Great company, nothing but good things to say!!! Been with them for a while so far no problems. Very friendly staff and lovely property!!!

I would highly recommend not renting from this company and also not using them to manage your property. They are irresponsible, unresponsive, and highly unethical. Even though we had our house professionally cleaned after we moved out, they tried to charge us for more cleaning. This is after we were told by the person who inspected it that she wasn't even going to recommend their cleaning team be brought in. I was successful in getting about half of our money back. I hear that they also ding the landlords for money right and left. One of the worst things they did was to leave one of our bedrooms with insufficient heat, "forgetting" about our call in to them. I looked them up on BBB (Better Business Bureau) after the fact to discover that they had an unsatisfactory rating. Save yourself time, energy, and money by not renting properties managed by them. read more

I didn't rent from them but they completely wasted my time. I was called back, finally after several phone calls for a property listed in Craigslist. We were excited we got a viewing(thinking the property was available), we show up on a Saturday, it was a group showing. When we are done, I said I wanted to apply. The guy who showed it was nice enough, but he explains that you have to scan ALL YOUR PERSONAL INFO in and email a copy of a check and all this. So I rush home and spend 40 minutes scanning and filing in applications, etc. I get a prompt call saying they received it and the guy thinks it was first but the lady who does them does not work on Weekends. He said it appeared I was first. I email them Monday excited, and on Tuesday night I get an email that it is already rented. That means that by the time I (and several other people) saw it on Saturday it already had an application on it. There was absolutely no need for me to scan our Drivers licenses, checks, give all our personal info. Waste of time. Just tell me you have an app already don't WASTE MY TIME. Please. Don't make people give all there personal info for NO reason. read more

Do not rent from this company unless you want to get screwed out of your entire deposit. This is the worst run property management company I have ever dealt with. We had 4 different account managers in 3 years, they rarely responded to our needs. We had ants the day we moved in and they said, "Get traps." We had RATS in our attic and it took them forever to get anyone out there. Then they charged us an exhorbitant amount for yard work ($750!!!!), carpet cleaning (and the carpet was shitty when we moved in, and $350 in cleaning (I paid someone $200 to come in and professionally clean). I don't write reviews like this ever, but I'm 100% serious. We left that place better than we found it and I feel like we're getting enormously screwed and there's nothing we can do about it. Just don't do it. read more

Horrible experience with these "professionals". After being told that we were first in line for tenancy consideration, and that the process takes a few days, we called back a week later to find out we were nowhere near first. We wasted a week waiting for a call from PPI that would never come, and after repeated calls we were transferred to the same voicemail every time. Evidently there is only one person in the know, and that person sends calls straight to voicemail. After about ten calls, ten different answers from whatever lackey happened to answer, and ten transfers to that same voicemail we finally learned we were never close to first in line despite being told in CLEAR language we were. 0/10, would suggest any prospective renter to move on, especially if you are close to ending a lease and looking for another. read more

I have been renting from PPI since 2007 (in the same unit), and have been well taken care of if anything needed attending to, such as a water heater that was replaced, an oven/range that finally needed replaced, and now, the fridge. I put the work order for the fridge in on a Thursday evening, and by 10:00 the next morning on Friday, they were here with a new fridge by 11:00 because there was a 3 day weekend coming up and they were concerned that my food would spoil. In addition, the gentleman/tech (Brian - a total sweetheart and professionalt!) that swapped out the bad fridge for a new one, moved all the food from the bad unit into the new unit as I have COPD and other elderly issues that he was able to relate to. I never expected that kind of service and I was more than pleased with this kind of service. I have seen numerous negative reviews for this company, but for my 12 years here, I have been nothing short of being pleased to have them respond to my needs and concerns. They have their hands full responding to maintenance requests, but they stay in touch with tenants as to when they may expect to have their concerns addressed. They have been nothing short of being a total professional property management company and am pleased to live in a unit managed by them. 12 years now and still going!. Also, Susan, a manager, followed up with numerous texts consistently and urgently and emails to ensure we would be able to get the bad unit changed out before the 3 day weekend and was concerned for a possible loss of food items. She deserves kudos for this also. Overall, I don't believe you can go wrong with this management company. This is not an employee of Performance; just a satisfied tenant of 12 years. read more

If I could give 0 out of 5 stars i would. I rented a property from PPI for 14 months. There were several maintenance concerns on the property, and despite contacting the company several times, we were consistently told they had a lot of properties, and it would be at least 3 months before they could address our concern. The house was advertised with a hot tub, however, the hot tub did not work throughout the entirety of our lease. Maintenance was deferred to us several times, and when we finally got PPI to address fixing the hot tub, there was only one month left on our lease. What's more, we thought PPI covered the fee for fixing the hot tub, but they slyly took it out of our security deposit without ever telling us directly they would be billing us. The company even deducted over $450 for yard maintenance that we took care of prior to move out. They nickle and dimed us for upkeep like mowing the lawn, even though it was mowed on the day of move out. I am still trying to reclaim money from this company. I would strongly advise using them! They are inefficient, full of excuses, and take no ownership. read more

Steer clear of these folks if you can. I lived in a unit managed by them for a little over a year (February 2013 to May of 2014). I took over someone's lease when I moved in, and had a different roommate take my place on the lease when I moved out. In both cases, the staff seemed unable to complete the necessary procedures- not communicating clearly which documentation is expected and asking for things to be redone several times after it's received. Case in point: after completing a number of different forms and forwarding those to the assigned property manager at the time when I moved out, I told them to let me know if anything else needed to be completed. Didn't hear back, figured they didn't need anything else. I just received a phone call (nearly SIX MONTHS after completing the paperwork) to notify me that I am still on the lease and need to provide my consent in writing to be removed. Additionally, the two current roommates have to send in paycheck stubs (completed when I moved out already) and consents in writing (is their own "roommate change form" not sufficient?) There have been several other issues including ignored maintenance requests (even when safety is obviously at stake i.e. mold, damaged and falling pieces of siding on the entrance awning, etc.), surprise fees that they "forgot" to charge for months, and even an incident in which the original lease agreement (the lease I took over for two people I do not know) was sent to me including the social security numbers, address and employment histories, and other information that should really be kept confidential. The worst part is that the staff is rude through all their mistakes. They don't take ownership, and seemingly haven't learned how to make an apology when necessary. I consider myself lucky to be almost *hopefully* done dealing with them, but they have done some very BBB-reportable things in the time I have dealt with them. read more

As a property owner I could not have hired a more negligent property management company. My property was improperly handled, left empty with no advertising, for months. Upon realizing this the owner told me i had not returned her phone call. We had a problem with a tenant and Nori actually put her husband on the phone who was very angry, and threatening. No care ever went into my apt. or interest in the choice of tenant. But I believe the worst part was when i sold the building Performance property was negligent in taking my name off of the garbage etc. it wasn't until much later that i realized they had destroyed my excellent credit rating. I had been turned into collections and never informed. Upon asking for help in this regard I was given an extremely rude response and told it is all my problem. This negative report stayed on my credit for a long time. I hope this review alerts owners and tenants to a company that is not only reckless but has zero compassion. There are others I have come across that have there own terrible experience with this company. I hope they are able to change their ways of management. read more

I only wish I had come across these reviews sooner. We applied for a house with this company. They charge a non refundable application fee for all the time the spend gathering the references, but they didn't do any work. They gave us a 2 and a half business days for all of our references (current and previous landlords of all applicants) to get back to them. After that they moved on to the next application. It's a scam to make money. We talked to all of our landlords and PPI Rentals did not make any follow up calls. They called once and expected us (the applicants) to run around calling everyone to get them to call them back before the unreasonable deadline of noon after a long weekend. They were completely unfriendly to us. I'm so pleased that I came across these reviews, before handing them over any more money. The house was lovely but not if we can't get any support from our property manager. read more

Not quite sure why my last review was removed, but I'm posting it again. We previously rented from Reliance Property Management who is an OUTSTANDING company to work with, btw. But dealing with PPI was horrible. They are rude and unreasonable. Not to mention BLATANT LIARS. We always paid our rent on time and lived in our unit for approx. 22 months. We were wonderful tenants. They came poking around obviously looking for a reason to evict us. It was pretty offensive. FORTUNATELY, we closed on our first home purchase the day after and proudly submitted our 30 day NTV. Over the next 2 weeks, they showed up TWICE with several groups of potential renters. They were very eager to rent out our place because they were jacking the rent up by $500! In any case, no mention of urine odors were ever brought to our attention as there were NONE because we don't even own a pet.... Sure enough, our final accounting falsely claimed that our carpet was trashed and smelled like pee. Despite the fact that we had a carpet over the top of their carpet the entire time we lived there. These people are lying thieves who are likely the most responsible for the drastic increase in the cost of living in Portland which forced lifelong residents such as us out of the city. Do NOT rent from these jack@sses. read more

We rented a house in N Portland from Performance Properties for one year. They were very good as far as we are concerned. We completed their move-out checklist and we received 100% of our deposit back. They did not try to pull any games on us with that. The maintenance guy Nick is really good and courteous and he always made appointments for maintenance. The only negative thing I would add is that unless you hire someone to clean the property upon move out they will have their people do it and you have already paid a deposit to cover that. I have not heard of that before. I've always been able to clean a property myself without having to hire someone but in this case I went ahead and hired people so I knew it was perfect when we gave back the keys and thus we received our cleaning deposit back. Anyway, it is kind of a strange policy IMHO. read more

Very poor customer service. The office appears to be unorganized. The only person who was helpful was Brooke, everyone else was rude. Would not recommend this company at all to list or to rent from. read more

I have been renting from PPI for ten years. Every time I have had an issue come up whether it was a repair or other concern, they have been professional, compassionate and very responsive. I have been treated with respect, they have always followed through very quickly and have just really enjoyed being a tenant of theirs. I highly recommend them to anyone as they have been nothing like stories I have heard from other renters. If I need to rent again, I will go to them first. read more

The most unprofessional team that I have attempted to work with (can never get a call back or answer). I am a renter and have been renting a property in Hillsboro for about 5 months now. I hope the owner knows how poorly ran and unprofessional this company is. I wish/would rather rent straight from the owner. There was an emergency in the home where it flooded due to the washer machine. Needless to say it has been 3 months, and the home is just now being repaired. There are issues with the renovation company, but I will not discuss that here as that is not PPI. I have attempted numerous times to contact PPI and my "property manager" on several occasions to inquire about when rennovations would take place. We have gone through 3 property managers in 5 months, there may be a new one now, as I cannot get in touch with anyone STILL and cannot get a call back, but PPI has NEVER communicated when property managers changed. This has been the most stressful situation. Oh and we are new to Oregon and this is what we have to deal with. RIDICULOUS!!! DO NOT RENT A PPI PROPERTY AND OWNERS YOU ARE BETTER OFF WITHOUT THIS COMPANY. read more

This company is crooked, dishonest, rude, and illegal (racketeering?). The receptionist (Mary Moore) is the rudest, most insincere receptionist I have ever come across. Let her know it!! Report them to the Better Business Bureau for any issues that you deem to be unfair, illegal, etc. It will reduce their rating which is much more important than yelp or google reviews. They were dishonest, secretive, and rude at every turn in the 11 months we were renting from them. They refused to admit they were at fault for allowing us to move into a "luxury" condo in Sellwood without telling us 8 months of construction was about to begin. After many heated phone calls and emails, they let us out of our lease and gave a partial refund for 2 months of rent. During this fiasco, they did not return phone calls, played stupid, and were dodgy as best. When it came time to move out, I figured they would withhold some of our security deposit and called them to specifically identify ways I could clean to prevent my security deposit to be withheld. I spent two days cleaning and it didn't matter. They will charge you for cleaning - it is in their interest because the cleaning company they hire is PPI Cleaning (they have an affiliated cleaning company - a bit of a conflict of interest). They identified "smudged countertops," dirty drawers, etc. It's a bunch of garbage, but they have a racket. read more

Please, please, please, DO NOT rent from these "people." They are beyond awful. I rented a house from them and discovered, upon move in, that there was no running water in one of the bathrooms & low water pressure in the kitchen. In addition, there were flammable materials left in the garage near a gas hot water heater (I discovered this when a rusted container of turpentine on the shelf fell over an poured everywhere - darn lucky it didn't ignite). The garage door opener safety mechanism had been disconnected, and the heating system filters were disgustingly filthy. I also discovered blocked toilets. Unfortunately, I'd already moved out of my apartment and had faith they would fix it. They didn't. Not only did I spend 6 months in a house that had defective plumbing, the house went up for sale half-way through my lease and a realtor put up a sign without notice of entry & then we had unknown persons peering in windows & knocking on the door! The final straw was on move out: the "cleaning" checklist included REMOVING LIGHT SWITCH AND ELECTRICAL COVERS AND CLEANING BEHIND THE SWITCHPLATES. Insane. They tried to stiff me on my deposit, claiming we hadn't cleaned (we left it cleaner than I received it), despite their earlier admittance that they never cleaned the house on my move in (that was their excuse for not knowing about the problems when I moved in). When I cleaned my carpets on move out, stains came up that had been present when we moved in. (It also goes without saying that you can't clean without running water...so obviously no one cleaned OR checked the property before I moved in). I had to threaten a lawsuit to finally get my deposit back. What a bunch of jerks these people are; I own rental property myself and would never treat a tenant like this. Not only do they screw the tennants, they are screwing the owners by not maintaining their property. I had reported wood rot and other things that were devaluing the owners property and undoubtedly created more expensive problems for him. I actually felt sorry for the owners and wish I'd been dealing with them directly, rather than paying PPI every month. read more

I have had my property listed with performance properties since 2001. Simply I am amazed at all of the negative reviews because I have felt that both myself and my tenants have been well served by the company. Worst experiences ever. Out of renting from a few different places over about 15 years, Performance Properties, is horrible. I never had a single issue with my past landlords, but with Performance, it's issue after issue and they refuse to repair reported issues. On the repairs they have done, the work is very low quality. Currently, there is a window that is out of alignment with a 2+ cm gap with elements coming in and elements getting out, as well as bugs. They are refusing to fix it. Just one of many repair issues. I would never rent through this company again. A review of court records shows Performance has been sued or counterclaims filed, many times. Property manager Erin Gentry is not pleasant to deal with and denies nearly all repair requests. She is full of excuses. If you're interested in a possible class action against this company, please email me at: email.tjm@gmail.com ("email" is part of the address). read more

Now, I am scared to death for our move out. We have been renting a home for two years now. We hope to stay another year or so. We have our rent increased each year and expect another increase this time. They seem to be ALL about the money. Twice we have had maintenance. Both jobs were shoddy. My teenager could have done a better job. We had our initial walk through. I actually recorded the entire thing. I don't trust these companies. We are actually quite friendly with the owner and the neighbors who, I'm sure are still in contact with the owner. I keep an immaculate home. I've only rented one other home and we took such great care that when we left, the owner gave us a gift and told us we were the best renters he had ever had. After reading the BBB complaints and these here, I am scared to death that they will mess with us when we move. I thought the deposit was for things like unreasonable damages and say, a huge mess left behind. I see so many complaints over things like a few weeds, touch up painting and small cleaning issues. I feel that those things are to be expected. If I move out and take my pictures off the wall, am I going to be charged for the touch up? If anyone has any recent experience with this company, please send me a message. I want to be prepared for a fight. We documented all the damages at move in and we have an inspection coming up, the second since we have lived here. I plan on documenting that visit as well. Other than the large rent increases and shoddy repair work, we have been please with the fact that we can pay our rent online. We are not very demanding I suppose. On a side note, we own a home near a University that we rent out, also using a management company. A different one. They are wonderful and not just to the property owners. If anyone wants their information, contact me. read more

beware future investors, do not list with these unprofessional brokers. i called about a rental in the middle of the week and they take their jolly time on showing your investment properties and fail to call back all prospective tenants within 24 hours. i work 6 days a week, make great money and have great credit, and needed to see the property that day and they tried to schedule an appointment 5 days later. i guess it's not their money that's going down the toilet with additional vacancy days but yours. their green pea office secretary named drew doesn't have a clue what he's doing and has no sense of urgency. i leave a message with the property address and he calls me back with no idea of the vacancy status or property history. their new business name should be "lack of performance properties". read more

this property management company sucks. avoid at all costs... i moved out of a unit that was managed by them and the charged me with all kinds of misc. & erroneous fees. i left the unit in move in ready condition but they turned around & charged me for cleaning. they even charged me for installation of things that were not in the unit when i moved in. i have filed a complaint with the better business bureau. the next step is court!!!!! **********please, please do not use them************************** read more

I don't recommend renting from this company. We had to fight with them over our deposit. We actually told them well before move out that the carpet would need to be replaced. We didn't mind replacing it. It needed it because of us. However, they also charged us for maintenance and cleaning. They charged us to paint over the mold we complained about for months. They charged us to paint over ceiling leak stains caused by water intrusion which is obviously something a tenant cannot control. We did what we were supposed to do and informed them of the mold and leaks. We were there 18 months, and the issue was never resolved. We were given a dehumidifier that did not help. As far as cleaning goes, we cleaned everything in that place including the electrical outlets as their move-out checklist requested. The place was as clean, if not cleaner, than when we moved in. They charged us to clean window screens. When we moved in, there were vines in the screens that we had to pull out. So, I recommend writing EVERYTHING down on your move-in inspection or they will charge you for it. I'm all for taking responsibility for paying for what you didn't clean or what you damaged, but I am more than annoyed to be charged for something I didn't do. I feel badly for those who don't know their legal rights. They probably just give up and let them keep their deposit. We threatened to sue for twice the amount withheld, and then they decided to give us our money back finally. If you have trouble, check out the Community Alliance of Tenants. read more
