I was debating on letting this go, but was still upset Janelle had the audacity to lie about us leaving the place a disaster and us being crappy tenants. I have time today y'all. Besides having no electricity - we were great tenants. Rent was always paid on time even when I lost my job during covid. We hired their recommended cleaning service and did a full move out package. I didn't even include the thread when it came to the stupid outlet repairs and us being with no electricity at one point for 5 days. That's fun with a 8 month old. I had to threaten not paying rent when that happened and that was a fun experience - obviously being sarcastic. If I had seen reviews like this - I wouldn't have rented from Residential Equity Management, so I really hope I can help someone out and they can have an informed decision if they'd like to rent from someone like this. I thought renting from an agency would be so much better than an apartment, but honestly they all have pros and cons. This company just had more cons than most.

The trash must be disposed of outside of the building (there are no trash chutes), there is no TV in the Community Room, No paper towels in the laundry room (needed to clean the washers) and the Community Room hours are from 10am to 7pm on the weekend, but there have been a few times when it's not open at 10 am. There are no benches in the lobby for residents to sit inside while waiting for their transportation. I am very disappointed and feel this is not an Affordable Senior Building. Our rent was increased 21% effective December 1, 2024. I feel for many of the residents, as they cannot afford to live at this building any longer due to the rent increase! Virginia

Sent a message right away saying I wanted to schedule an appointment for the apartment, beings I never got a response, I called and left a message. Left 4 messages asking someone to call me back because the email said no walk-ins. I went in person but the only person in the lobby was on the phone and I had no clue that these people were holding the interviews and application process in the rec room on the 3rd floor. Went in again and they asked me to sit down. Well the 4 people there were on the phone and the person that let me in was taking someone's application. Yet to this day I have received a call or a response, so what is the use of telling people to send and email. Called FPI Mgmt # in Sacramento and left a message, we'll see what their response is. Been desperate to find a place with an elevator since my elderly mother moved in and is prone to falls. Not safe being in a 3 story bldg with no elevator.

It's been exceptionally hard to find help with some properties in the Sacramento area that I can't manage myself. During my initial search, most of companies I talked to in the area over promised and under delivered. From the first call, it was clear that they were lacking professionalism, industry knowledge and some never even called me back. I do have high standards of course as I myself have been doing the job for 10 years but I couldn't believe the experiences I was having with these other companies. When I finally found the Allegiance team, I was so relieved. Not only are they great at what they do and got these properties rented quickly, they are just fun to work with and very down to earth. Their knowledge, professionalism, fair pricing, and outstanding customer service also set them apart in the industry. I rented a home managed by Owens Property Management for two years. At move-out, OPM kept my entire…read more$4,000 security deposit and billed me $117.08 more. Their own documents tell the story. The August 18 deposit statement charged me $2,487.89 for carpet replacement. OPM's own cost sheet labels that figure "Estimate- awaiting confirmed quote." The actual carpet invoice is dated the next day, August 19, and totals $2,477.80. The $400 carpet-cleaning charge on the same statement is backed by a vendor invoice dated August 23, five days after the statement was issued. The $50 "yard work to repair damaged lawn" was mulch and small plants, $49.59 per their own sheet. They also charged me $21.41 for a kitchen faucet leak I had reported through their own maintenance system. I was never given the after-repair photos California law has required since April 2025. I accepted $2,425.30 of the charges in writing and asked for the remaining $1,574.70 back. OPM's written replies did not address a single disputed item: "This matter is now considered closed," and then, "This will be our final communication on this matter."

Do not allow Mike Sing and Real Property Managent manage your property. He took advantage of an…read more80-year-old woman who speaks broken English. She lives out of state and her son, who also lives out of state, asked me to step in because I live locally. The woman decided to not use Mike's services after a couple of months because he did not rent the property as quickly as he promised. She ended up finding a tenant herself and, when she explained this to him, he told her that she could send someone pick up the keys. Two hours later, he told her that he would not release the keys until she sent $225 to his personal Venmo account. The money was sent to him because she wanted to get the keys for the new tenant and did not understand that his request was suspicious. Mike never provided any receipts or invoices, despite multiple requests. I decided to ask a property manager I knew if it is common practice to have an outstanding balance sent to a personal Venmo account. She told me it is not and, at the very least, an invoice should have been provided. In addition to having my friend send funds to his personal account, multiple keys to the home were missing, along with a large drawer for the feeezer. I saw the property right before it was turned over to Mike and everything was there. I am currently helping to have new keys fit to the locks and also find a replacement part for the freezer. Both issues are taking a lot of time and money on our part.

I initially spoke with Kristen, who took the time to explain the process, answer my questions, and let me know that Marshal would be following up with me. Shortly after, Marshal reached out and was incredibly responsive, professional, and knowledgeable. He sent me detailed information directly via email, answered every question I had, and made what could have been an overwhelming decision feel straightforward. Before contacting RNB, I had reached out to another property management company, and the experience paled in comparison. They weren't nearly as helpful and mostly directed me to their website for information. RNB's personalized service and communication really stood out. We were fully planning to move forward with RNB until our plans changed and we decided to sell our home instead. Even though we never officially became clients, I wouldn't hesitate to recommend RNB to anyone looking for a property management company. Their customer service is exceptional.

Overall, communication with the property management company itself was good. They answered the phone, responded to my questions, and processed my application fairly quickly. My frustration was mainly with how long the approval process took and some of the repeated questions I received. When I toured the property, I brought my partner with me, who lives in the Bay Area and was not going to be living in the home or included on the lease. Shortly after the showing, I was asked whether there was another adult who needed to be added to my application. I explained that there would only be one adult and one dog living in the home. My rental history apparently showed two adults and two dogs at my current residence, which is accurate, but my circumstances for this move were different. Despite already explaining this, I was asked again later to confirm whether there would be another adult and another dog living at the property. I found the repeated questioning a little uncomfortable and unnecessary after I had already clearly answered it. I was initially told the approval process would take approximately a week, but more than two weeks passed without a decision. I was told they were waiting on the owner and, at one point, that the owner was asking again about the number of adults and dogs. I understand that owners have the right to review applicants and ask reasonable questions, but after providing the same information multiple times, the process started to feel unnecessarily drawn out. After about 15 days, I had already secured another home and decided to withdraw my application. There were definitely positives: the property management team was responsive, easy to reach, and processed my application quickly. However, I think the owner approval process could be much more efficient, and once an applicant has clearly answered questions about who will be occupying the property, they shouldn't have to repeatedly provide the same information.

After a while, I started to see Dan, he showed up and showed him around. He explained how it work between with any Property Management and the owner while requesting for any work repair. There was one lady whom suppose to work with me named Stephanie (long story, but let me make it short simplifying thing), she mentioned she talking with owner for the past approximately 4-5 months , therefore no result. That how I was about to get Dan which I finally meet him. He fired that lady, Stephanie, then got another person. That all good. I rather reach out to Dan for any quicker responses. He is the main person. So, things happened, got things settle, and made a good deal for me for one month. It wasn't a bad deal and got most of the thing fix like ceiling fan in living room, replacement 2 fans/light upstairs, fix heather, eh, it was all taken care off. Alright then, that my simply journey story. I end up staying another year but more likely stay here 3 more year for the kids school. All that thing being happening, henceforth one I recommend go through it, however always get Dan or each out to him. Someone might help, but he is the one you actually need to take things care of. I wanted to share my experience with this property management company as a prospective tenant. I…read moreultimately did not rent from them, but I did tour a property and submit an application. I completed two self-guided tours, and both times I had issues accessing the property. The first time, I was fortunate enough to reach someone by phone who helped me get in. The second time, no one answered the phone, and I was unable to access the property at all. I was also one of the first applicants for a home I was very interested in. I explained from the beginning that I was on a timeline because I had applied for multiple homes and needed to make a decision quickly. This particular home was my first choice, so I wanted to get my application processed as soon as possible before declining another property. I was told they would begin processing my application, but days went by with no progress or communication. I called for three consecutive days, sent multiple emails, and received no response. On one of those days, I called twice and was told the person handling my application was busy signing leasing documents, they would call me back but never did. What really stood out to me was that after multiple unanswered calls and emails, I finally emailed them saying I wanted to withdraw my application--and suddenly I received an immediate response. The home itself was beautiful, spacious, well-priced, and had a lot of potential, which is why I was willing to overlook some things. However, when I toured it, the property was not move-in ready. The carpets had a strong odor, the walls and baseboards were heavily scuffed and needed paint, the showers had moldy/old caulking that needed to be replaced, the toilet seats were faded, and the backyard concrete had significant grease and dirt stains. I asked if these things will be addressed before move in, I was told cleaning and carpets were likely to be addressed and everything else was upon owners discretion. There was one gentleman I spoke with who was extremely kind, helpful, and responsive. Unfortunately, I was told he went on vacation, and my experience with the rest of the office was completely different. Communication became extremely difficult, and I found several interactions rude and unhelpful. Ultimately, that became the biggest red flag for me. If it was this difficult to get a response while actively trying to become a tenant, I became concerned about what communication would look like if I actually lived in one of their properties and needed assistance with something important. I began to look into their reviews online and seen that their lack of communication was a common theme. Someone named Dan appears to be rude, responding to yelp reviews in an unprofessional manner which was another red flag. I can't speak to the experience of actually renting from this company because I chose not to move forward. I can only share my experience with their touring and application process. The property itself had a lot of potential, but the lack of communication and follow-through was enough for me to walk away.
