I lived here for two years. Every apartment complex has its ups and downs and will never be perfect, but if it wasn't for COVID I would have ended my lease a year ago due to poor customer service and maintenance that has caused endless headaches and made living at Pike3400 an unpleasant experience.
Pike3400 was recently bought out by Greystar. Formally, it was a Bozzuto company. The change-over was sneakily done and residents were lied about the transition even when it was clear something was happening, such as the portal being shut down or rent due being delayed due to "changes."
Pros:
- building is newer construction. Hallways, common areas, and lobby are well decorated and communicate luxury. To their credit, Greystar has replaced carpets, painted walls, and other cosmetic aspects.
- Lots of amenities. Fitness room, clubroom, business center, and multiple courtyards with community grills and firepits. However, community events have disappeared and the free coffee machine taken away.
- Concierge hours are from 9AM-11PM
- Paid Garage Parking
- Very close to the bus routes for easy commuting into DC. Buses come every 15 minutes.
Cons:
- the "pool" is only 4" deep and very small. More like a kiddie pool. Not very useful and most residents only use the area for sunbathing.
- Grills / firepits are usually broken
- Neighbors are very loud and the noise echoes around the courtyard if you happen to be facing that way or have a balcony view (only on the inside of the building).
- Concierge is responsible for receiving and logging your packages, but it often takes them 24 hours to log everything in which means your packages are delayed (horrible if you are expecting something time-sensitive),
- Elevators are constantly broken. When COVID started, we had only one elevator. By the end of the year, we had three of the four working. One or more elevators are not working for a majority of the time and these four elevators serve the entire building. Pre-COVID, there were long lines in the morning to leave since there were limited elevators. When I was moving out, I reserved the freight elevator, but management didn't tell me the freight elevator stopped working earlier that week. I only found out the day of my move.
- Leasing office is poor at responding to requests that are from existing residents. Maintenance will get performed if you submit it through the portal, but the leasing office doesn't answer the phone regularly and I have had several emails go unanswered. At this point, I just email them to have a document chain.
-There is no guest parking. There are about five visitor spots in the garage, but residents use them as regular spaces and there is no enforcement.
My main reason for moving out:
Lack of clear communication and human decency from the leasing office.
I have been dealing with HVAC issues since I rented my apartment. When I first complained, I was told there was no issue and my thermostat was working fine. After complaining multiple times about the lack of A/C during a 100 degree heatwave this summer, I was informally told via a phone call that the building's HVAC vendor was on the premise because other people were also having a problem. Apparently, the HVAC unit that supplied my entire floor with air was broken (surprise!). This repair incident was kept secret until the vendor had to turn people's units off to continue repairs, and then suddenly there was a public email informing us that this imagined problem was actually real.
This issue has repeated itself since then, with little information or solution provided by management and denials that there is actually a problem. It's frustrating and demeaning as a resident to be treated as such. Management does not care to replace the HVAC units with bigger systems, and as such, they keep breaking down when placed under extended use.
