The staff (office and maintenance) are absolutely great! They are very quick to take action when something is needed. There was talk about possibly installing a playground on the grounds, but instead, they dug up the volleyball court and are going to be installing an off leash dog park. Personally, I feel like it is not the best use of that area, especially seeing as I have to watch my children like a hawk if they are in any of the grassy areas due to some of the irresponsible dog owners who don't pick up after their animals. However, I do hope that it will not sit unused like the volleyball court did. The apartments themselves are decent. Not the most wonderful craftsmanship, but they are nice looking. I really wish that they would cater less to the college folk, and more to families and working class individuals. The parking is atrocious, especially when all the units are filled up with university students (especially the 3 bedrooms) who have 3+ cars and numerous visitors coming in and out at all hours of the day and night. The insulation isn't great, you can hear everything around you. All in all though, we've had a decent experience living here, and it has been accommodating for the most part to our needs until we are fortunate enough to find an actual house to move into. I'm a 73 yr…read moreold widow who still works a full time job and while living there the last year and a half were horrible! I did move (after suggestion from manager and Ram regional manager) with directions to give 60 day notice and termination fees would be waived. I did this and was then surprised to have an NDA agreement left to be be signed on my door. The NDA states that myself and anyone I know cannot speak negatively about this complex which of course i not sign. They again presented this agreement upon final inspection which I again did not sign. I have now been turned over to a collection agency stating I owe them termination fees of $2200+. I am fighting this now because I was never allowed the peaceful environment I paid for . Let me list as to why they do not want everyone to know. 1. I had roaches for the last 7 months there and had to do my own extermination, even though I was billed $5 every month. (I have pics) 2. I made 2 calls to police while there ; one being someone trying to break in after claiming to be a solicitor secondly for noise and harassment from neighbors. Security on site was useless and knew all who were harassing me with the noise issues. Also security codes were broken traffic in and out all day and night. (Door dashers etc...) 3. I had 3-4 leaks while living there. The last one the kitchen lighting fixture and ceiling fell and just missed my head while I was cleaning it up. Always leaks in the bathroom and I'm convinced there's mold in the wall. Don't get me wrong, maintenance came quickly and corrected each time , but what an inconvenience when you pay the rent prices they require. (Again I have pics) 4. DOGS: I have a dog of my own , however, there is dog poop everywhere. (I have pics). I lived above the dog park which is always full of poop, garbage, holes, and muddy when rains. I heard they spent $8000 last year to improve it and it looks worse. Only a few use the dog park because the small dogs would be eaten alive. I've seen dogs attack other dogs, fight among themselves, bite their owners, and bark for hours on end. ( I have pics and audio) when addressed with the dog owners I was harassed and taunted with threats to come down and confront them. Manager told me to call the police. I called animal control and police and continued to send emails to management for months to no avail; except to be kicked out of the managers office. She said she would not do anything about the dogs and police would handle the harrassment. YOU COULD NOT PAY ME TO LIVE HERE AGAIN!!!!!

My family and I were forced to move out due to a persistent roach infestation that went unaddressed, despite repeated concerns. This wasn't just uncomfortable--it was unsafe and unsanitary. What made the situation even worse was the dismissive and disrespectful conduct from management. Kelly, who is supposed to oversee the property, consistently ignored our complaints and treated us as if we were the problem--not the roaches, not the conditions. The desk clerk, Sharon, who insists she's a manager, mirrored this same behavior with a tone that was combative and condescending rather than helpful. What we experienced wasn't just poor customer service--it was a reflection of something deeper. The way we were spoken to, disregarded, and treated differently from other tenants made it painfully clear that racism is still alive and well in places where fairness and professionalism should be standard. No one should be made to feel less than because of who they are. If you're considering living at Legends of White Oaks, I urge you to think twice. Tenants deserve dignity, safe living conditions, and management that listens--not shrugs off real concerns and treats people with bias.
