Rental Fees on Appliances??? We thought we'd seen it all in unprofessional property management, but these people give a whole new meaning to the words. We found a property we wanted to tour on Zillow and reached out numerous times to get it arranged. We could reach NO ONE in the Palm Desert office live no matter how many times we tried. Finally, a week later on a Saturday after hitting redial a dozen times, someone picked up. They told us they needed a rental app first *before* we could see it AND a fee up front. Never heard of that one before. We reluctantly paid and submitted the app, did a self guided tour (they wouldn't even come out to show us the property) and then when we had questions, they told us we didn't qualify via their monthly income requirement even though we had ample proceeds from the sale of a home in the bank, let alone enough income. We never heard back after that, so we demanded our app fee back and our bank returned it right away. Fast forward a couple weeks and I decided to reach out to the owner in the Palm Springs office. He said there must be a mistake and within a day we got a call from the PD office that we had been accepted no issue and received lease paperwork via email. We were perplexed. We asked to see the property again to be sure we still wanted it (also self guided), decided to take it and called the owner back with questions. He then explained that the person who "handled" that particular property was out of town and would be back in a week, but told us we'd be "renting the appliances" (refrigerator, stove, dishwasher, etc) for $30 PER MONTH and that if we chose to get a dog, we'd pay $50 PER MONTH in pet fees. Has anyone ever heard of RENTING APPLIANCES or paying MONTHLY for a pet instead of a pet deposit??? Still, we waited for the person responsible for the property to get back to go over it all with us, but we didn't process paperwork because we didn't agree with these random fees. Needless to say, we got one phone call from her (which we missed due to being on work calls/in meetings) and were never contacted again, even though we called back and requested to set a time to talk or meet at the property. The next week we were told the property was rented. Total scam and beyond a total waste of our time. We've been warned about these guys and now we know why! Be very cautious if you are considering one of their places. They don't pick up the phone and if you are lucky enough to finally reach them after repeated calls and emails, the story changes multiple times. I left a review at the BBB as well as here because this Company is not on the up and up and experiences mater, a lot. Maybe we dodged a bullet not listing with them and also renting due to their own internal mis-management but it should be mentioned we had a negative experience. We own property, but rent for convenience. We found a listing on Zillow that Xepco had so we tried 5 times to reach the office for a showing. No calls just a text 4 days later to go to the property and see the home they provide a combo #. We visited the home, liked it and began the chase to reach an actual person so we could put in an application. This is horrific, as 2 offices are listed and we went to each one but no one is there. They are ghost spaces and why, no idea. A text told us to go to a website, give all of our sensitive data, bank statements, background search ect for $140.00-They even contacted our partners in business. Seems legit so far, they must should have discovered we have no dogs, kids, clean as a whistle and a score of 800+, then they ghosted us. Then more wasted time chasing them for answers (2 weeks) they had us dangling. They don't call you...you chase them relentlessly hoping someone is there. Then today....a full 3 weeks later a text (of course) because calling people back is so difficult and time wasting just to tell us we were passed up. This is bogus, every one of my senses confirms this is one shady company. I'm lucky, because from what I have read XEPCO has a very bad name and should be avoided. I've had an overwhelmingly negative experience with Xepco Property Management. The staff is consistently rude, unprofessional, and dismissive of tenant concerns. Basic requests often go unanswered for weeks, and when addressed, the service is subpar at best. On multiple occasions, I've been spoken to in a demeaning manner when I simply sought clarification on basic issues. The lack of communication and respect shown by this company is deeply disappointing, especially given the amount tenants are charged for their services. I cannot, in good conscience, recommend Xepco to anyone. If you're considering renting through them, proceed with caution and be prepared for frustration. (Update: I spoke to my property manager and thankfully the owners cannot go after us for any damage caused by these issues since we have work orders dating back to August 2023) I am deeply frustrated with the owners of this property through XEPCO. After privately contacting them multiple times I think it is time for a review on our experience in this home. $ 4.000 security deposit and $2,695 monthly rent and cannot get maintenance to fix anything even after calling upper management and contacting Milo multiple times. We have never once been late on rent but their maintenance staff do not seem to care what so ever about getting back to you. They do not fulfill work orders and when you contact them about it they tell you to resend it with photos again and again. They will sporadically call months later for things that are not relevant or as important and expect us to be available that day with hours notice. There has been a hole in our tub since we moved in two years ago and was my very first request; it has since then caused mold to form underneath the foundation and water damage into the garage wall that holds a water tank. I have made SIX- yes SIX requests for this to be fixed. We cannot use the bath we pay so much money for as it makes us sick; the countertops in the kitchen and sink itself are eaten away and we're never kept up PRIOR to us moving in. I cannot use the countertops and sink I pay so much for. I have a broken master sink that I was told would be replaced but that never happened. I have a sliding glass door that won't open or shut but I'm continued to be told to "spray it" when the wheels and track need to be replaced as I've clearly requested two times. The kitchen cabinets are falling apart and cannot be cleaned because the paint is chipping off. I'm very worried the owner is going to try to keep our security deposit when we attempt to move due to their own negligence and lack of upkeep. I think it is time for HR to contact us as soon as possible to either fix this issue or we expect a full refund. Zero stars! I literally called and left 10 voicemails. No one ever got back to me. On my 11th call, luckily I was able to speak to Milo. After Milo confirmed that I was eligible to view the property. Milo asked for a picture of my id and stated that he will send me a text message with the lock code. Unfortunately after Milo received the picture of my id he never sent the lock code. I messaged and called him numerous times but nothing. All I was able to take away from that incident was racist vibes. read more

A friend even warned me about them; instead I went ahead and now 8 months later after being ignored and mistreated (smells a lot like discrimination) I am breaking the lease, moving out and meeting with Government Housing officials. I was property shopping and I decided to nix out ANY and ALL properties by this company. The reason being is that they send you links that are unclickable, the whole process is confusing, they make you fill out a bunch of forms, asking for a bunch of information online, and then no one is around to get a hold of. You waste money, and time looking at these properties only to hit a brick wall. When I finally got a hold of someone named naughty... He was not very helpful whatsoever. It's a shame. Horrible experience with this property management company: After 5 years of being excellent tenants, they kicked my elderly parents and niece with special needs to the curb, less than 30 days after renewing their lease.. Michael Perossier is awful! He verbally told me that the owners agreed to give then the last months rent FREE as they were packing and moving out (incurring over $5,000 of move out costs) and then turned around and denied ever saying that. They did not return the security deposit. They did not provide receipts showing cleaning and "repairs" that were supposedly made. The sent a bill (we were expecting a security check refund) the SAME day, they sent the bill to collections, giving ZERO days notice. Charged $75 for tightening two screws. Unresponsive, advertise homes that aren't available, way to long get back to perspective tenants etc. People, please report this company to the Department of Real Estate if they are giving you the run around, (www.Dre.ca.gov) and the better business (bbb.org). Would have given 0 stars if possible. We moved into what seemed like a beautiful home in a gated community in Indio. Left a huge deposit and was never ever late on our rent. I even wrote a positive review upon move in. There were issues with the home from the minute we moved in. Dishwasher never worked, door locks never worked, all kitchen lights went out a week after move in, sprinkler system never worked, upstairs bathroom leaked, fireplace didn't work and all the light switches throughout the house were broken or incorrectly installed. The stove and oven wasn't level and barely worked. We lived there for only one year when I was transferred to Northern California. We left the house immaculate including having the carpets cleaned. We have video proof. When our deposit was returned, I was shocked to see that they charged us for all the light switches that were broken upon move in and for the light bulbs when it wasn't the bulbs, it was the ballast. This was all confirmed by their own repair man. They charged me for a microwave bulb that never worked. They even charged me for a mailbox key that barely worked when I got it. We had to pay for a new key and returned the one they gave us. They will find anything possible to charge you for and make up items too. We reported every single item and the only thing that was ever fixed was the fireplace. Yes, COVID hit, so I understood the delay in most items, but no kitchen lights??? You can't just break all the switches in the house. They were installed incorrectly in the beginning and now want us to pay for them. Then they blame it on the owner. I rented from them and not the owner so I don't care what the owner says. I want my refund and will now be taking them to court. My advise... Do not rent from this Property Management company (Real Property Management is now Xepco Property Management). They are crooked and are only out for the money. They should be ashamed of themselves taking advantage of good, hardworking people who always paid their rent on time even during COVID. read more

Pretty lame company... Service Requests were rarely responded to then damage to the property would be done and they would look at us like it was our fault, the only time you'll hear from them is when they send an email to bitch about how the outside of THEIR property looks, they don't take care of the garbage cans or really any other upkeep around here. They're great at collecting rent money, arguing fine lines of the lease, and nickel and dimin.. not much else. read more

They have managed our property for five years and have done a great job. They actually took over five years ago when we had a deadbeat renter. They took over and helped to evict him. When we were ready to sell, they took that on with a discount. Great people to work with. read more

Xepco Property Management handled the rental of my condo for many years and gave excellent service and really helped with all tenant issues and repairs. When I had a repair they had a man - Kevin who took care of all the repairs and was great to work with. When my tenant moved out I decided to sell the condo. John, David and Niki found a buyer within the first week and it closed 3 weeks later. You can trust this team to give you excellent service and take care of all your real estate needs. read more

The house won't be ready until the 14th and they ask for deposit on the 1st, the problem is they have not show the house. Keep pushing you to deposit otherwise your application will be canceled. My personal impression of Xepco's staff lacked customer service or enthusiasm. I found them hat mostly indifferent, that my questions and ideas were impositions, and that they weren't especially concerned or proactive on my behalf or the tenant's. I was interested in a property that they listed for rent. They say in the ad "Coming soon" which is fine. When you reach out you cannot get ahold of anyone. I wanted this property very much as it was a great fit for me. Knowing that rentals are being swooped up quickly so I applied for the unit. When I finally reached Michael he said the place was still being worked on and he saw my application and I was 1st in line to see it. He said he would follow up with me. I waited a week then had to reach out for an update, he said there was a problem with the flooring. Ok no problem. I reached out a week later still not ready. Ok, then on last Saturday I look at the listing and it's ready to be viewed no call from Michael. I called him and he gave me a code to look at the property. The property is interesting to say the least 5-6 different types of flooring. After looking around for awhile I'm noticing that this place is NOT clean. The appliances where listed in ad as new. NOT. Dishwasher is filthy ice maker has white power coming out. Bathroom toilet seats are sitting ajar. Dealing with Ana the person who processes application has been a bit difficult as well. She couldn't verify my employment because my company uses a third party but she asked me to do it and give the information to her. Her email wasn't working and I was not getting emails she was sending. I'm exhausted with this company. I'm out the application fee to only be sitting a month later with no place to rent. I've lived in my current place for almost 8 years with no issues, (home is being sold) I have been employed with the same company for almost 8 years and I'm a professional business person. Dealing with Real Property Management has been by far my worst experience leasing a place. Any maintenance request you put in is challenged. They do not care for the tenants, they are more concerned with saving money. Most recently my place flooded twice in one weekend. Couldn't get a hold of anyone on the service line. I had to scramble to shut off the water and prevent damage. They refused to have some clean up after the flood and refused to replace damaged flooring. This is just one example, stay away from this company plenty of other companies in the desert area to do business with. read more
