I have been a homeowner in Vista Montana for nearly 15 years. Throughout that time, our community has been professionally managed by Personalized Property Management (PPM) in Cathedral City. PPM employs an on-site manager, Rebecca Day, who provides valuable administrative and office support to our Homeowners Association. Rebecca is attentive, efficient, and consistently treats residents with the same courtesy and respect that she receives. In addition to her many responsibilities, she has become a highly valued and well-liked member of our community. PPM has consistently provided exceptional service to our Association. Their team responds promptly to requests and provides accurate, timely information whenever needed. I would highly recommend PPM to any community seeking a professional and reliable management company. Rich Warfield, President of PPM possesses extensive knowledge and experience in all aspects of property management, including the complex laws and regulations governing homeowners associations in California. His expertise has been a tremendous asset to our community. read more

The absolute worst. Their hands off approach to property management has reached a new low with the introduction of AI. So now it is not personalized at all. They are so focused on making money that they are not doing what they were hired to do and that is property management. read more

This company seems to be another company that just wants to deal with their customers by AI. whenever I call during business hours, I always get a confusing AI robot that answers the phone and then just transfers me to another automated system before I finally even get to the front desk . I'm busy because I have a jjob that cannot always take phone calls . So if they do call back very seldom, I'm usually busy They should take the phone calls because they're open 8 to 4 and I'm calling them as a customer . But they want to handle all their business with, automated systems and web site communication. It is very difficult to have a conversation with a live person. person..They do respond and when I've had landscaping issues taken care of them. But it is annoying, not to be able to speak with somebody during their business hours. read more

I agree, the quality of service is poor. I buy my condo, the plant directly outside my door, not in the common area pathway, when I purchased it over year ago, is the same plant and same location. It's even still in the Zillow photos. Now it's a violation with no picture as proof its in the common area blocking the path and my message requesting proof is still not responded to since August and they charged me $100. They warn you about HOAs, I'm now concerned. read more

I am board member with our HOA, very happy with the service that PPM has provided us. Our property manager Sierra is excellence. She always responds in a timely manner. As well their online service portal called Vantaca is excellent. Service requests are handled in a very timely manner. I would highly recommend Personalized Property Management. read more

I have no problem with PPM here at Vista Montana. We elected a HOA board to take care of decisions and problems so we residents don't have to think about it. If the board is satisfied with PPM then so am I. I enjoy Rebecca we talk about our families, the weather, our health and everyday ups and downs. Each day she has to listen to residents problems, questions and concerns..She is very knowledgeable and takes care of everything she can. However, sometimes she can't. It may be out of her jurisdiction or behaps most likely a problem for the state county or city. Very often it is our own rules and regulations . She is not picking on you. Rebecca is a nice human being with feeling not a robot. read more

From the very beginning, this has been a poor experience. I was provided with illegible HOA documents during escrow. I called the PPM office three times during escrow with no response. After moving in, I had all of these gottcha's because I could not assess the viability of the rules and regulations. Just after moving in, I began the process to replace the landscaping and aged irrigation which required HOA approval. I went into the office with my plans. Rather than help me, they sent me to a web site. The site was very confusing so I called the office for help. Again, I called PPM multiple times with no response. It took 8 months to get a response to simple questions regarding the approval process. I went in person and paid my fees every month for the first 6 months. They deposited the checks incorrectly and charged late fees when nothing was ever late. I had to call their accounting department multiple times to get it fixed. I received an email about trash receptacles and all the community rules regarding trash. Clearly, they can send notices. Yet, when they were pruning Palm trees over my back fence, no notice was given. After reaching out to the landscape crew, they did come clean up the mess they made of palm fronds in my yard and flotsam in my pool. The community landscapers cut down one of my shrubs without my permission. After many emails they replaced it with a small shrub to replace a mature one. In 5 years, I will have a similar shrub to the one they removed. On a regular basis, the gardening crew is very efficient. Gabriel is very responsive to issues. Despite the snags with landscaping, that has been the best part. Even with mowing down my bougainvillea. My neighbor has informed me that the management is very vicious about negative reviews. I have included the positive. Not very much was positive. 8 phone calls without a single response does not reflect well. As long as you just send them money and ask for no service, they are fine. If you expect service, you may be disappointed. read more

I last reviewed them over 4 years ago and they have only improved. They have gone from 5 stars to 6 stars. They care about our HOA and want the best for US. We changed landscape companies this year and their help was invaluable. The technology they offer us on financial matters makes the pieces fit together with efficiency and speed. read more

This is a Horrible Property Management and they are Notorious for withholding payments until after the first so they can Illegally Charge a late fee. I have complained numerous times and yet they continue this Illegal practice. I'm going to call the District Attorney to find out if I can sue them and press charges for these illegal activities. It's time to kick these crooked Corrupt people to the curb. We need a new property Management Company at Skys Haven in DHS. read more

This company has no customer service. Even there portal isn't property owner friendly. We receive no bids and are owned by BRS roofing and the garbage company, why get a bid when it's easier to just raise our dues again. There is no end to raising our HOA dues since PPM isn't affected. There is no value, stear clear of this company. read more

Heidi Grasl, Gates and Maintenance, helped us replace a neighbor's gate key, replaced the battery and reset our gate key, as well as helped us with our gate codes. Heidi was personable and professional answering all of our questions and addressing all of our concerns. Heidi is exceptional at costumer service. Also, Nick Evans, Community Associate Manager Administrator addressed my email less than an hour even during a holiday. Whatever he could not answer he forwarded our questions over to Heidi. Again he was personable and professional. Both made us feel as if we have known them for many years. We are so grateful for them and Personalized Property Management. I have lived at my property for 26 years and have never had a problem with monthly fees until this year. Because you changed banks and I pay with recurring payments out of my checking accounts, I missed several payments. Now in October you send me a bill for over six hundred dollars for late fees that have accumulated. Since the problem started last January, I am wondering why you waited so long to let me know about these accumulating charges. read more

Wish i could give NO STARS... that's what is really needed. It's has been our extreme displeasure to be 'served' by PPM through our HOA for the past 3 1/2 years and I can not tell you how we looked forward to never dealing with this company again. Our HOA was also to blame for giving a management 'carte blanc' and knowingly letting them run wild. That's on the HOA but PPM is ultimately responsible for their employees behaviors. I am posting a FULL account on Google Reviews for the company. First, I will say, read these words, and before you judge what you've read or decide, Google PPM.... Read the multiple other reviews JUST LIKE MINE. They've all been posted in the past 4 years. This company has pulled the same things on many other people... many other HOA's. The bottom line is, PPM is NOT the premier company that they sell themselves to be. Their property manager/employee, David, Is out of line every time. No exceptions. He's rude, condescending, says "NO" to every inquiry and misquotes your CCR's ALL the time and misquotes state statutes... YUP... tries to act 'informed' but clearly is NOT. PPM is derelict in their commitment to their customers. They apparently hire people with no people skills and do not train them or make it crystal clear that a customer is their paycheck. They are NOT the Premier company in the Coachella Valley. Please, don't go by my word, read ALL of the multiple reviews you will find on GOOGLE. They are JUST like this one, and have been posted in the past 3 years. PPM is NOT the company you want to work with, which is very scary if they are the best we have to choose from. AGAIN...GOOGLE read more

Terrible communication with owners! Neglected to inform owners at Palm Springs Villas 1 that gas was off to the whole building! Terrible Accounting Department! According to PPM they received my payment 9 days after Wells Fargo sent it. Not just for one payment but for two separate accounts/payments due by the 15th of the month. This is the only company that I've ever had this problem. Of course this means a late fee of $10 per the billing statement. But it turns out that they not only charge you the $10, but also an additional undisclosed late fee for the "additional work" required. Outrageous!! Hidden fees!! This company does whatever it feels without regard for their customers. Poor communication. It took almost two weeks and several requests to get an answer to why they were charging two separate late fees. read more

My review is specifically about Rebecca Day our community office manager. Aside from being a community homeowner for the past 13 years, I was a board member for six of those years and worked directly with Rebecca. I owned a home that was a part of an HOA managed by PPM, and it was such a horrible experience that I ultimately sold my home because of how unprofessional and downright rude the relationship was. One example is that my automated payments stopped being sent from my bank without my awareness, and rather than just simply calling me to give me the courtesy of knowing what was going on, PPM put a lien on my house. It was expensive, exhausting and completely unnecessary. (I see others' reviews sharing similar experiences, so clearly this is a company practice. What a culture to be a part of.) The owner was very much in bed with the board of the HOA, and I attended a meeting hoping to experience neutral moderating, but it was truly 'whatever the board president wants' instead. It's 2022, time to offer paperless invoices (they still send everything in the mail) and a small dose of human dignity and care. read more

If I could leave 0 stars I would. I never understood why people hated hoa's til I became a owner in one of PPM managed properties. I guess hoa is good for people that have enough time on they're hands to work on they're houses every weekend and bully they're neighbors. We had a storm that took a beautiful big tree out in my front yard. They told me I would have violations if I didn't trim it so I did. Thinking we were good I had been to my house in 2 months and come to find out the trim wasn't good enough they started charging me weekly $100. I contacted nick he told me if i jump on it the hoa he would see if hoa would drop my fees. Of course that didn't happen they actually charged me for the week i spent cutting it into pieces/ hauling it off and two weeks more after I sent pictures of the yard being perfectly cleaned up. My payments are $120 after waiting for hoa to decide on reductions or not lates fees, "violations" and monthly dues I have a $1900 bill in 3 months. They're system has been down so I'll probably get more fees shortly. Nick doesnt return my calls and talks to me like he could care less nothing I say matters hoa is in control and I need to pay up. I need a good lawyer if anyone has a recommendation I'd love to pay for justice that's a sweet investment. read more

Let me start by saying that if I could give this negative stars, I would give it -10. Dealing with Richard Warfield "owner" has been the worst experience I have ever had. He is disrespectful, demeaning, and arrogant, he makes you feel like his time is more important than yours. In the 14 years of running a business, I have never dealt with a person like this. He runs others money, not his, he denies payment until he is ready. By no means in a good manner. read more

PPM has demonstrated the ability to handle and manage professionally all aspects of our association. I am on the Board of an HOA in Palm Springs and have worked with PPM for over 10 years. Our current Property Manager, David, is outstanding. He is professional and responsive to both Board needs but also in handling homeowner issues within our complex. Additionally, PPM has helped guide and manage the Association through several complicated projects, kept us up to date on changing State laws that affect us as well as handling the immediate issues that homeowners need help with. One major benefit of working with PM has been the ability to recommend contractors and service providers they have worked with and provide excellent work. The drain in front of our home clogged yesterday during the hard rain and the water was coming up onto our lawn. I called Personalized Property Management and immediately got through to the manager of our HOA. She said that she would contact their source for handling such problems and would get back to me. Within a few minutes she said that she had contacted her source and he would drive by and check the status of the water. The manager gave me her personal phone number so that I could text her with any concerns or updates even if it was after her normal working hours. The water stopped rising and all is well. I saw their source drove by several times checking the height of the water. I could not have been served better. Thanks PPM read more
