This is a long-overdue review for Nathan's excellent & professional real estate services! He was recommended to me by my cousin & cousin-in-law, whom he had just helped secure their first home in the Village. Like me, they are happily settled in their new home. It took several months for us to find my new home and I couldn't have done it without Nathan's patience. Nathan provided me with an absolutely stellar experience in my home search. I started looking in August 2011 and completed a purchase in Feb 2012. I had purchased and then sold a home before this. I am a single person with no children and was looking for a condo. Nathan was matched to my account through Redfin when I wanted to offer on a short sale. Nathan helped me with two offers. Both happened to be on short sales. The first offer I dropped out of after a month or two. The second offer went to completion and I got the keys this week! Throughout my search, Nathan was immediately responsive when I wanted to see a property. When he took me through a property, he was knowledgeable about its good points and bad points. He was able to discuss things like: - the character of a neighborhood (what people like and what they didn't) - planned or pending construction projects that might impact the property - the prices of comparable properties and pricing trends - materials quality and remodeling costs He is not a high pressure sales person at all. He never pressured me to go see higher priced properties (even though I was qualified). Since he knew I really liked a particular complex, he watched it closely and informed me of up coming listings. When it came time to make an offer, Nathan answered a lot of my questions. Since I was buying a short sale, there were a lot of things about the process that were different from my first home buy years before. Nathan really could speak to those differences well. He knew how fast or slow various banks were, he explained the fine points of the process. Nathan was there throughout the process from start to finish. He helped with everything --- my conversations with the mortgage lender, the title process, and (of course) the contract negotiation. He was there when I signed the papers at the title company -- caught and had them correct some errors in the financials. When I had questions about anything, he was very complete in answering them. I simply couldn't be more impressed with Nathan. Nathan gave my wife and I guidance on what to remodel prior to listing and set us up with multiple painters and contractors. I have a tremendous respect for Nathan's work ethic, intelligence, experience, and "get it done" attitude. Four years ago he helped my wife and me buy our first home. We were referred to Nathan and met with him, telling him what we were looking for in a home. The market at the time was insane though in the area, with very little inventory. Nathan saved the day by finding a house for us OFF the market. We were up against no other offers which made it possible to add inspection contingencies and other protections. Of course, we knew next to nothing about the buying process as first timers, but Nathan is one of those guys you can feel fine asking anything no matter how stupid the question may seem. The house needed some updates and repairs prior to moving in, and Nathan helped coordinate much of the work using his extensive network of reliable professionals. When we purchased our first home, I really only got to see about 5 to 10% of Nathan's job -- I realize now. Because this past month, we made an offer on a new house, contingent upon the sale of our home. Our offer was accepted, so we had an immediate rush to sell our house otherwise the whole deal would fall through. Nathan became not just our realtor during this time, but pretty much a psychologist for my wife and I when we were nervous about everything with so many unknowns. It would be a gross understatement to say "Nathan worked hard" on our buy-and-sell. Rather, he worked around the clock: being the liaison between us and all parties--inspectors, appraisers, contractors, the bank our financing; working late at night prepping docs on Docusign (which makes it very easy to sign and access all of the documents); marketing our house professionally with its own dedicated website, calling in a favor with his go-to staging company on a Sunday and having her open up the warehouse where Nathan himself loaded up the van with furniture and accent pieces, etc. etc. I think most outrageous thing, Nathan and his partner installed a small area of vinyl flooring at the bottom of a staircase leading to the garage just to make it look a little nicer before the wine and cheese open house event! We received multiple offers on our home within 36 hours. Nathan was with us at 10:30pm that second night when we accepted an offer. Proof is in the pudding: We sold our house for 8% over asking price with no contingencies and a 20 day close. Whereas the home we purchased we paid 1.5% over asking, had several contingencies, and 60 day close. Whenever I see Nathan, two things are certain. I will laugh, and I will learn something. He's got a great sense of humor, but is also a very serious guy. Nathan is incredibly intelligent and has deep knowledge of the market, homes/home building, financing, and legal issues. June 21, 2017 -- Based on our own experiences with Nathan, I completely agree with what Jeremy B. praised Nathan for in his long review, so I won't repeat the same positive comments. Jeremy B painted a perfect portrait of Nathan. I have only positive feelings for Nathan, both as a person and as a totally dedicated, customer-centric professional realtor. In fact, within the first 4 months of this year, we feel so strongly about Nathan that we had him handle 3 separate real estate deals -- two sales and one purchase. With respect to all three separate homes, he was completely dedicated to the work, which included all the kinds of "extras" Jeremy B. described in his review. The most challenging was my late parents' home in Hillsborough -- a beautiful secluded level lot on the San Mateo Creek but which had some issues with the ancient foundation of the retaining wall along the creek. From the very start, Nathan took the issues in stride, juggling many balls in the air at once, directing us what to do each step of the way to get the home ready for sale. He had a keen sense of the market, which I realize is a minimum standard for realtors (considering they have MLS data in hand all the time), but more than that he is: (1) a great listener, to understand his clients' priorities or concerns/fears/hopes; (2) patient! -- no question is too stupid; (3) articulate, so you can easily understand him; (4) smart; (5) full of common sense (which not all "smart" people have); (6) a person who "knows the ropes" and orchestrates on a moment's notice a stable of sub-contractors and specialists of all kinds on an as-needed basis; (7) a person who understands complex contract issues and strategies and financing options; (8) an "even keel" person -- he's not mercurial, upbeat one day, down in the mouth the next -- he's always "nice" and calm. By the time he was handling the third house, our family joke was that we were just going to take orders from Nathan! What did he want us to do in what order and by when? That's actually how we ended up and you don't end up with that attitude unless you TRUST someone as much as we trusted Nathan. He saved us hours and hours of work we'd otherwise have done going around in circles. I think he does an excellent job presenting offers and comparing and contrasting them in a summary for sellers and does an equally good job helping buyers draw up solid offers as attractive as possible. I recommend Nathan Nunes without reservation or any incentive from him to write this review, which is 2 months late just due to a busy life! We have known Nathan for several years, meeting him through 3 separate family members and good friends who had worked with him when they purchased their homes. So when we were considering selling our home of 18 years in Fremont and moving to something a little bigger with good schools for our kids, we turned to Nathan for help and boy are we glad we did! We are extremely happy that we decided to have Nathan as our realtor for both transactions and would highly recommend him. I really can't say enough about how great it was to work with him. He is a true professional and I'm not sure how we could have done it all without him. He worked his butt off for us and definitely earned his commission. Our Fremont house received multiple offers and sold within 2 weeks for over the asking price. We were then able to find the perfect house for our family in Danville and despite the competitive market we found ourselves in (which was great when we sold, but not so great when we were buying...), our offer was accepted over the others and we were able to close escrow in 30 days. I'm still amazed that we were able to pull it all off! Buying and selling your home can be a very emotionally draining experience and through it all Nathan was a calming influence, listening to our needs and helping us set and then stick to our schedule and ultimate goals. He took the time to help us prepare the house for sale in the most efficient way and spent the necessary time and effort to market it.
