Suzanne is the sole agent and owner of this agency. She is outwardly friendly at first. She only manages 15 properties and her husband is her "handy man" She confessed that she operates a virtual office from her home and that she has limited resources as her firm is small. The pictures of the two properties she was Showing were not great. The postings were lackluster and very amateurish. She had riverfront property for under 1500 she had difficulty moving despite her confessing she needs a tenant right away. The property had broken doors and damaged glass and a broken a/c unit despite it being vacant for 3-4 weeks or more. Property owners look elsewhere. There are many other management companies that have more going on for them. A small firm with small books will make for a higher commission person who may prove to be incompetent. She rented this house I looked out to a group of college students who she later had to evict. Do you think she did a good job screening? No. Now as for me. I paid for 4 applications to see if could move in with my family. She strung us along for a week to only insult me and patronize me about my credit standing despite us being honest about some blemishes. with 15000 dollars a month of combined income and almost no debt, she told me that I couldn't afford a $1000 a month house let alone a 1500 dollar one. Her condescending tone and level of disrespect shows me this lady is really unprofessional. She gets two stars only because I'm fair and she started out friendly. Property owners and renters alike, I suggest you look elsewhere. I'm not sure why this lady really discriminated against is. Is it racially motivated? Was she cherry picking tenants? Who knows. Epitome of a "Karen" by today's standards...aggressive in attempting to schedule a showing and prescreen for application (which Zillow already does) and told me my gf needed to get screened for credit because she would reside there even if she wasn't to going to officially pay rent ... makes no sense ... probably just wanted some application money ... communication unbecoming of someone who's job is to source renters - rude, curt, and impatient/pushy - 2 calls with voicemails and 2 texts in less than 1.5 business days. read more

I had a very disappointing experience with Susan Deguara the owner of Evergreen Property. Susan acquired the property 4-5 years after I moved in, I always paid my rent on time and had no balance due to her upon moving out. Reading all the reviews about Susan validates what I know about her already and that is that she would have sent me to court if I owed any money. Upon looking for a rental recently I was informed by the prospective agency that Susan had noted a lease violation in her tenant verification. I was never informed of any lease violation by Susan and only found out about it when using Susan as a rental reference. Upon finding out about this lease violation I repeatedly requested clarification and a tenant ledger, but never received documentation or a clear explanation. I requested information about this lease violation via voicemail, text, and email. She completely refused to give me this information and never did. She did however feel the need to write "We sell homes too" in her email. I rented the property from 2015-2024 and should have known better than to use her as a reference. A major issue I faced was a 4-5 month period without a working stove while a replacement was delayed. I was told the delay was due to finding a "good deal," and no rent adjustment was provided despite the loss of service because according to her it was "not a loss of service". At move-out after nearly a decade in the home, Susan tried to charge me for carpet replacement in two rooms even though the carpet had been installed in 2007 and had clearly exceeded its usable lifespan. I disputed this charge and essentially forfeited my security deposit of $1,350 because I figured she could use it for whatever she needed for and it would allow me to have a positive reference with her still. As mentioned earlier Susan acquired the lease so she did not have photos or key details of the property. The home was also not in move-in ready condition when I first took possession, including a torn screen door, pre-existing dog damage in doors (which she tried to say was my dog), dog waste in the patio, trash in the patio area, a leaking master toilet, and general deferred maintenance. The prior property management company retired and had unfortunately not upkept the property. There appeared to be limited documentation of the original move-in condition and inconsistencies regarding my pet deposit after ownership changed, with no record provided of the deposit transfer from the prior owner. Susan told me to reach out to the prior property management for my pet deposit. I took a loss of my $500 pet deposit. So between the $1,350 security deposit and my lost $500 pet deposit $1,850 wasn't good enough for her. She really had to go and tame my record with her negative remarks. Communication was generally difficult, as there is no public office and operations are handled from her residence, limiting standard in-person access. On a positive note, her husband, who handles her maintenance work for her properties was professional and easy to work with. I can only imagine his life married to someone so miserable and unhappy with life. (Many reviews confirm this). Overall, I expected clearer communication, access to recordkeeping, and more transparency after a long tenancy. I would advise future tenants to keep detailed records of all payments, deposits, and property condition documentation. I would give ZERO stars if possible! read more

SUSAN DEGUARA IS A SLUM LORD. My parents have lived at the same home for OVER a decade, and when they moved in their property was under Select Properties. But when Susan Deguara/Evergreen Property Services took over management, many issues came up but here is a list of the most disgusting ways Susan manages a property: 1. The neighbor in the unit next door found BLACK MOLD in their home. They had their own inspection done, and confirmed it was black mold, Susan did not want to do anything about it, and when said neighbors said they were going to report the property, per the neighbor, Susan offered a lot of money on the condition that they move out and not report the property. If the black mold was taken care of after they moved is unknown. 2. My dad recently died leaving my mother alone in the home. Not even being 2 weeks dead, Susan incessantly bothered my mother regarding his car being parked in the assigned parking spot of the unit that she STILL resides in, and therefore STILL pays for. Just to be clear and to illustrate Susan's disgusting behavior, the car was in working condition, and my mothers vehicle was parked in the assigned garage also belonging to the unit, so what is the issue Susan? 3. Doug, the OWNER of the property gave my mother a few coupons to have Eldorado Disposal come pick up a few pieces of furniture for disposal. Per the coupon, you are supposed to put the furniture out by the street so that they can easily pick up the items, attach the coupon to the furniture and done. And when my mother did this, in comes a call from Susan complaining that it looks tacky and that she can't leave it out by the street. When my mother informed Susan that the OWNER of the property gave here those coupons and clearly is okay with it, Susan definitely had a rude remark about it. 4. The refrigerator in the unit has a very very bad leak, and when my mother reported this maintenance issue, Susan's non-existent solution was "We're not going to fix it because it's old, you can just take it with you when you move." The neighbor above my mothers unit was also told that they are to take the old appliances when they move out as well. This is also the attitude Susan has towards all maintenance issues, it's old and she won't fix it until she has to turn the unit for a new resident. Rent keeps going up, maintenance issues are not dealt with, so where does the money go? 5. My mother is moving out, and when Susan came by for a pre-move out inspection of the unit, she informed my mother that she HAS to take the BROKEN refrigerator, and other appliances. My mother stated that the appliances came with the unit when she moved in, they are not hers in any way, and she will not be taking any appliance because she does not have use for them as most rentals come with said appliances. And Susan's response "Well, we told you we gave them to you, so if you don't remove it when you move out, you'll be charged." It sounds like Susan does not want to deal with her responsibility as Property Manager and get rid of the old appliances when she needs to turn the unit, and is instead trying to offload this responsibility onto her SENIOR tenant. In conclusion, Susan Deguara is a slum lord, and Evergreen Property Services is trash, and I hope Doug sees this review, talks to his other tenant that is moving out this month about their terrible interactions with Susan, and finds a more professional property management. read more

Susan has been my property manager for six years. I have nothing but great things to say about her. She cares for the homeowners and looks out for them but also looks out for the tenants. She is very responsive and friendly. Her management fees are also very reasonable. I would highly recommend her. read more

I totally disagree with every review on Yelp. My dealings with Susan are the complete opposite of what has been posted. She has been nothing but professional and courteous to my family. The fact that her handyman is her husband, whom is a licensed contractor with his own company, actually makes it easier to get ahold of someone in an emergency, quicker response time to get help out to you and more than likely cheaper for the client. What I'm trying to say is; these reviews are fibs in my opinion. One says they make $10k a month but were denied a $1000 a month rental.... serious?! Evergreen Property Service is horrible and not professional. Carol, the owner of Evergreen hired us to clean several of her Evergreen properties over the years. Her communication between us and her property owners was misinterpreted, assuming, petty, cheap, unprofessional, and all around awful! She refused to call and get prior approval of our cleanings with her tenants causing conflict. Then once we were finished she never paid us on time! If I called Evergreen, they would rarely answer, had a bunch of personal excuses as to why Carol wasn't available, or why she couldn't answer her phone. Evergreen runs a very unprofessional business by badmouthing to everything to everyone. We dealt directly with Evergreens tenants and often times the tenant was misinformed or promised work Evergreen never paid for. Tenant vendors to other property owners causing us to lose business and their property owners to lose respect fir Evergreens vendors . Evergreen makes promises to their property owners that they don't keep. They expected us to clean their properties for next to nothing. If your looking for a property management company to represent your property, beware! Carol the owner of Evergreen lies to her tenants, doesn't follow through, and often keep her tenants in the dark... while she pockets your money and your properties fall apart. I will first say that Susan seemed so kind on the phone 2 days ago. I asked if she received my application and her response was, "I'm waiting on your husband's application. I showed you at the property exactly what to do. So if you still have the paper, it tells you what to do." (The way she said this, should have been the first red flag). I then let her know that I actually only spoke with her husband, because she was busy with another potential tenant. She then told me to fill out the application for my husband and send it ASAP. I sent it over within the hour and I also called Susan to let her know I will send my husband's pay stubs separately ( as he has two jobs, so there was more than 1 paper that I needed to send.) She sounded excited and gave me her email to send them to. I sent them immediately. I called her today to check on the status and when she answered the phone, her tone was completely different than 2 days ago. She went from being kind to very cold. She barely acknowledged me and her response was, "Jill it is all about timing, so we gave it to someone else." ... I said thank you and moved on. The point of this entire post is that she really should have been honest 2 days ago when she told me to send everything over, knowing that she already chose someone, if it was really all about timing. So now she has all of our income information, SSN's, job detail and much more. She also got my hopes up, because she encouraged me to keep sending things and kept sounding excited about it. There was no reason for her coldness today and at this point, we feel like we completely dodged a bullet by not being selected. I was asked by Susan and the owner to remove my last review. As they felt I was not kind. At the time I felt it was my roommate after being the one forced to leave. When I was the one to rent the place from day one. Yes I allowed a what I thought was a friend and her daughter stay with me. I was then forced to add her on to the lease as a guest (or as I thought). When I was told by the owner and Susan she wasn't added to the lease she is just a guest in my home. She was added as a tenant with her daughter. It will be my responsibility to remove her when the time comes. Golden no problem I gave her 60 days notice. I had ZERO plans to leave the home. I was being told by the owner I don't want her and her daughter here, she is a liability. We will figure a way to get them out. Well after Susan messed up on adding her and her daughter. I was forced out of my home. I was also screwed out of ALL of the deposit. I paid over $5000 plus in security deposit. As they allowed it to stay with the roommate. Sounds sketchy oh it was. I spoke with several attorney's, I decided it wasn't worth the extra money or emotionally stress. I was in a scary and unsafe situation with the roommate. I was already under severe stress and emotional stress. I literally had 2 days to move my stuff out of a 3 bedroom 2 bathroom home. I had lived in for a year. I asked them for help with their new tenant. As she was threatening and telling me what hours and days I could be there. I was told it is my problem. I really thought they had compassion. Sadly they do not. EVERYONE BEWARE!! Susan main client in the owner of this home. He has 19 +\- homes with her. It is all about the bottom dollar to them. To me it's not I am having to work 2 to 3 jobs to get caught up from this situation. However they clearly needed my $5000 plus more then I do. As long as they can sleep at night. Roommate will mostly be evicted as soon as COVID is over. Susan will not ever claim this Yelp page. She can't ever except her part. She is a horrible business woman. If I could give a Minus Star, I would. Susan is probably the worst business person I have EVER dealt with. Her lack of human decency, coupled with her penchant for lying, give a new meaning to RAT. She cheats and Demeans her rental clients. And, if she manages your property, she lies and cheats you, too. Her ",Company" was doing repairs by her "Handyman" , HUSBAND, at the home we were renting. For instance, Husband would HIRE someone else to do the work, and leave to get supplies for hours. Leaving the Real handyman to sit and wait. He would return with supplies that May or NOT Be used, most likely charged to her clients, anyway. This scenario happened multiple times. Upon leaving, our security deposit paid for a replacement of screen door fabric. Susan/Handyman ESTIMATE was $140.00. We priced the work locally for $40.00. Never Ever do business with Evergreen Property Management and Susan is the last/worst person you need for anything. read more

Legit just spoke with this woman via text. after she would not stop blowing up my moms cell about a showing. We actually really did want to see the property but not under a pressure condition as anyone knows moving is hard enough. I let her know after the texts this am to my mom and yelp reviews. Sadly the poor reviews were a red flag for us as we have been mishandled in the past and just want to have a nice home to rent with a management team we can work with. As I assume anyone would she got a little defensive about the yelp reviews. Saying her and her husband had been "scammed " that they has asked the reviews be removed and yelp would not take down " the erroneous information after multiple requests" and "we don't rip off anyone" mind you she was already a bit aggressive with the text to my mom and that was only about a showing . I simply responded at this point it was hearsay and none of my business and that with me having children with disabilities i'm sure she could understand. I told her to have a good rest of her day and left it alone only for her to respond " ANY FOOL CAN POST ON YELP THX." not in all caps but my goodness! this is how you speak to someone trying to politely tell you scared us off because you are pushy and rude by text already and highly aggressive ? honestly I was being nice as you are old enough to be my grandmother and I was raised with respect. you call those who felt wronged by you and your "handyman " fools? as I said via text I'm so very thankful we never applied and I would stay away from renting by her or having her rent for you I suggest if you had bad run ins to report them as well. oh plus the need to text after being requested to stop so ended up having to ask twice. AWFUL AWFUL AWFUL!! Obviously we are not the only ones who have had an absolutely terrible experience with Susan and her lack of professionalism. We are beyond furious with her business tactics. We were renting our house for 4 years, when we got into our lease it was with select property management (WHO WAS AMAZING!) Susan took over the contract, 2 months before we were about to give our notice. I could go on and on about how terrible she is, but long story short.... She did the final walk through with my husband and told him, "This is the cleanest rental I have ever received back!" Then 3 weeks later she tells us she won't be able to get us our deposit back within the 21 days allowed by law, because "it's a holiday weekend and she's not working, so it's not her problem!" Then she tries to ding us for things she cannot legally charge us for. When I approached her about these things, she took them off the invoice and added some B.S. charge that made it the same price as what she was previously trying to ding us for. I could go after her through the proper legal channels, but we have already lost enough sleep and tears over this horrid woman and her terrible buisness. This lady is the most unprofessional property manager I have ever dealt with. When you are relocating with a credit score of nearly 800, you make 7 times the rent amount and are a home owner of not one home but two homes she still treated us like we were homeless desperate welfare people . She would not show the property and had no desire to even look at our application. She was full of personal excuses and extremely rude on the phone.
