I was a bit…read morehesitant at first considering how expensive it may be but I will tell you I don't regret it one bit it is well worth it. From the amazing amenities , to even the dog wash station and dog park we have for our pets, and not to mention our food trucks and cute fun activities the property will do around holidays it makes it exciting to live here. It is also so quiet and peaceful you can hear a pen drop on how quiet it is. But I will say one main reason why I love it here so much is because of the leasing office agents , and maintenance team. Veronica is the supervisor and I will tell you I appreciate her for helping every step of the way with any issue or concern I have ran into in the past she has been there to help. Hailee is also amazing and they both make me feel so comfortable with anything I may need help with. Maintenance is on site 24/7 recently I ran into an issue were I accidently left my garage remote in my car and closed my garage and had no access to my car the next morning, but sure enough maintenance was quick to help me and get me to work on time. I do plan on renewing my lease when the time comes because I don't think I will find the comfort I feel here and the support at another property. Thank you for making my home feel like home.

AVOID THIS PLACE AT ALL COST. CURRENT RESIDENT. I was going to wait to write this email out until…read morethe end of lease but it has gotten so bad, that every single day has been an issue. I wouldnt suggest this "community" to my worst enemy. I am not kidding when I say that we have experienced every worst nightmare that you could in a matter of 6 months. We stay out my parents in laws place half the month to avoid staying here. Multiple incidences have occured here starting with the most recent. (pictures below) I first started noticing the bug issues upon move in however over the course of the last few months, its gotten worse. Now we are finding dead cockroaches outside our doors but today we were welcomed with living ones within our apartment. Probably because the constant trash and baby diapers that are left outside out neighbors doors for days on end. Again look at the pictures below. The baby diapers were a problem from the very beginning as we inform management that our across the hall neighbor did this on a nightly rate. We let management know and this continued on for almost a month, we got luckly and their lease ended so we no longer had to deal with that. Our next issues is the cheap infrustruction these buildings are made out of. CONSTANT banging and stomping from our neighbors who we have written multipple formal complaints to management about. There replies are useless as nothing was done for over a month. Outside building gates that slam shut and squeak because the hinges are tampered with so residence don't have to use there app to unlock the door can be heard from 3 floors up. Finally we had a sit down with management and their solution was to contact the guest and provide padding for the chairs they drag across hard wood floors at 2am with. Yeah, that didnt work. On top of that we informed management that our upstairs neighbor (3rd floor) has some sort of treadmill or walking machine that she decides to use at all hours of the night especially 5am. RIGHT ABOVE OUR BEDROOM. After weeks of complaints, management finally decided to go visit the upstairs unit and let her know that treadmills were forbidden. Keep in mind the community gym is 15 steps away from the building. Next issue was parking. I am 100% disabled Veteran with Disability plates on my vehicle. Upon move in we provided the right documentation to show that handicap was premited. We were told that handicap parking was a first come first serve basis. Over the last couple months I proceeded to park in handicap time to time and have been HARASSED countless times. My vehicle was vandalized with a resident plastering a word documented note on my window using tape that to this day still has not come off. I have dash cam video evidence of residence approaching me and questioning why I am parking in handicap and I am forced to tell people my business when its non of theirs. I informed management and no reimbursement was offered for the vandalism that was done to my car. After multiple times of being harassed management decided the proper solution was to send an email regarding the "parking rules" which has done nothing as I am sitll being harassed to this day. On top of that our neighbors car got keyed from front to back. Again management has decided not to do anything. The patrol they say that roving around the complex has been seen 3 times since moving in back in March. How do I know this, my dash cam shows it.  The issues listed above are the MAIN ISSUES. A short list also includes, Fireworks being blown off at 2am in the morning. No accountability. Dogs off lease and no accountability of people picking up after their dogs. Next door neighbors constantly SLAMMING their doors at all hours of the day because the doors here are on spring hinges. Dogs being left inside their homes/balcony for hours and hours on end barking non stop. People parking along red curbs and blocking parking spots for hours on end.  Also this property has a no a smoking policy, however this places constantly smells like weed and people who do smoke, are allowed to walk 3 feet from the building to the side walk where management as set up smoking posts. Doesn't seem to stop people hiding near the dumpsters to smoke. See picture below. Again, no accountability and no action done from management at all. This place is an absolute nightmare. We asked to even break our lease because of terrible it is and they said "we could put it on the market and see what happens". We are counting down the days to get out of this terrible environment. We pay over $2500 a month to live here and to have to deal with these things on a daily occurance is nothing short of a nightmare. This complex also houses low income residence and that isnt surprising at all. Cops have been called multiple times to this property which I can only assume is from vandalism but at this point who knows.

Living in a well-maintained, gorgeous community with friendly staff that's always available is something I'm always grateful for. I'm especially thankful for Steve, the maintenance manager, whom I have appreciated since day 1 of us moving here. Steve has always been so kind, helpful, and attentive with any issues that come up. He's always working hard every time we see him around the community, and his hard work does not go unnoticed. Thank you, Steve, and all the staff for making our experience living here so wonderful!

Upon walking into the front of the property I could tell the Santa Barbara cares not only for its look but its name, I read the reviews online expecting a normal intro, but no... these guys went above and beyond to make sure the transition from our old place to our new was exceptionally easy and smooth as well as fun and exciting. We initially met Mason who jumped leaps and bounds to show us tons of different units in the sweltering sun on a weekend after hours and took his time to answer each and every barrage of question line ups we had, gave us all the insight as how to apply or what we needed to ensure a successful application and win of one of the homes as well as filled us with confidence in his and the teams staff. Mason was extraordinarily kind and helpful throughout the process yet also treated my wife and I with the upmost respect and awesome banter and laughter throughout each tour. The guy needs a raise. Stat. This gentleman could definitely sell ice to an Eskimo, however, picking through the weeds, Mason went out of his way to make the process of picking a home fun and thrilling and even took the time to answer some misc. questions I had after hours whilst applying. Genuinely impressed. The other members of the staff Elissa (may have spelled it wrong) and Esteban were also involved with the I've in and they were absolutely stellar. Everything we needed they were within arms reach at any moment and gave us tons of support through navigating our wedding, the baby, and the move? We had our hands tied. The Santa Barbara chino hills staff members are seriously top notch and I have nothing but grand things to say. I don't trust some of the negative reviews on here. These guys kick major a**. If I could hire them on my sales team for construction I would in a heart beat. As for the maintenance they seem to have an army, and I met all of them pretty quickly so I didn't quite catch a name. But the fellow I walked through and inspected with was also phenomenal and I could tell that him and his team took the upmost pride and care about keeping the place looking fresh and clean. I seriously have no complaints. Every team member was more than pleasant to talk with and gave us ful confidence in our new residency here. We were looking to move out of California till we found this spot. We will definitely be calling it home for quite some time. Thank you to all the staff, if I forgot any names, forgive me, it's been a wild few weeks. If I could leave 10 stars I would. This is THE community to live in, in Chino Hills. And I've seen them ALL. None compare to the quality, effort and dedication to their renters and the property.

GREAT FIRST IMPRESSION, DISAPPOINTING REALITY…read more.. I lived at Capriana for two months and want to give a fair, no-nonsense review of my experience -- the good and the bad, and why I ultimately decided to move. The Good: 1. The staff here is excellent. The ladies in the office were always friendly, professional, and did their best to accommodate me. Never once did I feel dismissed or brushed off. 2. Amenities are solid: decent gym, nice pool, dog park, (very small) food trucks, (way overpriced) Amazon package lockers (huge perk if you get deliveries often). 3. Everything is app-based -- even opening the main gate for guests or delivery drivers, which I thought was a really convenient feature. 4. The grounds are generally clean and there's always plenty of guest parking, which is rare in many complexes. 5. The Nova income verification system was fast and easy compared to other communities that required printing bank statements or tax returns. The Challenges: 1. Noise: I had the misfortune of moving into a first-floor unit below a very loud family. Their toddler was active late at night, and with wooden floors and thin soundproofing, I rarely got a full night of sleep. This is the biggest reason I left. If you choose a first-floor unit, just know that sound carries a lot. 2. Mixed tenant base: Management shared with me that a portion of units are reserved for Section 8 housing. While this may not matter to everyone, I personally would have appreciated knowing this upfront before signing, since it can affect the type of community experience you have. 3. Dog waste: Despite stations and bags provided, some residents did not clean up after their pets, which detracted from the overall cleanliness of the property. 4. Garage issues: My garage remote broke multiple times and each fix took several days. Frustrating, especially given the premium rent price. 5. Price vs. value: I was paying close to $3,000/month for a one-bedroom with little sunlight and ongoing noise problems. For me, the experience did not match the price point. To management's credit, they allowed me to break my lease early without penalty once it was clear the noise situation wasn't improving, and I appreciated that. Overall: Capriana is a beautiful property with great staff and amenities, but the thin walls, premium rent, and tenant mix made it a poor fit for me personally. Others may have a much better experience depending on their neighbors and unit choice, but I couldn't justify staying given the circumstances.

That being said, I've had my fair share of rental experiences, and customer service is single handledly the most important aspect of renting IMO. This team really delivers. Stephanie the Assistant Manager, Jonathan, and the rest of the service crew have all been genuinely friendly and easy to work with. I wish I knew everyone's names because they all deserve credit. Any time we've had a question or maintenance request, they've handled it quickly. The complex itself is well kept. The landscaping crew comes weekly, and the pools and gym are always clean and working properly. For my exercise people, the gym is small and does not have free weights, but it does have a decent selection of Life Fitness equipment so you can get a solid routine in. My favorite thing is the 1ft wading pool because my toddlers get to splash around all summer without me having a heart attack. I moved here from LA County and it feels astronomically safer in this area. I actually feel comfortable knowing my family is safe. Security rotates between this complex and the one around the corner, and the gates are locked all day Sunday and during the evenings the rest of the week. The tenants are a mix of students, single adults, and families, and everyone I have met has been respectful and quiet. We researched all the apartments in North Chino Hills and would pick this one over and over. They're spacious, in unit washer/dryer, quiet, family friendly, and an amazing team of employees. Overall, it has been a really awesome place for us to live.

Ever since management has changed this place has become less reliable and less enjoyable. Unfortunately the new manager doesn't bother walking around the building because he isn't young enough, he is extremely passive aggressive and only reliable thing he is good at is when it comes to money (rent). The laundry room hardly has any washers and dryers operating, that is why the manager will avoid showing you the walk room when they give you a walk through of the complex. The filters are filthy and filled with cat and dog fur. If someone parks in your space don't expect management to handle it he will ask you to call the police and show your lease as proof instead. Also the parking spaces are far out from your apartment complex so you will have to walk most of the time and if you have visitors they will need to park outside as a result. As of recently the crime in Chino has increased and there are homeless people that come from the 711 next door and dig in the dumpster or do drugs on the side of the building. We have had 3 break ins in our vehicle and there's been smashed windows in people's vehicles. Rent has increased $50 + another $150 in the same year. Not worth the price, skip out if you have other options.
