I would NEVER recommend getting a place that is managed by Graeme, or Steve, or anyone of Placerville Realty. After living in the apartment for 6 years my pregnant wife and I were told to move out by Dec. 19 (which we did) for "renovations". I was texted early January by Graeme (another text) that he needed my new address so he could send my security deposit check to me. A few weeks later we got a security deposit disposition and were CHARGED 350$ of unpaid rent because we didn't notify Graeme that we had vacated the apartment on the date that they told us to leave. First time arriving to view a rental for my family (with my 3 kids in tow, no small feat) and standing there expecting a tour but instead, the guy just standing there waiting silently. Finally I asked if I should just walk around, he said yes, I'll follow you, and we walked through. I asked about the age of the property which in my experience has always been disclosed to me, and he said he didn't talk about that unless he was selling, I could probably Google it! I thought he was rather silent and rude but I just figured he was an introvert or something, gave him the benefit of the doubt. I told him I would get back to him that afternoon if we were interested, which I ended up doing. I got ghosted for an entire day after that one with no response to two emails, and finally heard back the following one saying that he needed to see pay stubs or tax returns to confirm income. I sent those and was immediately told we didn't qualify because we made $34 less than was required per month. I sent more paystubs to show that we actually did make the 3x the rent as was required, but the response was it was presented to the owner and we were not accepted. My husband has a coworker who mentioned that this management company scams people and now I suspect we were. In any case, our experience wasn't great and I wanted to confirm that others should indeed watch out for any properties this company manages, as it doesn't at all seem honest. read more

I also had a bad experience here. I have good credit. I put in an application and I got a letter saying I was denied. No explanation at all. I think this is a scam. No references were checked my credit was not checked. As far as I can tell they took my $40 dollars and didn't do anything. I guess if you did that a couple hundred times a year or more that would make a nice little side income. There is nothing in my background that would make me not qualified to rent this house. Once again I have good credit and excellent rental history so I'm not sure why this company can just take your money and do nothing ? Anyway the reason I'm writing this review is so other people don't get scammed. I'm 56 years old and have never been denied for anything without explanation. This guy is going to respond to this review by saying it's the owner of the property's choice and he takes no responsibility for this. But he had no problem taking my $40 !!! Without prejudice they say, I say you scammed me out of $40. The house a week later is still showing for rent on Trulia I think they are not done taking $40 from enough people. If I'm wrong prove to me you actually did something for the money I gave you. Yelp as far as I know post's every review so you in fact are wrong about that. I have had Steve and Graeme as property managers for my home in Diamond Springs for the last 4 years and they have done an excellent job of allowing me to be a hands off homeowner. They have kept the home rented and when we have had a change of tenants, they quickly found new ones so that it did not go vacant. They have also handled the occasional repair seamlessly and professionally. I would highly recommend this company to any landlord who does not wish to manage the day to day responsibilities of looking after their investment property. Communication is key when it comes to a relationship, business or otherwise. I recently submitted a rental application along with offers to put down a substantial deposit. The application came back denied. The email sent to me to inform me of the denial was less than professional. "Your application has been reviewed and denied. I'm sorry, we won't be able to assist you in finding a home." Word for word how the response read. I sent a response email respectfully requesting a re-evaluation of my application with an offer to pay an even larger deposit than initially offered while requesting to know what additional information, if any, I could provide in order to secure an approval. Once again, unprofessional would describe the interaction, or rather LACK of response. My email was ignored. I am not sure if the man is a coward or just rude. Having been born and raised in the small community of Placerville, he can be assured that I will put forth my best efforts to discourage doing business with this clown. If I could give him zero stars, I would. It is not the denial of my application that is the issue here. It is the lack of response from my second email and the rude tone of the first email. I gave one star only because we can't give minus points. This place should get -5. This is the worst excuse for a property management company I have ever encountered. Not only did I not have heat when I moved in which was in December the house was not even up to code. There was dry rot in the siding that wasn't fixed prior to moving in, bad electrical, a roof leak that didn't get fixed for 10 months. I had to call code enforcement to get anything done. The owner Steve Baker doesn't care to maintain these properties. He's just sitting back collecting money. I was told that the owner would rather bulldoze the property than to repair my fireplace. Steve also told me I was free to move. Yes, I'm fully aware of my rights. I refuse to move so that he wouldn't have to get off his rearend and actually work. He has done the bare minimum to fix our rental. I had a complaint with a neighbor and he won't do anything. Such a wonderfully worthless property manager. I will ensure that everything that can be fixed will be done. I'm hiring an attorney and making him pay to fix this place before I move. The last place I rented from him I always dealt with the home owner who was great. That previous home owner won't even use Steve Baker anymore. That should say something. Every encounter with this agency has been a nightmare. I can't wait to get out of this misery. I will never rent from this sorry excuse of a human being. He should be ashamed of himself. read more

This guy is a total scumbag. When we moved into our rental, it was filthy, holes in doors and walls and lots of things were broken. When we moved in, the carpets were so dirty they turned our feet black. We also found a bag of marijuana in the hall closet. We had everything fixed, the carpets and house cleaned. We had a housekeeper that kept the house clean. We had a dog, yes, that peed on the carpet in a few spots, but when we had a high res carpet cleaning company come in with blacklight, they said there was cat urine stains everywhere. We don't have a cat but the previous tenants did. Steve never fixed anything...our A.C. when we had brand newborn twins, the stove and oven unit he had fixed after harassing him for 2 weeks finally, and our kitchen flooded due to a water hose that was improperly clamped. My parents had to come fix that. The neighbors warned us when we first moved in that all the previous tenants left with a bad taste in their mouth, and we understand why. When we moved out, we left the house ten times cleaner than when we moved in (and we have photographic evidence of that) and yet they took over half of our deposit on top of our pet deposit. They also charged us for a week of "lost rent" because it supposedly took them a week to clean up the "mess we left behind." Mind you the house looked SPOTLESS!!!! I WOULD NEVER RENT FROM THIS GUY, AND WOULDN'T REFER MY WORST ENEMY TO HIM. If you care at all about character either, this man has been kicked off many local social media chat pages for cruel and rude comments to people. Please save yourself the headache and stay far away from this rental company! read more
