Because of that, we ended up saving a significant amount of money. You can tell he truly cares about serving first responders and veterans. My advice, if you are looking to rent a home with Ray is to make sure you fully understand and inquire about the terms around the holding deposit, as well as the expectations of when you will need to sign a lease and provide a security deposit / first month's rent. In our experience in roughly 18 years of renting various homes/apartments/condos, his policies are a little different than other property managers. If you are comfortable with the policies (ask about the move out notice), I think that Ray's thorough service would make him an attentive property manager. I'd list him at 2.5 stars if yelp allowed it. To his defense, he was professional and quick to respond to our questions and inquiries.

For a little over three years, I leased a waterfront home in Foster City from Ray…read more As you'll find if you read the many "not recommended" reviews here on Yelp (please ALWAYS do this when you're checking out any business on Yelp!), Ray has many satisfied customers -- property owners and tenants alike. Count me in that group. When I first viewed the property, repairs and updates were underway. Ray communicated very clearly what was being done and what I could expect upon move-in, and when I occupied the house things were exactly as Ray had indicated. Ray's lease agreements include a detailed list of guidelines and requirements involving approved and disallowed cleaning products/chemicals inside the house, use of certain appliances (dishwasher, washing machine, etc.) while no one is in the house, etc. While this list can be off-putting, it's important to recognize that the list represents Ray's practical wisdom and insight Ray has collected over more than three decades in property management. As with any lease agreement, a tenant is welcome to ignore any of the particular conditions -- and, it's possible I veered slightly away from "the letter of the law" in one or two particulars...at my own peril. ;-) Over the course of my lease, I found Ray to be very engaged and attentive each time I had issues to be resolved. Most frequently he answered his phone immediately when I called, and on the few occasions when I left a voicemail I heard back from Ray within minutes. Ray respected my time and my needs while also being a very effective property manager with respect to the needs and expectations of the property manager. I would enthusiastically recommend Ray to any friends or colleagues looking to lease or purchase a property in the area, and I wouldn't hesitate to recommend him and/or to use him as a property manager. Five stars, well-deserved.
