Update (10/21/2015): Rich recently helped us purchase our second home, helping us convert our first house into a rental property to move into our dream home. My review still stands. We couldn't (and wouldn't) have been able to navigate this transaction without his counsel; he went out of his way to help us figure out how to finance it, and put our mind to ease by ensuring that our home inspections would take any surprises out of the equation down the road. Buying a house is a very emotional and stressful life-changing event. After hearing many other stories about agents that simply go through the motions to make their commission, I can promise you that Rich is your best bet if you want to feel like you truly have somebody looking after your best interests, rather than his own. The housing market in Sacramento is once again hitting a fevered pitch. I felt pressured to get into a home now while I still could, but realistically had a few constraints like most first time homeowners. Rich was unbelievable in the process. Not only was he patient with my never ending questions, but he really took all factors into consideration. We were delighted to find that he was very knowledgeable about not only the Placerville area, but all the surrounding areas including down the hill. This is an unforgivably belated review of Rich Curtis and his support in helping us find and buy a house in Placerville last spring. Our only excuse is that until recently we have been preoccupied in selling our house in Southern California (the fact is that buying a house with Rich was a lot easier and faster that selling our house down south). Our experience with Rich was the best we have had in buying a house. We had been looking to relocate to the Gold Country area for over a year and engaged Rich for our search in the fall of 2016. Both my wife and I connected with Rich immediately - his easy-going personality was matched with a deep knowledge of the local area. He was very patient as we looked at properties - he understood that we weren't under any definite timeline and we had the luxury of waiting for the perfect property. The perfect property for us showed up online one morning and we immediately contacted Rich to arrange a showing, which he did the following morning. We were the first to view the property and quickly realized that we needed to move fast since we knew it wouldn't stay on the market long. Rich could not have been more efficient and expedient in getting an offer to the seller that same day, and negotiating against the Seller's counter that evening. We had an accepted offer that same day. The escrow process was very smooth with Rich coordinating all the inspections using his extensive vendor contacts. Since we were "city folk", Rich's advice and recommendations on adapting to a rural setting were invaluable to us. Rich's friendly yet professional personality made the whole process very enjoyable. After searching for literally years and working with a number of different agents we were so happy to find Rich at Greenway. What made him different was his down-to-earth vibe, clear sense of integrity, and genuinely caring attitude. We were on a major budget--and very very nervous to commit to such a big purchase. Rich never tried to "upsell" us, or made us feel like we were wasting his time with a crappy commission on a cheap house. And he put up with all the dithering and doubts with compassion and class. My wife and I used Rich as our realtor again when selling our first home, and buying our second home to make room for a growing toddler and dog that weren't around during our first home purchase. With his help, we were able to negotiate a rent-back so that my wife and I wouldn't have to move twice (move out after selling our house and prior to purchasing a new one) since a contingent offer would be highly unlikely to be accepted in the competitive market in early 2014. Not only that, but we were able to get an offer accepted and move into our new house within a month! As always, Rich is as professional and competent as they come. I called Rich up for an interview b/c of his reviews. I was looking for a real estate agent to help us with a possible selling of our rental home. I interviewed 4 agents total. He has a nice firm handshake and looks you in the eye. He is clear and concise and listens to what you are saying. I had a lot of questions about him and his philosophy and then a lot of questions concerning how our situation would be handled if our tenant didn't buy our house outright. He gave some phone numbers of people I could contact if I needed a new property manager or a lawyer to deal with the tenant sale. After our interview, at which time he had given me a lot to think about if we ended up selling directly to our tenant, I contacted him for more questions, as our tenant was hesitating and not looking like he would go thru with it. Rich replied within 24 hours to my emailed questions and even after I let him know that the tenant was going thru it and I wouldn't need him as an agent, he gave me answers to questions and suggestions to make the process easier. While I have not had the experience of actually using him as an agent, I would say from my contacts with him over the past 3 weeks, that he seems to be a straight shooter and would do good job keeping his client in the loop and working for the best outcome possible. read more

This is my first yelp review, I just joined because I felt compelled to write a review for Rich Curtis at Greenway Properties. I can't say enough about Rich's professionalism and attention to detail. He is everything you need in a realtor and makes the process of the search, contracts, and coordination go as seamless as possible. Ours was not an easy transaction, that I can assure you. We found the house we wanted...wasn't a short sale, but might as well have been with a difficult tenant to deal with and what ended up being a 60+ day escrow. Rich always kept us up to date with any updates along the way. He is a strong advocate for his clients, educating you along the way. You feel confident that decisions you are making are the right ones with Rich's guidance. Another great thing, with Rich's experience, he was able to refer us to an excellent loan officer in Dave Miller at Plaza loans. Hands down the best loan experience we have ever encountered. Rich is not your average middle aged washed up in it for a quick buck real estate agent that the field is littered with. I'm an electrical contractor in the area and have had many not so great encounters with your typical real estate agent (rude, pushy, sales driven, zero business skills) thankfully Rich wasn't one of those . Rich is amazing! When my wife and I were considering making the move back to California we contacted Rich and had him help us search for a home and reintroduce us to the area. Even knowing that there was only a 50/50 chance of us relocating Rich gave us 100% of his effort. He found a bunch of homes in a handful of areas for us to check out, and was honest about the pros and cons of each. I almost wish we had moved back just so we could have used Rich. Rich Curtis is a Gold Nugget in the Sierra Foothills!!!! We were referred to Rich from some friends who used him to sell their house in 2014. They had previously been through a few other realtors with no luck and then found Rich on Yelp and did nothing but rave about how well he did things for them. So when it came time for us to sell our house in Pollock Pines he was one of 4 we interviewed a year before putting it on the market. He gave us realistic information about house sales in the area and things to do and not do before selling. When it came time to pick a relator in January 2016 we went with Rich and we definitely made a great choice!!! Rich was very responsive to all our e-mails, texts and questions throughout the whole process. He is very down to earth and easy to communicate with. He is just like talking to a good friend and gives you honest answers and opinions. He always gave great advice from what to list the house price at to make it competitive to how to market the house. He tried something new to him with our house. Along with pictures he hired someone to fly a drone over the house to give potential buyers a look from the air as well as a video walk through. This does a lot more when looking at it online than just pictures. Rich stayed in constant communication with us throughout the whole process. We had moved out which allowed us to show the house easier at a moment's notice. Rich was great about letting us know each time a showing had been done. The first offer was not a good offer once we started the process with potential buyers and Rich gave us a great advice so we didn't fall into what was going to be a financial issue with these buyers. Once we found the right buyer Rich and his assistant Billie were on top of all the paperwork that needed to be done and signed in the time frames that become very important. Rich was able to assist with contractors he knew to get some septic work done at the last minute and in a short time frame. Rich stood by us on every decision we had to make all the way through the signing of the papers at the end of escrow. His advice and knowledge of how the whole real estate market works is very reassuring for those of us who may only do it once or twice in our lifetime. I am moving out of state. Unless Rich moves to Washington I unfortunately will not be able to use him again. However, if I was staying I would use him again in a heartbeat.
